  1. can someone tell me again what happens to the cranes when the building goes vertical around it. I ask this because the third crane, the lowest one that was working on the retail portion along College seems to just sit there now and is surrounded by a steel cage and about 5-6 floors of underground parking.
  2. Unfortunately Miesian Corners the Old Convention Center was city property, so the city in this great state of ours has the right to require developers to do certain things with public land. The county on the other hand has to sell public property to the highest bidder unless they seek a request from the state to RFP the property. This comes down to the state having a sometimes archaic view of land use and public / private property. The best case scenario in my opinion would be to RFP the property and bring in as many national developers as possible. Since they are only selling to the highest bidder, the bidder can do what ever they want with the property, or in this case nothing will the property.
  3. Yes, this corner is where the movie theatre and bowling alley will go. I also don't know much about construction so I am not sure about the pool support issue.
  4. I hope you are right Miesian Corners. You can go all the way back to the early 1990's and see plan after plan has never come to fruition. I gotta believe that there were many other developers and civic leaders that would have wrote what Jim Palermo did today. Palermo is a made man, so he doesn't have to worry about any backlash, plus he has given so much to the city and is so respected that his opinion carries weight in the city. I'll tell you one thing, I am sick and tired of walking though Levine wasteland everyday.

Grubb Properties is handling the first of the many phases of this development. I can't believe they are selling 3 Bedroom, 1,200 SF units for $140-200K. These are unbelievable price points. I may have to call them Monday to see if any more or left, this is a great investment opportunity or a an opportunity to raise a family close to Uptown.

  7. From what I heard the parkers are being taken care of, although I don't know how. Also, the parking deck should be coming down in the next two-three months, although with construction we all know this can change. After driving past it today, it still amazes me that two superblocks will be completely redeveloped in such a short amount of time. I don't have any quantative data to support this, but Charlotte is most likely going through the most development at one time in the history of this city with regards to urban development. Very Exciting!!
  8. As all of you do, I would have loved to have thought that BofA tearing down the parking deck was a way to make their project bigger and better. Sorry guys, the reason why they are imploding the deck is this: The foundation for the office tower has to go about 50-75 feet to the east (towards the LRT) which would put it near the middle of the parking deck. Since they have to dig down to put in footings and the foundation, it is easier to implode the deck than dig under or retrofit or however else they would do it. I am not sure if that was a mix-up or was the idea all along. Regardless, the project plan is still status quo, original construction plans are determining the parking deck implosion.
  9. I don't think this has been posted yet. Rumor has it they have to implode the Bank of America Corporate Parking Deck to make way for the new project. The parking structure was not built to hold another three to four levels of parking and part of an office building. They have to take the pre-fab concrete exterior off and then they will implode the structure.
  10. On topic but also a little off topic from all the bank talk. I walked past the site several times today and haven't seen much progress on cleaning up the site. I assume most residents are just happy the thing isn't livable anymore, but also a big heap of concrete and steel isn't that attractive either. Does anyone know if there is an ordinance that states how long a company has to clear a demo site or is it up to the builder. I don't expect them to plant grass on the site till they start building but a cleaned up site would be nice.

  12. welcome to the neighborhood. You will get used to the trains. I took the same approach. I wanted to live Uptown but knew that most of the housing was too expensive. I got into a studio at a great rate and love it. They weren't lying either about the last one bedroom, the old mill building units went extremely fast. I reserved one of the last studios about three weeks into pre-leasing back in August.
  13. I know that the Comedy Zone is closed or will be closing on North College but I thought they were moving into EpiCentre. If they are moving into the NC Music Factory than that is a HUGE win for Noah. This would be the first business with roots in Charlotte to get into the Factory.
  14. The CBJ had an article this morning about Uptown Village. It is a two page interview with Noah about the development. He sounds like he is going to start something soon but I am still doubting anything substantial will happen up in the Fourth Ward Corner.
  15. I also have yet to hear anything on this project. Maybe the land will be switching hands before anything is built but I still am optimistic in my thinking that we won't have another surface lot on the property.
  16. We Have Tracks!! The webcam this morning shows that they are laying the tracks for the LRT adjacent to 210 Trade.
  17. If my memory serves me correctly this used to home to an extension of the Charlotte Cotton Mills. Some old Sanborn maps have a building that would probably not have been the best for the surrounding environment. I would assume most of the soil on either side of the railroad tracks has some form and level of contamination.
  18. Can someone tell me why they are building a wood frame strcuture where aLoft will go. It does't seem like they would need these even for concrete forms since I thought it would be a steel frame. Also, I just looked at the webcam and there is a ton of material on the top level of the project. This really is a massive project.
  19. Alpha Mills is open for business. Just got the keys yesterday and the place looks awesome. The second mill building is supposed to be finished off within the month and the whole complex should be finished by March. They still have landscaping and finishing off of the parking and interior streets. Narmour Wright did a great job on the interior. Now I just have to get CSX to stop blowing the damn train horn so loud at 3 in the morning.
  20. I also watched the report. I would be pissed as well. Not only are the owners not going to be able to live Uptown, they didn't even get their interest back. I would sue on the basis of just that. The Park also tried to pull something like this. A member of my family had a contract with The Park and they still raised the price of his unit after the contract ran out. It was still below market conditions but still wrong nonetheless. Colonial Property Trust needs to be held accountable for this wrongdoing.
  21. Hopefully sooner than later. They told me the move in date was December 15th, now moved it to January 15th for the mill building. I believe the new construction along old Caldwell Street is the last for move in's, sometime in March. The whole thing is supposed to be completed by March, early April but that could change.
  22. The parking ont top of the loading dock for the arena is very interesting. The city must have forseen this kind of porject happening. The top of most loading docks can not sustain the weight of cars. Good planning. Did Furman talk about a groundbreaking date or project timeline?
  23. I read Richard Rubin's Dr. Traffic article in Sunday's paper and they had a little write-up on the new street connecting Brevard and Caldwell next to Alpha Mills. He also wrote about the new senior housing, that it would be completed in 2008 on the north side of New Street and mixed-income housing on the south side at 12th street. I know I have heard of this before, but was seeing if anyone had plans or more concrete info on the project. Just looked at the Housing Authority site and didn't see anything in the pipeline.
  24. I went to Alpha Mills today to reserve a unit and the rents already went up $25 in one week since I was last there. Also, I got the second to last studio unit which is priced at $645. This project is in such demand that they believe rents will go up even more over the next few weeks. If anyone is interested in the project, I would act quickly. The studios are small but the amenities in the project are outstanding.
