COMPLETE: Masonic Temple Hotel

The rule seems (if I'm reading it correctly) to prohibit surface parking as a permanent use in new construction within the district. The Citizens parking is a temporary use (though I'd be happy if that were prohibited too). The parking at the Credit Union, as far as I can tell is there for good, which is why I don't understand it. I can see giving somesort of variance given it is such a small building, it's not economically feasible to build a garage for such a small building. But the parking wraps around the building, it's very annoying. At least it fronts onto Francis Street, but I'd rather have seen it front Smith with parking behind it fenced off. I'd like to know what reason the Commission gave for allowing it. I know there are special considerations given in that part of the District to maintaining sitelines to the State House, which could explain why it wasn't fronted on Smith Street. Perhaps there's hope that down the line, more will be built on that parcel, and a garage will be built for it, and the parking fronting Smith Street will become more plaza like, a sort of drop off location for vehicles not entering the garage.

I love that RI Credit Union building. It'll look so nice with the new hotel down the street from it. They already have way too much parking, though. How much parking does a bank need? Most people are running in and out to deposit a check, so 15 minute on street parking should be plenty. Maybe a small back lot for employees only would suffice.

Oh and again, does the Masonic Temple have its own parking garage?

Don - thanks so much for the update during an obviously busy time for you and you're team. For next time - could you look up the building's total height and maybe the expected completion date???

Does anybody know what the plan is for this kinda creepy looking home that sits right next to the Masonic Temple on Francis St.? I noticed a junk pile behind it which leads me to believe it might be coming down. Also where will the hotel guests park? Is there a parking garage incorporated into the structure?

The hotel guest will be parking at PPM.

Hopefully there aren't too many hotel guests with cars or they have a valet.

The last thing, and I mean *last* thing I would want to do after paying $300 per night for a hotel is deal with the lousy PPM parking garage.

Anyone know how many spaces are in the garage? I don't believe they designed it to accommodate the mall and a 274-room hotel full of guests driving rental cars.

I would hope that there would not be too many rental cars. When I stay in other cities for both conventions and pleasure I never rent a car and most people I know dont either.

Thats why I choose to stay in a city instead of a suburb like Warwick. So I can walk around and take in the sights.

I realize that with the size of RI, it is totally conceivable that people would stay in PVD with the plans of going to Newport for the day or some of our other attractions. But I would think with the case of conventions and business travel, people would be more apt to stay in PVD for the duration of their visit.

That is just this frequent business traveler's perspective though....

True, but a number of hotels (Biltmore, Hilton, Hotel Providence) have off-site parking. The hotel usually encourages the guest to tell them the night before when they would like their car waiting for them, or to at least call down while their getting ready and say, 'I'd like my car in 15 minutes' or whatever. Usually, the valet will ask you when you'll be needing your car, such as if you were to park at 4 in the afternoon, they may ask, 'will you be needing your car again tonight?' In that case, and during the holiday season, they may have a surface lot (such as where the creepy house is, at least until something is built there), where they will park the car for easy access.

I realize that with the size of RI, it is totally conceivable that people would stay in PVD with the plans of going to Newport for the day or some of our other attractions. Yes, the convention crowd isn't as likely to bring a car, or even rent one. And many conventions will organize bus trips to the Casinos or Newport (or a ferry trip in the case of Newport).

But the Newport and/or Boston bound can take the ferry or the MBTA - all within walking distance and/or RIPTA from every dowtown hotel. Even the airport is easily accessible between RIPTA and taxis/shuttles.

Heck, we took the public bus from the commercial pier to Pearl Harbor on our Hawaii trip just to keep it simple (and cheap!).

The train station at Green will really put a dent in the number of cars in the garage when it comes online.

Its especially convenient for guests staying at this property. One stop north, step off and cross the street! I can still see the hot shot corpers getting into cabs to ride around the state house for $4.00 :rolleyes:

The junk pile in the back is the garage that they just recently took down. I spoke to a security guard/caretaker while I waited sheltered from the drenching rain on my walking trip and he said it was coming down in the next few weeks. They've had problems with squatters. Now only if they put a massive garage here to take some of the State workers...all the surface lots up here could be developed...

A garage here would be nice for the new hotel and VMAC. And how about an apartment or office building to go along with it. I think someone missed the boat on this parcel of land.

Isn't the legislature constantly looking for new office space? I remember they had always considered kicking DOT out of their building, rehabbing it and using that as office space. Why not use this area instead...

They can't find money in the budget to pay for it or a way to finance it. I think they're also worried about public outcry.

News from the zoning board meeting tonight regarding signage:

- On the top of the North and South facades will be small, classy red ovals with a stylized white "R" in the middle of them. This logo will also be at street level at the corner of Fracis and Avenue of the Arts (AOA).

- There will be a glass entrance to the hotel with 13 inch red letters saying "Renaissance" lining the front top of the glass canopy.

- The restaurant in the hotel will be at the corner of Francis and the AOA as well and will be called "Temple." It will be unique to Providence and to the Renaissance chains. Its logo will be a large, classic style "T" with the name "Temple," if I heard correctly, on an oval sign below.

- They are on target for a December '06 opening!
