    House Ways and Means Committee Chair Bruce Bannister, R-Greenville, has requested a $5 million earmark in this year’s state budget for a major renovation and expansion for the arena also. 

    I like that ownership is open to the possibility of developing the land they own around the arena. The gateway site could be a good long-term catalyst for more development in its vicinity.

    Have people started moving into The McClaren?  How about the Merrill Gardens Senior Living?

    We know the population will continue to increase as more of these developments open; Delano, Merrill Gardens, County Square, and hopefully the Gateway and College St buildings both get built. But even with all those we might get to what... 80K?

    Annexation seems to be the only way to make big population jumps. I still think the city needs to find a way to get the Union Bleachery site into city limits.

    Not sure exactly on Verdae, as they don't seem set on any particular vision (IMO). But, in theory, they have plans for residential and retail along Laurens Road.  The Swamp Rabbit Trail's recent extension is going to continue to drive new residential along  the Laurens Road corridor, with the apartments at Haywood already well under construction). 

  3. I've been curious about this, and finally had the chance to do a quick, high level search. So, I'll share for your own pondering:

    The recent city population estimate is for July 1, 2023. So, I did a quick UP review of Greenville's annexations of existing residential units during that time. I didn't bother reviewing the contents of small parcels.

    Sizable annexation of existing residential properties from July 1, 2022 to July 1, 2023 (by no means comprehensive):

    • Monaghan Mill: 190 units
    • Riverside Apartments: 200 units
    • Chestnut Street Single Family Homes: 17 addresses 

    Essentially, annexation alone could be credited for the 514 new residents of the City of Greenville. Of course, we also know that new residential development continued to come on the market (particularly in the larger Verdae area), and multifamily units continued to be filled during this time.

    You'll never see that height there based on the neighborhood masterplan and zoning code. Height is restricted to the city center core.

  5. It’s going to take time to draw the building, go through the permitting process, and allow a GC to prep. Beginning in 2025 is very reasonable. Hopefully the exterior colors and materials are not hideous. It’s interesting that they’ve kicked that can down the road thus far.

  6. I hope everyone had a chance to check out the festival this weekend. From talking to artists and organizers, it really sounds like the 20th year of Artisphere was one for the books. The weather cooperated, and the crowds all weekend were huge. Multiple artists stated to me that they had their best ever show in terms of sales. Money was certainly flowing.

  7. Artisphere is set to unveil a sculpture tomorrow evening to commemorate 20 years of the festival. The art is currently installed and concealed, located on Main Street above Carmella's. 

    I'm looking forward to the unveiling, and the addition of more public art to our streetscape.

    A parking lot at the corner of Academy and West Washington streets was, for the better part of a decade, supposed to transform into multi-family housing, but after a year in court fighting accusations of securities fraud, the developer has scrapped the project.

    Now, the lot behind Agfa Health's Greenville office is poised to sell to a Florida-based company for $6.8 million — but future plans for development remain unclear.

    All parties to the case agreed that CitiSculpt's plan to create a mixed-use building was no longer possible, but not everyone agreed on what should be done with the parking lot instead.

    The Finley Group seeks to sell the land to Henning Holdings LLC for $6.8 million.

    But McAlpine and CitiSculpt opposed the sale, asserting that the company had a valid lease on the property for more than 100 parking spaces and therefore it couldn't be sold.

    The judge disagreed that the lease was valid, pointing out that the lease agreement is between two of McAlpine's companies to rent the property for $1 per year, for a period of 129 years.

    The parking lease doesn't "reflect anything remotely close to the true value of the parking spaces," Bledsoe wrote.

    In December 2023, the court ordered CitiSculpt to cancel its parking lease and assist the Finley Group in finalizing the proposed sale.

    Henning Holdings, the prospective buyer, couldn't be reached for comment on the sale or what it would do with the land.

    Interesting. I didn't know any of this was going on. I'd like to see a more creative mixture of uses on the site. Hopefully the new buyer has a good vision in mind.

    I, too, think the City can. I don't think the County or any of the adjacent counties stand a chance.
