  1. It is different up to the 13th floor (where you see those wings), though not significantly. Just some refinements. The brick section has actually changed slightly too, but it is so minor that we haven't updated that yet. I really want to get rid of the cabanas sticking up in the image, but they want them in for now - they really won't be visible from the street anyway - oh well.
  2. It looks pretty good - better than the previous low building. Looks more like an older building butted up against it. A dark maroon/red colored brick.

We posted a new dusk shot on the project website, but have not added the full building shot yet, which shows the entire building and the new design for the lower building - very different now - in fact it it brick. Plan to post 3d floor plates next week if all goes well. Ted also asked me to put together a rendering of the new pool deck and amenities level floor, so we'll start on that early next week as well

  6. Jeepers. We are talking past each other. I respect what you are saying, we just see things differently. I think that is all good. I've been very open about working with Signature and even willing to post my real name and firm name. I've been open that I want the project to succeed as well. I don't expect anyone to just go along with what I say. I've certainly never said or suggested that. I'm just adding to the discussions. I expect people to disagree on these things. Schedule - I wasn't arguing with you. Just adding additional information on how things typically work. I don't know what the exact schedule is and wasn't guessing. Thought my info might be additional help to others that might not completely understand the process. Maybe I'm missing what some people expect. I don't see what is wrong in adding information as opposed to providing direct responses - when I may not know - but that doesn't invalidate the other info. Not posting it to see myself type - trying to be helpful. Marketing - I was telling you the basic philosphy for the project. Not saying anyone has to agree with it. Money is certainly being spent. And I didn't say it shouldn't be - said it was a different approach and that a walk in sales center doesn't cut it alone. I did not imply that less money should be spent. I was saying it is a more narrow market and different approaches are necessary for different markets. Not trying to get anyone to concede anything - just providing info. Don't quite understand what the heck has happened in the last few days on this forum. I have not claimed to know everything and have gone out of my way to say when I don't know or can't share something. Trying to be helpful but beginning to wonder why I ever said anything. The last few weeks have gotten worse around here. Again - I appreciate you observations and opinions. Good things to discuss. Regards

  8. You need to understand that though I'm involved in the project, I'm just trying to provide clear information. I'm not here as a plant. I'm also not speaking on behalf of the project. I'm just trying to clarify of provide information on how things are typically done. In an earlier post you tried to paraphrase me in saying that "Gaushell stated, some team members are paid to keep the buzz going regardless of whether there is any substance behind the pr or not. I am not privy to the construction schedule and haven't asked. But here is how large projects flowed when I practiced architecture and was the project manager. The sooner you get the contractor involved the better as they will help with pricing along the way. Prices will fluctuate but if you have a reputable contractor you WILL NOT see large fluctuations. A good DD set can provide very good estimates. The GC will not be seeing things for the first time and they aren't stupid - they don't want to give numbers too low early. They build in pad. Regarding permits - typically the architects, contractors and engineers have been meeting with the code officials so they are familiar with things. I never finished a project and then showed it to code departments for the first time - you work with them along the way. I don't think we need to delve into detailed marketing philosophies (or maybe I will), but I disagree - a slick "walk in" sales center does not sell high end projects. Signature is a very different market. We do these things all over the country and it varys from project to project on what is needed. Just watch and see what happens whether you are pro or con.
  9. LOL. Well at least it is clear that much of the negativity disguised as not believing the project will be built has to do with not liking the project. Thank you for stating that. That probably explains some of the others too. Just because people want to know, doesn't mean they have the right to. Many of these questions, show a misunderstanding of the process as related to construction and finance of a large project. .... I'm sorry, but for the most part those questions show a lack of understanding construction, financing and even business in regards to large projects. Or you know that many of these can't or won't be answered, so you hope it will further your desire to have it not built. You want all of the answers and the reality is, you aren't going to get them until the developer is ready to release them.
  10. LOL. Glad you are a fan. No one knows. Everyone here is speculating one way or the other. All of my opinions are tied to what I know from what I work on in regards to marketing efforts, and conversations with Tony and Ted (as appropriate to share). I'm in the process of updating several renderings and we have posted revised floor plans (and added several). Amenity level plans have been greatly refined. Not sure when those will go online as they were put together for a presentation. The amenity building (lower building on back) has been changed in a major way. Should go public soon. Idea - how about if people post facts (first hand) instead of speculating? Nevermind, that will never work.....
  11. More negative rumors floating here. We've been busy working on updated plans and exterior renderings (things are still being tweaked).
  12. LOL. I've been busy. We have projects all over the country - and a few oversees. Anyway, I actually didn't get me email notification of all of this activity. So I'm playing catchup. I'll put it this way - last week we updated 2d floor plans for the website; this week we providing 3d floor plates (isometric views) to Tony for design review; sent images this morning for a new marketing tool - yet to be unveiled; and Wednesday we have a conference call regarding tv commercials. I don't know why anyone is getting negative after that article. I thought it was positive and spoke to his character. I get the impression some people want it to fail.....or just don't believe that some people are driven by more than money to make a dream come true. There certainly aren't any guarantees - of anything - but we've been working on the project for over a year in various capacities and it isn't slowing down. Even though many of the readers here know a lot about construction, some must not. This is a very complicated project on all levels - financial, design, coordination, building codes, structural/mechanical systems, and not to mention the government, public relations and a long list of other issues. These things take time - especially if you want to do it right. This isn't about throwing up something as fast as possible. This could be done much cheaper - the crown alone on this building cost a fortune. Everyone smile
  13. I've got some interesting news: 1. you guys are getting slow - posted new numbers around 5pm 2. we are about to get started on some tv commercials for sig - will come out in November 3. 2d plans are about to be replaced with 3d versions. Stay tuned!
  14. She actually comes with the unit. LOL We have some floor plans to revise given recent changes. Hoping we can get all up this week. I need to confirm information sent via Ted Kromer (Tony's on staff architect and right hand man). HOLD means the units held out for everyone here at UrbanPlanet........yeah, right.
  15. Sales center is coming your way soon. Will be in same building as his office. Don't know any details yet other than we are going to be putting together some materials soon.
  16. They were delayed because, as you can imagine, as they refine parts of the design, other items have to be tweaked. There was no use in putting up the additional plans only to have to repost a few weeks later. So we are waiting on the revised drawings. About to post an interactive map of downtown showing surrounding amenities, etc. Waiting on final comments. Added a legal disclaimer on the Hotel Palomar page late last week. I'm as anxious as you are - actually more so - so get more information posted. Can't wait to show more on 1beale in Memphis as well, but that project is still awaiting some approvals from the city (sound familiar?). Just the nature of these large projects - they take a lot of time.

  19. I'm a Memphian, so just sharing the info. Your same link shows it incorporated as a city in 1806.
