Lenox Square Mall is quietly preparing for construction of apartment tower.

Simon Property Group seems to be quietly preparing to start construction of one of its planned apartment towers on site of Lenox Square Mall. Permits filed recently with the City of Atlanta indicates that the first tower constructed will be 35 stories and contain 440 apartments. Also per the permit, it appears that plans have been changed and will now only have one tower instead of two. There seem to have been some start and stops with this proposal so it is good to see things moving ahead.

 

 

 

Latest intel seems to suggest just one building, 35 stories tall, with only 440 units.


The residences will be built on a rather small parcel of land adjacent to GA 400, behind Bloomingdale's and Neiman Marcus.  The parcel is home to a former SunTrust ATM and has been used to store construction supplies for the ongoing restaurant and retail additions.

Thanks to Kevin Grieco at AtlantaSKYrise.com, we have a couple of pictures of Crescent Terminus Apartments. The three 8 story apartment buildings will offer 355 units. These units will be afforded all of the amenities of the Terminus complex...which are plentiful. The complex's website says it should start pre-leasing soon.

Nestled in the shadows of the Grand Hyatt, the Terminus complex and Tower Place, Crescent Terminus will be right in the middle of all the action. It's also a short walk to MARTA's Buckhead transit station. The crane in the photo above (to the left of the Mandarin Oriental) is for the rising Skyhouse Buckhead.

They really packed this complex in. Where you may lack views, you make up for it with location and amenities.

Construction on Buckhead's PATH400 has begun!

Billed as Buckhead's answer to the Atlanta Beltline, construction has finally begun on the PATH400. Construction began on April 1st on the first half mile segment of the path. PATH400 is designed to bring inter-connectivity, walkability, and greenspace to the Buckhead corridor of GA400. The project will also realign the traffic lanes along Lenox Road to accommodate the trail's transition into Tower Place. Eventually the trail will encompass 5.2 miles stretching from the old toll booth site all the way to Morosgo Drive near the Atlanta Beltline.

Construction Update Photo!

 

 

The cranes at the massive Buckhead Atlanta site are coming down and it seems that they are now taking up home a half a mile up Peachtree Road. Thanks to Kevin Grieco, we have a photo that shows the construction of two Buckhead apartment towers.

 

In the photo below, the Mandarin Oriental is flanked by the rising buildings. To the left of the MO you see the 26-story Skyhouse Buckhead construction site. To the right of the MO you see the 23-story 3380 Peachtree apartment tower rising. Hidden from view (blocked by the Two Alliance Center tower) is the rising 24-story Post Alexander site. All three buildings will add 1000 new apartment units to the immediate area.

More construction pictures....

 

 

It seems like the MARTA foot bridge over GA 400 has been under construction for a long time. I'm sure that the intricacies of building something over what is essentially a highway has it challenges. Well, construction is wrapping up so I will post pictures of some of the punch out work taking place on the MARTA foot bridge. This bridge will connect the southside of the Buckhead MARTA station to Strafford Rd (just north of Skyhouse Buckhead) and the large shopping center on the Buckhead Loop. The MARTA foot path will be well lit and decorative as it leads from the Buckhead Station Shopping Center. Apparently there is a Nordstrom Rack there. When did that happen. I really need to get to Atlanta soon.

And lastly we have picture of the construction of Skyhouse Buckhead and its yellow crane in the foreground. The white crane of 3380 Peachtree peers from behind the Mandarin Oriental Hotel and Residences to the right. In the bottom left corner of the photo, the eastern terminus of the MARTA foot bridge is seen as it heads towards Stratfford Road. I wonder if the foot bridge will be open to the general public or is it only available to MARTA customers.

Proposal Alert.....

 

 

 

A 10-story, 249 unit apartment building is announced for South Buckhead site. 

 

 

Houston based Grayco Partners plan to build an apartment tower in the Brookwood Square Shopping Center. The building will replace part of the northern end of the shopping center. It is expected to OPEN in 2016. The building will be located behind the Houston's restaurant which fronts Peachtree Road. The shopping center is located at 2140 Peachtree Road in South Buckhead.

 

 

Below is a photo of the northern section of the shopping center that will be demolished for the apartment tower.

There is no rendering yet. The added density is definitely a plus.

Apparently the imminent arrival of Buckhead Atlanta has created an intense competition as the premier shopping destination in Atlanta between Buckhead Atlanta and Lenox/Phipps.

Lenox recently announced new to market tenants Diane VonFurstenburg and Carolina Herrera. This is confirmation of some big names rumored to be entering the Atlanta market.

The others labels mentioned are Tom Ford, Celine, Dior, Vera Wang, and Dolce & Gabbana all of which are said to be looking to enter the Atlanta market. It was assumed that they would go to Buckhead Atlanta but that may not necessarily be the case.

Construction to start on Three Alliance Center on August 1st!

Construction of the 30 story, 500,000 sq ft spec office tower by New York based Tischman Speyer is set to begin tomorrow. This will be the first office tower built in the Buckhead District since 2008. The building will be located steps from the Buckhead MARTA station's pedestrian bridge as well as next to the GA 400. It is down Statfford Road from the Skyhouse Buckhead apartment building that is currently under construction. Soon one will be able to follow its progress from the Skyhouse Buckhead webcam. The building is aspiring to LEED Gold or Platinum and is expected to be delivered mid 2016.

 

At 30 stories, it is not the tallest of buildings but it does add some nice density to the Buckhead District's skyline.

As I stated in the previous post, you can now see construction of Three Alliance Center from the Skyhouse Buckhead webcam. Three Alliance will be to the immediate left of The Paramount condo building on the webcam. (See the cleared patch of trees on the webcam image.) Skyhouse Buckhead is to the right...of course. The building will face Lenox Rd. It's great to see this spec tower rise. I have no doubts that leasing interest in the tower will be quite brisk.

So far this person has been spot-on with this rumor. 

 

Dior coming to Buckhead Atlanta

 

The roughly 5,000-square-foot, two-story boutique will take a prominent spot along Peachtree Road and Bolling Way. Vertical construction is expected to start this fall on that parcel.

Wow, new news on the development front.....

 

 

Regents Partners files plans for 550,000 square foot office tower.  

 

 

Atlanta developer Regent Partners is proposing a large mixed-use project that features a 550,000-square-foot office tower next to the Buckhead MARTA station and pedestrian bridge.

Regent Partners presented the project to Atlanta Regional Commission staff earlier this month. The developer is scheduled to meet Wednesday with a Buckhead Development Review Committee.

The project would also include 300 apartments and 50 condos, and about 9,500 square feet of retail space, according to initial plans. It may be large enough to qualify under a state program known as a Development of Regional Impact.

 

Smallwood, Reynolds, Stewart, Stewart & Associates Inc. is the architect.

 

 

I guess the Buckhead district refuses to be out done or out built by the Perimeter Center district. I don't officially know what 550,000 sq ft equates to but that sounds like a fairly tall building. This proposal will join the 30-story Tishman Speyer Three Alliance Center spec tower already rising along Lenox Road across GA400. Regents Partners is responsible for 3344 Peachtree...Buckhead's tallest building. Looking at the diagrams provided, this building would go directly behind Pulte Groups new HQ and across GA400 from the nearly complete Skyhouse Buckhead. That's not much space so are they going to go tall? I suppose we have to wait and see...

Hanover files plans for a 20-story Buckhead Village apartment tower.

Located in the Buckhead Village, the tower be built on a parking lot next to Buckhead Theater which dates back to 1930. Parking for both the mixed used tower and the Buckhead Theater will be blended into the building. There will also be commercial space along Roswell Road at the base of the building. This space will total 13,000 square feet.

 

This announcement comes on the heels of Regent Partners announcement of 550,000 square feet of office space, 50 condominiums, 300 apartments and 9500 square feet of retail space. Hanover's new apartment tower will be located on the western edge of the Buckhead Business District close to new Buckhead Atlanta development. There is also more development in the pipeline for this part of the business district. Investment has been pouring into the district in the last two years. The skyline of Buckhead is changing by leaps and bounds.

The numbers are slowly leaking out about the newly filed Regent Partner's proposal for the lot just across GA 400 from the u/c Skyhouse Buckhead.

 

 

Building One: 550,000 square feet of office space. 50 Condominiums. 1200 sq ft of retail. 44 floors. (possibly above parking garage)

Building Two: 300 apartments. 27 floors (not above parking per diagram)

 

Construction is scheduled to begin in 2015.

 

The architects for this complex will be the same as the ones who built 3344 Peachtree/Sovereign. This is befitting since the buildings will be next to one another. This will be great infill for the Buckhead District. There are so many projects already under construction in the general area. It's still too early to guess on height but this could be the FIFTH proposal in the city limits that will exceed 500'+.

Located across Peachtree from the Buckhead Atlanta complex, the six story Restoration Hardware is slated to open on November 21st. Just in time for the holiday season!

This photo is from September 26th. I'm sure they will be ready and reeving to go bright and early on November 21st. The Buckhead Village is turning into quite the collection of destination shopping.

Salesforce plans to expand its Atlanta hub and add 300+ jobs.

Salesforce plans to double its office footprint in this 34-story Buckhead tower. Perimeter Center looms in the distance.

 

 

While this is not as sexy as a relocation, Salesforce plans to increase its Atlanta presence by adding 300+ additional jobs. They are adding these jobs at their regional headquarters located in Buckhead's 34 story Atlanta Plaza. As seen in the photo above, this building has direct access to MARTA's Lenox Station on the Gold Line. I'm sure this is an added bonus for this location. Salesforce currently employs 250 in this location. The company has said that it will lease 50,000 additional square feet in the tower. This will allow it to grown organically. Salesforce will be the largest tenant in the tower once the leasing is complete.

 

I love this type of expansion because it comes with no city, county or state incentives. Many may be familiar with the Salesforce name because the company is currently building a "supertall" in San Francisco.

This photo was taken a few days ago by a forummer on another site of the construction going on at the Buckhead Loop. From left to right we have Post Properties' (red crane)  Post Alexander: 26-story, Cyan on Peachtree:  23-story (white crane) and the 26 story Skyhouse Buckhead (yellow crane). Not seen in this picture yet is the recently started 30-story spec office tower Three Alliance Center by Tischman Speyer. Once it rises, it will fill in the gap between One and Two Alliance Center. I remember this intersection when the GA 400 extension first opened back in 1993. Even three years after this intersection opened, ninety nine percent of what's shown in this photo was not even there.

One Buckhead Plaza could close for $340 per square foot.

Parkway Properties plans to acquire One Buckhead Properties for $157 million or almost $340 per square foot. Once the deal closes, this sale will trail only 3630 Peachtree ($390/sq ft) and 3344 Peachtree ($360/sq ft) as the highest price paid per square foot for office tower in the Buckhead District. Many in the real estate industry are well aware that price per square foot is a useful indicator for value and strength in a particular market. The building is located at the intersection of Peachtree Rd and West Paces Ferry Rd. It is also across Peachtree from the recently opened Buckhead Atlanta shopping district. Rents in the Buckhead District are also rising and the new owners hope to push rents of the newly acquired building well over $30/sq ft.

 

 

 

 

Buckhead class A towers are filling up, with trophy buildings seeing vacancy drop to between 12 percent and 15 percent, according to market data. Buckhead has fewer big blocks of office space for a growing pool of tenants looking for new leases, especially in the financial services sector. Only one Buckhead office tower is underway, Three Alliance, developed by Tishman Speyer.

 

 

This information should bode well for the recently announced 40-story office tower by Regents Partners. Hopefully with prices per square foot in rent and sales rising, this will encourage Regents to design and construct a truly unique and beautiful tower to compliment 3344 Peachtree.

More information coming about Regent Partners' recent proposal....

 

 

As reported by Livable Buckhead, Regent Partners has given us more information on their recent proposal at the Tower Place office complex (which includes Tower Place and 3344 Peachtree).

 

Tower 1: 613,760 square feet of office space

               9,574 square feet of retail space

               51 condominiums

               610' tall

 

Tower 2: 297 apartments

               355' tall

 

I was not happy to hear that the development would include 2000+ new parking spaces. This is baffling considering that the site is located, via a pedestrian bridge, ACROSS from the Buckhead MARTA Station. Jim Feldman of Regent Partners went before the Buckhead arm of the Development Review Committee. Rightly so, the committee had some concerns about traffic generated by the new buildings. The developers have acknowledged this concern and will look for ways to alleviate any added vehicular traffic.

 

Renderings are forthcoming. As soon as they are available, I'm sure they will be posted here. I should also add that at 610', this will be Buckhead's second tallest. Some had hoped for a new tallest. 3344 Peachtree will maintain its crown at 635' and will push the Mandarin Oriental, at 580', to the third tallest.

Ground has been broken on the site of The Domain at Phipps Plaza.

Construction on The Domain at Phipps apartment has commenced. This low rise is located on the ground of Phipps Plaza at the corner of Peachtree Rd and W. Wieuca Road in the Buckhead community. Domain at Phipps Plaza will consist of 319 low-rise, urban-style luxury residences with a variety of floor plans ranging from studios to two bedroom apartments. Design features will include kitchens with granite countertops, wood flooring, and CleanSteelTM appliance packages. Baths will feature granite countertops and ceramic tile floors and garden tubs. Amenities at the new residential building will include a yoga courtoutdoor poolhealth club with “fitness on demand,” dog park with dog wash stations and rooftop terrace with a resident lounge. I guess to take in the growing skyline of Buckhead. In addition, the property will provide a controlled access parking garage.

 

This development will soon be joined by the previously announced AC by Marriott; which will also on the Phipps Plaza campus.

Finally the crane is going up for Three Alliance Center (see rendering above). Unfortunately there is no dedicated webcam for the project so we are forced to get only a glimpse of the site via the Skyhouse Buckhead construction cam. In case you are interested, the site is to the immediate left of the Paramount condo tower on the webcam. It is going up at the edge of the construction site next to Lenox Road.
