Butner's potential has been slowed because of sewer capacity that impacts Stem and Creedmoor as well (effectively halting growth of Creedmoor).  Butner still has some capacity but not much.  There's a plan in the works to expand the system to the tune of $100 million that will surely open the flood gates.  Butner is located only 15 minutes from RTP and 10 minutes from downtown Durham and Duke.  And, Granville County is arguably one of the prettiest counties in the Triangle.   There are 600 additional units approved in Butner on hold until the sewer system project is completed.  Butner has about 9K now, with these 900 + 600 and the additional interest being expressed there, it's not hard to imagine Butner doubling its population very rapidly.  

Butner's long-range plan is to capitalize on it's location on Falls Lake and to maximize development in areas with existing infrastructure.  Butner is located on both sides of I-85 with three existing freeway interchanges with a fourth planned.  check out butner2040.com
