  1. I edited my message as well to show the investment in this phase of the Finery, $227 million, in Wedgewood Houston. Source: https://oz.tnecd.com/project/the-finery/ The Finery development was sold some time after Phase 1 & 2 (Six10 Merritt & Twelve60 Martin) were completed when the creation of opportunity zones through the Tax Cuts & Jobs Act of 2017 further expanded the scope of plans for Wedgewood Houston @DMilner's update about 625 Hamilton at the Hamilton & Hagan intersection & connecting to Moore Avenue means another block of mixed use is starting to break ground in Wedgewood Houston. The western side of Wedgewood Houston now has 3-5 city blocks with construction underway, while the northern side is finishing up Phase 1 of the May Hosiery, around halfway through Phase 2 of the May Hosiery (3 buildings up with windows, high rise hasn't started yet), and getting approval for another 2-3 blocks of Phase 3 of the May Hosiery, which will abut the Finery around Martin Street and Gray. And I'm excited to see CA South get started on their new HQ in the neighborhood because. Their work around 8th Avenue South from South Street to Olympic Street near the Gulch & Rose Park is going to change that stretch from a 4 lane speedway to a destination.
  2. Gray Street is now closed from the alley behind the Packing Plant down to the alley behind Diskin's Cider. Construction barriers have been going up along Merritt, Gray, & the alleys over the last several days. Last night was the last time for people to park along Gray for now. In the first image, you can see a truck towards the higher end of Gray in the alley with workers starting to jackhammer around the overgrown area. I tried to keep reference points available with the building corner, dumpster area, hydrant, & curb to note the drastic changes expected along Gray. Finally, the alleys need names here & all across Wedgewood Houston. I'm glad Wedgewood Houston is leveraging access & activating the use of all these alleys. But they are going to need names with the number of people and changes planned here. The alley off Merritt Avenue isn't going to be enough description since there are two on that block & another pedestrian street is planned. Or a worse location description, the alley to alley intersection a block south of Chestnut Street & Hagan Street.
  3. I also stopped by 2707-2719 Lebanon Pike at the old Bowtie Barista space. The entrance directly to the Donelson Station parking lot & the updated parking lot in back were smart upgrades to help change the space around Donelson Station. Once they secure some food related tenants, people would be able to make a quick stop for morning baked goods or a quick bite at the end of the workday while avoiding rush hour.
  4. Your comment gives me hope that the math will work for a developer there though the teardown cost isn't a problem. The loss of storage revenue will be the bigger cost for someone wanting to make that change. One would probably have to buy the business to shutter it or offer another property to relocate it. Hopefully, Markam East, the two developments planned across Lebanon Pike, & the residential adaptive reuse development planned for Donelson Plaza can make that seem possible. I have high hopes that our existing commuter rail will densify through more transit oriented development (TOD) around the Downtown Donelson UDO.
  5. Markham East is laying out water lines for their development in Donelson with access off Lebanon Pike & Fitzgerald Drive. Sewer looks further along. From Donelsonwood & Fitzgerald, you can see Novo Donelson, the Music City STAR commuter rail line, the storage facility, & Todd Knob in the distance (from L-R). It would be a shame not to connect a greenway along the rail from Stewarts Ferry Pike to Fitzgerald on to Donelson Pike & the tiny greenway connection to Donelson Station. Otherwise, Mt Juliet would be beating us on greenway access to rail stations. Also, I don't recall ever hearing about a teardown storage facility anywhere. What kind of price will it take to teardown the storage facility to convert to mixed use or high density residential?
  6. I just noticed something I really like about Martin Flats at Martin & Hamilton: parking access is entirely off the alley from either Martin Street or Chestnut Street. No additional cutouts on the street, maximizing on-street parking. And they have reserved spots for their future residents. And for at least the next year, the neighborhood can enjoy the Turnip Seed community garden & Grassroots Art Park with a view of the old Sounds scoreboard in the distance. Someone will have to share a sneak peak of the interior courtyard.
  7. I wish I knew. I haven't searched yet, but I'm betting there are more massive infrastructure upgrades coming along Gray just like the huge hole at Merritt & Hagan. They have to keep the alley open for the Carter Group's parking garage & trash pickup--same for the alley behind Six10 Merritt. I'm wondering if it will be like last year when they spent weeks drilling & jackhammering through rock to upgrade the storm water/sewer/water lines.
  8. Received an update today about upcoming road closures in Wedgewood Houston. Gray Street is about to go through some big changes. Looks like another phase of the Finery is getting ready to start.
  9. I feel like I haven't heard much lately either, but it looks like they are just building out the space. Nashville's epermits site shows an active permit (CACA 2019076193) with recent inspections for commercial building framing.
  10. I attended that one & had not heard anything more about it yet. I wanted to ask here because I saw what looked like a building footprint layer on Nashville's parcel viewer & hoped it wasn't too late. And speaking of the last SNAP meeting, I was glad more people attended to speak up (chat log) about what we like about AJ Capital's work. I know some are skeptical, & I agree that buying the Exit/In needs a PR campaign due to the history of beloved venues in this town--Fond Object @ Riverside Village, Starwood, 328 Performance Hall, etc. But I have watched the efforts they took to stabilize the factory walls inside & outside of the May Hosiery on the Brown Street side. With their track record of historic preservation, I don't think they will have any problem moving a smaller mansion on Humphreys & preserving it in a way that more people can enjoy it--event space & a park. AJC needs to tell everyone more about their preservation work. I also liked that AJC talked about creating bike lanes along Chestnut Street from 1st or 2nd to 8th Avenue. Great! I hope the builders will use the opportunity to add row houses there with curb extensions for stormwater plantings, add permeable pavement for the surface at the curbside parking, & put the driveway access off the alley. It would help the transition from the houses on southern Martin to the denser urban environment on the northern part of Martin. The flats on the back would be nice to look out over Hillcrest's grassy lot too.
  11. I have wondered what is next for the row of houses demolished on the 1600 block of Martin Street, but I haven't seen what may be coming next in that area. I was hoping they would build up close to the street, create an alley on the backside of the lots, avoid roadside ditch parking like on the northwest corner of Martin & Moore, & add sidewalks. I'm hoping the neighborhood doesn't get problems like on Carvell Avenue or the roadside ditch parking along Martin Street. Martin has been too busy for vehicles sitting partially in the street, especially now that truck traffic keeps increasing to deliver materials to the bigger developments in Wedgewood Houston. That area could handle curbside parking spaces like at Hamilton + Martin or around the Finery, just not vehicles straddling the ditch & road. The maps available with Metro seem to indicate that the house plans have already been determined. I know it is a smaller project & may be separate developers on each lot. Does anyone know more about what is being built there?
  12. The upper end of the lot at 476 Gray St/1231 Martin Street (Martin & Gray) was cleared last week. This image is looking down the alley behind the Packing Plant & along Gray Street. The old Jerry's Wrecker Service structure located on that parcel experience a recent fire. It looks like they cleared the remaining structures at that parcel to open up more parking for construction crews, not to start work just yet.
