Groundbreaking for the Grand Hyatt, which accents the fourth and final phase of the One Beale development, will begin in mid-May. From there, it will be 20 to 24 months until completion, Carlisle Corp. CEO Chance Carlisle said. “It’s super exciting to say in four to six weeks, we’re going to put a shovel in the ground for a 24-story tower,” he said. The Grand Hyatt will feature 365 rooms, 42,000 square feet of meeting space and one restaurant (still to be named). The $215 million project is expected to create 554 new jobs.

A permit pending with the Tennessee Department of Environment and Conservation shows Franklin Land Associates filed an application for Topgolf Memphis on Callis-Cutoff Road just outside of Germantown, north east of Germantown Road and Winchester Road. The application is dated earlier this month. The permit application is further proof the golf and entertainment facility is headed to Memphis. The site for the golf and entertainment is about 20 acres and is part of a larger 149-acre mixed-use development.

In a way it sort of reminds of what South Main was back in the early 90's or so with art galleries and things like that- then you get more apartments and people and things really seem to take off. There's also the apartments to the West being built at the corner of Sam Cooper and E Parkway that will open before these- and it was recently announced there are townhouses to be built in between (link below) so there's going to be a lot of people living in the area soon. I'm sure we'll see more residential announced in the coming years. Should really become one of the next hot areas.   9. Totally agree with this, both are great cities and it's dumb in my opinion to compare them but that's going to happen... I have lots of family in Nashville and spent a lot of time there as a child, it's crazy how different it is now. Glad Memphis is saving so many old structures- and also love the old housing stock of Midtown and all the old neighborhoods. You see some tear downs happening here now being replaced with brand new houses but hopefully does not get to the level of Nashville. But also yes I am jealous of a lot of the shiny new developments but our time will come They say they are commited but you know how these corporations operate so I would not be surprised to see long term reductions in Memphis. Regions and Sun Trust still have pretty big operations here but obviously not at the levels when they were locally owned.

  11. I saw the other day that Carlisle was demolishing the warehouse also-- any idea what will go there? More apartments possibly? Also didn't you mention they have started work on the Grand Hyatt site?
  12. I'm sure they'll pursue something else at some point, especially if 100 N Main gets renovated quickly and we get farther past Covid. IIRC correctly there was even a plan for the police site to be a boutique hotel even before Lowe's was looking at coming to town.
  13. I think we'll get it eventually for sure, also as far as partying/putting on a show Memphis did a great job with ESPN Game Day in 2019... was awesome and a perfect set up on Beale. No doubt the All Star Game would be a huge hit too.

Company cites market difficulties - Memphis Local, Sports, Business & Food News | Daily Memphian a statement from president and CEO Alex Tisch cited pandemic-based challenges for the decision to not move forward with the Memphis deal. “We love Memphis, the people and the destination,” Tisch said. “The pandemic put challenges on the hotel market and the lending market, making the economics of our proposed transaction remarkably difficult. Our hope is the future will allow us to look at new transactions in Memphis, although the timeline is undefined.”
  15. If I had to guess I'd bet they would keep going for something in the 500ish room range for a convention center site. Seems like Blue Note would be more boutique like and they were originally planning a hotel at the Clipper site, correct? Either way we'll see- we still need more rooms so time will tell.

I saw on this forum they did with the Daily Memphian (swear it was posted somewhere on here) that they were looking at another site "closer to the entertainment district" they could build this at instead of the Pinch... I immediately guessed the Clipper site (I'll assume that's dead at this point too). That'd be good close to the arena but maybe they'll look at this site too.
  17. Good points, those places are a lot farther ahead in development and growth downtown over the past 20 years or so. Memphis has done a lot in that time to improve but obviously a lot to be done but it's done a great job of adaptive reuse downtown. I think it's slowly getting there- we didn't really even sniff proposals for projects of this size and others we've been getting recently 10-15 years ago. We've had things killed off first with the recession, now seeing some of that with Covid but I do think this will get built and really connect the downtown Beale/S Main districts into the Edge really creating a lot more density and residents.

This is true and I wondered all along if the split with Townhouse leaving 100 N Main vacant and blighted could hurt the chances of this-- I still think Covid and financing was the killer but if/when 100 N Main gets developed that only makes this land more valuable. As well as the numerous surface lots east of it for long term growth.
  19. Between all the drama of Townhouse/ Sheraton and lawsuits I had a bad feeling about this from the beginning but tried to stay hopeful. I think Covid and 2020 about killed it in my mind...sucks..at least now it's confirmed and can move on.

  22. I remember going to the rotating rooftop restaurant as a kid (late 80's sometime probably?)- cool views for sure, I just remember as a kid thinking how long it took to get around lol.
  23. Yeah I really think this has the parts to work out with office/hotel/apartments. Having the office space for the city helps a lot IMO. I really liked the Carlisle look as everyone said but this is a stellar project. Now... for the office part, it'd be nice if some of the workers are from the MLGW hq farther South-- let's free that up for redevelopment next.

  25. Carrefour at Poplar and Kirby which had been approved as a new mixed use development in 2019 has been sold to Billy Orgel and investors who plan to redevelop it in a similar way.
