Thanks for all the info brresident; Port Allen has done a nice job with their riverfront; the new 3-story City Hall is nice too and like you said it's a great view of the Capitol. Brusly/Addis is booming, I was not aware Lowe's was coming. Brusly made it big with new Super Wal-Mart and YMCA. Plaquemine will have a new bayou-front development with hotel and a nice park.

I briefly commented on WBR on the BR Growth & Dev. a few months back...but nothing nearly as informative as this.

The Hwy. 415 extension over the Intracoastal Waterway around La.Hwy 1 should be part of the Baton Rouge Beltway loop.

Capital Area home sales are up 4.8% over the first nine months of 2005, despite a tough comparison with the initial round of Hurricane Katrina evacuees.

There were 8,169 houses sold through the end of September, according to figures posted this morning from the Greater Baton Rouge Association of Realtors' Multiple Listing Service, compared with 8,227 sales in the first nine months of 2005. The sales volume was nearly $1.6 billion, an increase of 18.6% over the $1.3 billion in sales for the first three quarters of last year, and the average sale price was $184,391, up from last year's average of $162,977.

The biggest sales increase was reported in the "other" category, which includes West Baton Rouge, East and West Feliciana, Iberville and Pointe Coupee parishes. In those areas there were 578 houses sold in the first nine months, compared with 430 through September 2005. The average sale price was $212,321. Home sales were up 10% in Ascension Parish, with 1,654 houses being sold in the first three quarters. Ascension continued to have the highest home prices, with an average cost of $214,721. Livingston Parish also did well, posting an 8.9% percent sales increase, with 1,308 homes sold. The average sale price was $166,280. East Baton Rouge Parish actually reported a slight sales drop, with 5,079 houses sold in the first three quarters, 13 less than last year. The average sales price was $192,576, 14.7% more than in 2005.

As expected, the month to month comparison was difficult. September was the best month ever in the history of Baton Rouge real estate with 1,838 houses changing hands, because of the thousands of Katrina evacuees who fled to the metro area. There were 866 homes sold in Sept. 2006, figures that fall in line with the traditional drop in home sales after school gets back in session.

The highest increase mentioned is in Pointe Coupee, West Baton Rouge, Iberville, and the Felecianas. Looks good for home development in WBR.
