  1. ^Good point. I suppose the downtown relocation of the House of Blues is also wishing thinking...

No clue. I just know Ale House pretty well. I'd be shocked if they spent the type of money on Cheyenne. Squarefootage and asking price.

  2. Has anyone heard anything else about the potential Ale House at the former Cheyenne Saloon?

That has got to be wishful thinking. The Ale House's business model would never have them paying the rent that Cheyenne Saloon would require.

  3. Has anyone been into Mojos? If so, how is the ambiance and menu?

Went before the game yesterday. Pretty cool. Just sampled the food (they were passing it out) it was ok. It will do very well in that location. It doesn't actually open until Saturday. Just soft opening.

  4. The Orlando Brewery looked into but the costs were too high. The problem with breweries is that they need a lot of space for the equipment but do not generate revenue from that space. So many of them end up in industrial areas.

Sadly, Orlando Brewery is sinking as is. Get out there people!

    As for Burtons? No way.

  5. Orlando Executive Airport traffic down 35% -- perhaps it is time to look at other options for this land?

Some say a Baldwin Park style infill development. Personally, I would like to see a large, Central Park type public space that enhances the lake, flanked by dense development on all sides. Baldwin Park is very nice, but it's still a bit too suburban for a location like this.

Get rid of the airport, increase allowable height limits downtown, and build on this prime location 2 miles East of downtown Orlando. Sounds like a win / win for the city and it's residents.

It's down 35% because of the economy. It is still one of the biggest money makers for the GOAA and one of the busiest exec airports in the country. It won't ever close.

  6. Read the canopy would be useful for private outdoor parties....

How many nights a year does Bourbon Street close to private parties?

Scary if these guys at Church Street still dont get it....

Can you even compare the two? No. Nor will you ever be able to again. It's a different ball game now.

The goal of the canopy (which is basically a new effort to fix the area) is to assure traffic rain or shine. They're trying to fit the mold of Wall Street, and in doing so, want to improve upon Wall St.'s biggest problem, it is a useless venue when it rains. Which happens.

The attraction for tourism will be occasional at best at this point. Maybe for the bowl games. Definitely for the NBA All Star game, or any other special event at the new arena.

Church Street is running out of ideas, and we've been through this 3-4 times now. Basically, this time...it's do or die.

  7. Thanks -- it's shaping up to be a bit boxy but overall it's a pass!

Also, I wonder why they didn't extend the glass curtain wall to the Eastern facade which overlooks downtown Orlando - I imagine that would have been a dramatic display from the interior, where a restaurant/bar or something else could have been incorporated.

Two reasons. 1 - They were worried about the reflection of the sun and I-4. 2- and more importantly, it would have made the place warmer, thus cost more to keep cool. One of the seeling points was making sure the building was energy effiecint. In Florida, mid summer with the sun beating on it...that would be near impossible.

  8. Sounds awesome!!!! I just hope they play within the limits of Downtown Orlando (Florida Citrus Bowl).

I just hope to GOD that the City of Orlando make the FCB a world-class venue or just sell it to private investors.

Unfortunately neither is likely at this point. No investor wants it and the money just isn't there to fix it.

  9. Heard some bad news from a good source last night. The Plaza Theater might be shutting down or going to 6 screens at the end of February. I was told one of the Cheesecake Factory guys took over, and had plans to redo the menu, etc, but the theater is hemmoraging money.

  10. 465,000 SF? Given that Suntrust is about 641,000 SF, that project would have been ideal for a developer doing a build to suit for them. It would have added some oomph to the CBD as well. At least there's still Dynetech.

Darden was approached and said no.

Companies like Darden are looking for more of a campus and tower anyways.

  11. I will give u a toll lane on I-4 if u give me a free lane on 408 and 417.

I think people fail to see the idea with these lanes a lot. They're very popular in California and other big cities as a means to help fund roads. They are separate lanes from the expressway that change price throughout the day, depending on how bad traffic is. If you don't wanna pay the toll, you don't have to.

It's a growing trend nationally and would not make I-4 cost anything extra unless you want the luxury.

  12. The Target Center in downtown Minneapolis has an NBA City restaurant. Minneapolis is a great city, but not a tourist attraction area.

I could see a D&B going into downtown Orlando. You would have visibility from the highway, and incredible foot traffic.

That's because one of the owners for the T-Wolves owns the NBA City rights.

As for D&B downtown...It won't happen. Its not in their very strict business model. A similar company (like the one that used to be at channelside in Tampa) might be interested...but I can pretty much 100% guarentee it will not be D&Bs.

  13. NBA City, ESPN, Planet Hollywood and Dave & buster can squeeze in there.

NBA City, ESPN, and Planet Hollywood are tourist attractions...not sure that's what either CSS or those companies are really aiming for at this point.

Dave and Busters has looked at Orlando before, but from what I've heard has been gun shy because of the countless amounts of entertainment options. Chances are any Orlando D&B's wouldn't be downtown anyway. The company has a pretty lengthy record of opting for more suburban locations off major interstates.

For example the Nashville location is by the Grand Ol' Opry...about 10 miles from downtown. The Atlanta locations are on the interstates in Gwinnett and Marrieta north of downtown. The Charlotte location is in the suburb of Concord. Jacksonville's is about 10 miles south of downtown. They have put them in high tourist areas in downtowns of some cities...NYC in Times Square, Chicago, Dallas (where they started).

As a company they are very selective of location because of the overhead is so high. If I were a betting man, and if Orlando were to ever get a D&Bs it would be in Altamonte, Millenia, I-Drive, or LBV. I seriously doubt they'll ever consider downtown Orlando.

  14. I think a Barnes and Noble would do better on Orange Avenue or Central -- but I agree that downtown needs one. Actually, it might do well in the new 55W retail space.

The exchange could be redesigned into a marketplace environment -- think Quincy Market in Boston, Reading Terminal Market in Philly, Chelsea Piers NYC, etc.

My understanding is that it was an idea, but it was determined those who would likely have booths, couldn't afford the rent. You have to remember the building is very very expensive to rent in.

  15. Guys,

I am all for the Sun Rail, but as someone who works for the government, I just took a 2% paycut because the state is running out of money. Sun Rail should and will happen, there just isn't enough money...even with the Federal help, to justify it now.

  16. That and out arena will be 800,000 sq (not 595,000 sq like the Bok Center).

I know some are displeased by the outside of the arena. But they went ALL OUT on the interior. It will be the most state of the art and pleasing facility in indoor professional sports.

There are a lot more to these facilities than the exterior.

  17. When it is 88 degrees on a summer night and you got sunburned the day before, you might pay $35 to cool off and get a drink at the same time.

    Ya..it's called air conditioning.

This bar MAYBE lasts a year with these prices. They can't live off the summer months solely. Especially since spending by large businesses at conventions is down.

  18. Without reading details, I suspect a lot of the money would be used to acquire the land and land price is primiere in NYC area. The complex include office and residential components. Plus, 400 millions naming right should cover majority fo the cost. It is a design that will draw tourists and definitely jump start any city.

Orlando's is half the cost but the design is not half as grand and bold. That's the diffrence between a big city trying to compete and a big city wannabe.

But either way, our event center will have the better team.

    Sunshine,

The new arena in Brooklyn was $1B for the arena, not the surrounding buildings, which are being built through other funds.

I understand the want of abtract buildings in the Orlando, but you don't want something that looks like a sore thumb around what else we have downtown. That is NYC, they can build stuff like that and get away with it because there is so much else around to over it up.

That isn't teh case here. I like the new arena design and its simplicity.
