I'd have to dig into the documents, but I am pretty sure both projects you referenced were done as "by-right", which means that both are possibilities. MDHA would have the most say I believe with materiality and massing limits that are stricter than the other two documents.

I believe the biggest issue with the Bridal Suites from an execution standpoint was the way the building sat at the sidewalk and the backflow preventer (water piping at the KOI end of the building). It's possible that Bridal went through BZA for things, but I am not sure on the history.

The thing that irks me about the Bridal Suites is how it would be instantly better with a different paint color, better landscaping and cool branding. It wouldn't even be that expensive to improve it from being a total eyesore!!

March has been working with me and Metro Planning for quite a while now to update the site plan for the next phases of Walden. One of the facets was a prior requirement to extend 18th Street up to Eastland. While I ordinarily support connectivity, the topography in that location makes building the street in the existing right of way infeasible. If you know that area, you know that those streets back there are tiny, lack sidewalks, and have a lot of topography and visibility issues (especially on McEwen), and so creating a vehicular connection to Eastland here makes conditions worse, not better. I walked the site with NDOT’s chief engineer who approved this plan to cap the street with a hammer-head turnaround for fire trucks, garbage, etc.  We are working through approvals for an abandonment. The revised site plan lines McEwen with townhomes and moves some things around to have a larger mixed-use presence along Eastland.

What's the timeline for this project? I agree: Eastland is prime for mixed-use development!

I’ve heard a couple of rumors about the Berkshire Apts site. They’ve already opted out of their low income housing tax credit contract with the state (can start evicting tenants without cause on either 1/1/2022 or 1/1/2023) and are on a year to year renewal with HUD for their section 8 contract. They also own and develop a lot of affordable housing in Nashville (including the neighboring affordable housing property), so relocation may not be as big of an issue.  I’m sure any redevelopment will include some sort of affordable housing component.

Side note about these apartments: I think someone was murdered there on Sunday and the guy who killed the nurse on 440 in January lived and was arrested there.

I remember reading about this a year or so ago. Didn't they already come out with a masterplan? It was on the East Nashville Facebook page.

  4. My husband noticed they were working on the church on the corner of Dalebrook Lane and Eastland Ave. It was called the Greater Grace Template Community Church; it has been for lease for a couple of years. I looked up the address and found the building permit: https://epermits.nashville.gov/#/permit/3741882?page=1&searchText=901 dalebrook ln&searchCode=ADDR&searchType=permit&orderBy=fullAddress ASC,permitNumber ASC

Looks like it is possibly being renovated into another church. Thoughts?

  5. I was curious what everyone thought about the Porter Hill development. After it was featured in the Nashville Post it received a lot of backlash on the East Nashville Facebook page. I also saw that Emily the district 7 council person said the developer called her and said that was an outdated site plan. Do you think this will be handled similarly to the Riverside Village development?
