    Key Real Estate, of New Orleans, is developing a 280-unit luxury apartment complex in the Rouzan mixed-use development. The apartments are under construction at 4850 Rouzan Square Ave., across the street from Sprouts Farmers Market. The complex will have a mix of one-, two- and three-bedroom units. 

    Impetus, of New Orleans, is the general contractor for the $40.8 million complex, which will also include 8,000 square feet of retail space.

  2. What a difference!  It's like someone flipped the switch!  16 straight days of recorded rainfall back in late July-early August

    ..........to THIS very dry weather!    No Real measurable rain since Sept 9th over a month ago. Had to few slick spots  on the pavement from very little  light rain  last Thursday ...

    Now near Record Lows last night & tonight at 36...one degree from tying 35!    Earliest Freeze was Oct 27 1898.  Came close but dont think we get that.

    Baton Rouge experienced an unusually rainy summer this year, followed by abnormal drought conditions that have led to an unusually low Mississippi River. Now the city is in a cold snap that could bring the region its earliest-ever freezing temperatures.

    According to the National Weather Service, the earliest freezing temperature measured in Baton Rouge took place on October 27, 1898.

Sure would like to borrow or take one of your city's (Charlotte) modern high - rises in stick it in downtown BR ...  scanning thru Google EARTH 3D those new towers are impressive! Impressed to see a new 4th Tallest was built in 2019.....and  the Duke Energy Center 786'ft  (2010) was a nice complimentary skyscraper to the 871'ft Bank of America Corp.Center / Wedding Cake Top Tower

  4. Yeah i'm skeptical too Cajun. Instead of watching other capital cities like Austin ; Nashville & Raleigh continue to transform their skylines over the years ;I have learned to temper my expectations for Baton Rouge ; more in-line with Little Rock or Jackson.

    Atrium was a cool venue for Rumble on the River Boxing matches ; but that was years ago. Like the location too between the Bridge & River Center

    See the new crane that will make it easier to unload grain at the Port of Greater Baton Rouge

    The Port of Greater Baton Rouge has received a barge-mounted crane that will make it easier to unload grain despite the level of the Mississippi River.

    The $7 million pedestal crane will unload grain directly from barges into Louis Dreyfus Company's elevator. Because the crane has the flexibility to unload barges at times of high or low river levels, this will benefit local farmers, said Jay Hardman, the port's executive director.

    JR Ball: Out-of-the-way site for new bridge won’t produce best return on investment

    Eight out of every 10 vehicles slogging across the current “new” Mississippi Bridge and then clogging Interstate 10 are being driven by locals crawling their way across the Baton Rouge metro. 

    “But you already knew that … right?” asks Business Report Associate Publisher JR Ball in his new opinion piece. 

    Only a fool—or someone remarkably blind to the local private school decals adorning all those pickup trucks, SUVs, luxury sedans and Subarus—would think otherwise. 

    Which is precisely why your world should be turning upside down by the jaw-dropping reality that our cavalcade of highly paid transportation “experts” were utterly clueless about Baton Rouge’s worst-kept traffic secret as they go about trying to decide where to add a bridge to alleviate traffic woes, Ball writes. 

    “That is almost unbelievable that it is 80% local traffic,” a stunned Fred Raiford, who oversees transportation for East Baton Rouge Parish, was quoted as saying by The Advocate. “It’s a little eye-opening.”

    But his information has been around since the Kip Holden administration when building a public-private northern loop around Baton Rouge was the latest big idea. 

    An engineer Ball consulted for his column says the only feasible location for a new new bridge—if the goal is unclogging the daily jam on the existing new bridge—is one that goes from the west bank and ties into East Baton Rouge somewhere between Brightside Drive and Bluebonnet Boulevard. 

    However, the officials tasked with deciding where a new bridge will be built are bent on putting the $3 billion span over the river in an out-of-the-way spot, a spot that projections show will only reduce I-10 traffic through Baton Rouge by 19%.

  7. Piggybacking Cajuns post from different thread ...  Me too found this only cutting  traffic by 20%  very interesting ! Guess my Southern By pass/ hurricane evacuation route will remain a pipe dream.

    Just think anything like a New Bridge   going under Plaquemine (South) is going  to suck  ; JMO.....

    How much would a new bridge help I-10 traffic? Enough to be worth it, state officials say.

    While projections show a new bridge across the Mississippi River near Baton Rouge would only trim traffic on the Interstate 10 bridge by 19%, state leaders said that would be enough to make a big difference for motorists who go back and forth across the span.

    About 126,000 cars and trucks cross the I-10 bridge daily, according to a report unveiled Monday by consultants for the state.

    A new structure at any of three possible sites in Iberville Parish would draw about 24,000 per day, they said.

    That volume is nearly identical to the amount of traffic handled by the U. S. 190 bridge in Baton Rouge, known as the "old" bridge, as well as the Sunshine Bridge near Donaldsonville.

    Neither is regarded as a big-ticket alternative to traffic that plagues Baton Rouge area interstates.

    Shawn Wilson, secretary for the state Department of Transportation and Development, said it is shortsighted to focus on the expected 24,000 motorists per day with a new bridge.

    Those 24,000 cars and trucks are what make getting across the I-10 bridge so difficult, Wilson said.

    "And that 24,000 is what makes La. 1 so painful," he said, a reference to daily backups by motorists trying to enter the bridge from La. 1 on the west side of the river.

    "Morning rush hour is not going to be the same morning rush hour," Wilson said.

    Atlas Technical Consultants LLC, which is advising the state, spelled out the estimates Monday as well as figures that show more than 80% of daily traffic on the bridge consists of local residents, not those simply passing through the Baton Rouge area.

    Big trucks also make up only 15% of bridge traffic, another surprise.

    The bridge and connecting roads will cost up to $3 billion.

    Officials hope to settle on a site in 2024.

    Scott Kirkpatrick, executive director for the advocacy group CRISIS, said a new bridge has to be viewed as one of three key steps that will improve traffic.

    Kirkpatrick noted that the city-parish is spending nearly $1 billion for its road program — called MovEBR — and the state is in the early stages of adding new lanes in each direction on I-10 between La. 415 in West Baton Rouge Parish and the I-10/12 interchange east of College Drive.

    But he said other improvements, including the widening of I-10, will make those trips far more manageable than they are now.

    Wilson also said motorists traveling from Lafayette to New Orleans will see the new crossing as a way to avoid Baton Rouge traffic, as will those leaving New Orleans for Lake Charles or Houston, especially with expected improvements on La. 1.

    Kirkpatrick said about 50,000 cars and trucks that now use the I-10 bridge will have the new structure as an alternative.

    "That will make it a very effective bridge," he said.

    A total of 23,450 cars and trucks cross the Sunshine Bridge daily, according to DOTD figures.

    Another 24,378 use the U. S. 190 bridge, which is north of the I-10 crossing.

    The Audubon Bridge, which connects New Roads and St. Francisville, is regarded as sort of the poster child for poor transportation planning by state leaders, who mapped out that route in the 1980s.

    It is used by 6,276 cars and trucks daily.

    "So the interesting findings in the study are that nearly 80% of traffic on the I-10 bridge are local commuters.   That's way more than I expected.   I guess it goes to show you how massive the industrial base in Baton Rouge really is, and how much of it is located along LA1 on the west bank of the river.    Most of those workers live on the east side of the river and commute back and forth on I-10, US 190, or the Sunshine Bridge (which is way too far south IMO).

    So if the highway network can be beefed up and geared toward servicing local commuters, it should provide relief on I-10.    In this case, a new bridge around Plaquemine should help in a huge way - removing about 20% of traffic from the I-10 bridge at peak hours.    That's HUGE, even if cross country truck drivers continue to use I-10.   "

  8. Good question Cajun!    i sure hope so but not holding my breath. Will need to delve into this further.  Thanks for those graphics /plans do look nice; not sure if the two bridges are what is in question?  Maybe 4 laning those (with a median?) is too costly?

  9. The 4 acre mini Millerville forest was cleared last week next to the old Miller Village  shopping center )Delchamps/GNC/Rite Aid/Dance Studio; Billiards ; Chinese restaurant etc. That has been devoured by a Self Storage complex.   Seemed that 4 acres would stay heavily wooded forever . 

    Wonder what might be built there?

    Also just down the road on Old Hammond Hwy  1 mile to the East across from the YMCA another tract of wooded land is being cleared .

  10. Dantin Bruce pays $4M for 21 acres to be developed into townhome subdivision

    A 21-acre tract of land that will be developed into the 148-unit Cedar Grove Townhomes subdivision has been purchased for $4.02 million, according to the East Baton Rouge Parish Clerk of Court’s office.

    The site, which sits on the south side of Jefferson Highway west of Baringer Road, was purchased by Dantin Bruce Development. Owner Ross Bruce says the subdivision’s first townhomes should be ready in about 18 months and expects the full build-out to be completed in 36 months.

    Cedar Grove is planned as a low-density, single-family subdivision with a clubhouse, pool, fitness center, playground, and green space and has been designed around preserving the site’s five legacy live oak trees.

    The development, whose application states that it is not in a special flood hazard area, was unanimously approved to move forward by the Planning and Zoning Commission during its April meeting.

  11. Yeah cajun ..then the best route would have been  along Sunshine Point(from Hwy 30)  w New Bridge just North of Plaquemine near Dow ....it could hook around and parallel LA1 North to New Hwy 415 extension w New Intracoastal waterway Bridge

     

    Instead of South Plaquemine ...are truckers going to really By pass BR to go so far out of the way? A New Bridge will be nearly useless if there is not a I-10 Connection from Acesnsion to I-10 WBR

    Since DOTD opened the first modern roundabout at La. 93 and Ridge Road in Lafayette in September 2003, some 174 more have been built and opened in Louisiana, highway officials said.

    Roundabouts have popped up in Abita Springs, Baton Rouge, Hammond, Homer, Leesville, Monroe, New Orleans, Port Vincent, Rayville, Slidell, Walker and Youngsville

    The tally includes any DOTD or local government roundabout that at least partially used federal dollars, Hoyt said, but does not include roundabouts that were entirely funded with local dollars or with private money, such as those inside new neighborhoods and commercial centers.

    Through state or local initiatives, Ascension, Livingston and East Baton Rouge parishes are planning more. After over a decade of trying, Ascension Parish government earlier this year finished its first roundabout near Prairieville Middle School at La. 930 and Henry Road.

    The MoveBR road program in Baton Rouge also has at least four roundabouts in the early plans, including one at the chronically congested Old Hammond Highway and South Flannery Road intersection.

    • A commercial-to-compact-neighborhood land use plan change for almost 20 acres west of O’Neal Lane, which s about 90% in a flood hazard area.
    • A concept plan revision to allow more residential units at The Grove, which is about 70% in a flood hazard area.
    • Autumn Gardens and Winter Gardens, two single-family residential subdivisions that would be entirely in flood hazard areas.

    An undeveloped, 8.53-acre space on Industriplex Boulevard behind Academy Sports on Siegen Lane has sold to Baton Rouge’s Arthur Lancaster for $1.96 million, according to records filed with the East Baton Rouge Parish Clerk of Court’s office.

    The tract was purchased by Lancaster from Siegen Plaza Power Center LLC, whose registered agent is Stephen Carville.

    The Planning and Zoning Commission in June approved a motion for the site to be rezoned for use as a major townhome subdivision with private streets.

    Lancaster says he was drawn to develop the new gated subdivision because he believes there is a tremendous need in the area for it.

    It will be named 760 @Industriplex and contain 78 townhouses. Lancaster expects to receive permitting for the construction of 760’s infrastructure in the next 60 days and projects the vertical component of construction to begin in the first quarter of 2023.

    FINALLY ...This embarrassment of a way too long vacant building across from the Hilton Capital Center on Lafayette Street (between Florida & Convention St) will have 10 new  apartments. Not sure if they would have to add another floor or two to the 2 story structure?

  16. Oh yeah ! This is the huge development that pretty much nullified the New Miss. River Bridge going over into Brusly / Addis in WBR coming from Hwy 30 as a Southern By-pass.

    Imagine it will be done in Phases and take til 2035 to finish ...lol   Impressive looking  Village Square surrounded  some 4- story buildingd

    Like how it will implement  a 134-acre nature preserve located in the floodplain area and containing a series of lakes and ponds. But just one  entrance into the next Filing??  No outlets on the northern periphery?

    Thanks!   Every once in a while i will check for some rotation and twist in the clouds...we simply live too close to the Gulf this time of the year with the heat/humidity ; almost like a tropical rain forest!

    It  has rained 10 consecutive days since Aug 19th ...sprinkled lightly this aftrnoon but did not measure in the gauge. Hopefully we will have a Dry  Fall for Football season.  Actually at the BR Airport it had been a very dry year until late June. 

    Some of these Summer Sunsets "Orange Tint" has been aided by Saharan Dust from Africa making it's way across the tropical Atlantic & Gulf

  19. Yeah Cajun  since  June 25th  two months ago  ( taking all of these pics)   i'd say out of " 60 days"  it has rained (measurable precip) close to 50 of those!   . It has gotten old!  Can barely mow grass. Really craving the Sunshine (what little there has been); don't care how hot it is! ...... 

    Even the ground is begging for mercy ; you know that by seeing the Mud  turning colors (greenish)!  Bet it has rained 15-17" inches  ( we got more rain than the airport on East side)
