Pleasantburg Shopping Center/291 and Laurens Road intersection

Are there any bona tide plans to redevelop Pleasantburg Shopping Center, the run-down shopping center across from McAlister Square?

Since it and McAlister Square together contain a large swath of land, between downtown and the Parkins Mill Road area, and both are underutilized, I would think that a developer could make a mint by buying both, tearing them down and building a nice, brand-new mixed-use development.

Before I get responses that McAlister Square is heavily utilized: it’s perhaps 400,000 square feet of space on perhaps 40-50 acres of land, surrounded by an ocean of asphalt.  If someone were building a development today for the businesses that are on the site, it wouldn’t be built all spread out like that and surrounded by asphalt.  Many more square feet of building could fit into the site.

I also don’t find the Laurens Road/291 intersection to be particularly aesthetically appealing but that’s subjective; however, if it were rebuilt with attractive buildings and landscaping, it could perhaps significantly improve property values all around.
