  1. There is no doubt that there have been and continue to be concerns and issues with the construction and management. The team continues to work with the general contractor to attempt to remedy the flaws that are there. The fact is that there just aren't enough skilled tradesmen in Nashville to handle the volume of work going on in the market. That doesn't excuse some of the quality flaws that we too see but we are attempting to do the best we can and understand that some residents are unhappy. On the management side we have similar issues with staffing as the management company has had a difficult time finding qualified personnel and it has put a strain on those who are there. We continue to look for solutions around every corner. It is of course frustrating but we can say that we continue to make an effort on our end to make amends.
  2. The plan is to add mosaic tile to the columns on the left of the photo above similar to this that were done at Albion Oak Park. The same artist, Anna Soltys, is doing the work and will hopefully begin installation in the next few weeks. She is also doing a mural at the rooftop level by the pool. The building is set to open this Saturday.

  4. Thanks, the building is coming out very nicely and we can't wait to see the finished product. We are going to do some cool things with mosaic tile on the columns at the ground level under the east tower (see attached photo) that will liven up the area. The price point will probably be in the low to mid $3 per square foot range depending on where the market is a year from now which is commensurate with other apartment buildings in the area that have recently been completed. But it is still almost a year out from final completion so we will have to see what happens.
  5. It is definitely all apartments. The mention of choice between unit finishes refers to some choices that residents will have - different cabinet/countertop color combinations, the ability to choose between finished ceilings vs. concrete ceilings, the ability to choose between flooring options in the bedroom and the ability to choose between a solely standup shower option in a one bedroom or a standard bathtub/shower option. The East and West towers will each have two main finish packages to select from. The goal was to not create a commoditized product with 415 apartments that are exactly the same.
