I love how the 1st new rendering shows a nice grassy square in the foreground which is actually where University Square condos are. At least they got Adelicia and Morris in there (and Kinect and Americana from the reverse view).

I went to an event there in February.
The event business hasn't been super busy, but it has been used a fair amount (I live across the street), but something is afoot. The moving continues today.

Anyone heard anything about Bound'ry? It appears that a lot/all of its contents are making their way onto a moving truck right now.

Not that you are advocating for anything else, but rent control and mandated affordable housing will exacerbate the problem while warping the demand/supply of housing in Nashville
At least in this neighborhood (Midtown) the dirt is so expensive that its difficult to build anything "affordable" and by the time you have to charge that kind of rent, people expect a pool/gym/security/someone to sign for packages etc. The A+B, Amazon, and E&Y crowd wouldn't really qualify for any sort of income restricted housing anyway, those are jobs that will pay well above the median around here. The new building just announced for West End Ave will be slightly more affordable than others in the neighborhood, by having smaller unit sizes, but that doesn't really help your single parent with 2 kids scenario -- 600 ft is pretty cozy.

Does anybody know if there has been any word of what will be going up on this block? Are they just clearing it for surface parking right now?

In terms how this affects Charlotte Amazon might knock Nashville out as competition for relo prospects now. Would other companies want to compete with Amazon in hiring? Don't know but I would plant this thought in any relo that is looking at Charlotte and other cities. Wonder how Alliance Bernstein feels about this? Though the jobs are not quite the same still creates competition for new talent.
I've been under the impression that AB is mostly (for now) moving existing employees here, while AMZN will probably be more new hires.

Interesting. There aren't many helical ramps in Nashville garages. The Hermitage Hotel is the only one I can think of, there may be others. Do you suppose that is being done on 5th & Broad to enable the remainder of the podium floor plates to be flat and potentially converted to office or retail use in a future in which we have fewer cars to park?
Terrace Pl garage at VU has a double helix.

But where will people park?
The Moxy is going to have some public parking I think. Its something like 150 rooms and 30? rentals and I think about 200 spaces. I doubt if hotel will use a lot of that, given that their target is probably millennials who aren't driving while here. Not sure if that would be more spaces than were available there before. Doubledogs has some spaces behind and I think some of the other new stuff is including parking as well.

Two hundred units I think is what the article said, however they will not be cheap. So if this project cost 240 million, then the cost to build each unit is an average of 1.2 million. Remember that is cost. Maybe a realtor or builder on here can give us an idea of the sales pricebased on that. I just am not sure how much profit is normal.
A broker told me a few years ago that the developers shoot for 30% profit and are happy if they hit 20%.

Does Nashville have a Lucky Strike, Pinstripes or Bowlero? I was just wondering since the "upscale" bowling venues in the DC area seem to be doing well. They all offer full service dinning and bars. And, the bowling lanes typically have sofas and bar stools instead of the typical bowling alley decor. You also get full service waiters at your lane as well. So, you can order food and drinks while you bowl.
Anyway, it just seems like downtown Nashville could use a venue like one of the upscale bowling lanes. They're also gathering places to watch sports as well. Just wondering if Nashville Yards or 5th & Broadway would be a good location for such a venue. These places typically have no more than 15 lanes, and several billiard tables. Some also have bocce ball, arcade games, skee-ball etc. But not on the same scale as a Dave & Busters. Some even have dance areas with DJ's.

I walk at lunch every day and just noticed these things buzzing around. Looks fun. I guess if you see one sitting around you can just use it? I saw one leaning again a bar on Broadway and wondered if someone can use it or does it still belong to the previous renter? Anyways, they go pretty fast. I didn't have issue with it but I can see some accidents in the future with the volume of people on foot.
I think you just abandon it when done. They are 15c/minute so I wouldn't think anyone would try to save one while having lunch as long as there are more nearby.
I went running near VU around 5pm yesterday and saw at least 9 of these being ridden and several other parked. At least half of those being ridden were on the sidewalk. I think that is what Metro is concerned about as well as the fact that after a ride they are just left on the sidewalk for people to trip over. Their model of having people go out to collect/recharge them every day sounds like a good way to make even less money than being an Uber/Lyft driver. "oxo" electric bicycles have been showing up in our neighborhood recently as well, but I guess people are keeping them off the sidewalk or they haven't received as many complaints as bird has.

Design within reach of the curb, because that is where you'll be living after you buy that couch... but hey, at least you'll have a nice couch to sit on!
DWR was not named that because they competed with Ikea on price. It was named that because at the time a lot of that furniture was only sold to interior designers or other professionals and not directly to the public.

Good question. No doubt they're not run of the mill materials, and apparently of the highest quality available. I've been on campus a few times over the past year, and have seen the stonework being trucked to the site. So I'm guessing a lot is done offsite and the folks on the site most of the time are regular construction people. Brick, interior, p&p, etc. Wonder if one of the architects here has any insight as to how many specialists are needed for things like that stonework, or the slate shingles.
looking at brick/stonework/windows/massive steel to support the slate roofing/metal work such as guttering these new VU buildings are extremely expensive. they will be there a long time. of course their calculus on these things is different than it would be for the rest of us since they don't pay taxes.

A little odd not to have a single 1 bed unit. I think the decision to have 4 x 4 bed penthouses is a bit strange too. I think the demographic for an industrial area like that is probably looking for 2 or maybe 3 with more entertaining space. If things slow down this could be the "West End" of 2017 given the price point.

They are drilling and blasting at site of Music Square Flats next to the "Octagon" building. 230 apts + retail.

I would still hate to see this derailed because of a shadow issue. One moves to the city for convenience and lifestyle, not swimming pools and sundecks. IMHO, swimming pools and sundecks is a suburban lifestyle.
I live in a highrise in Midtown and the pool deck is very important to the people who live here. I would guess that if it weren't available more of them would be living in the suburbs. If I were a developer I wouldn't even consider building any significant project without one. I do agree that they should get the variance and go to 38. Everyone else around here got theirs.

which construction site is the actual site for the apartments? If it's not the site that has 2 floors already built, what is that?
That is Cadence. Skyhouse will have a tower at the corner where SubStop was and a few floors of parking on the corner where the two old houses still stand (at the moment anyway) at corner of 17th and Division.

That's a very expensive rendering for a group I thought was just going to sit on the land for investment...
I think you are thinking of 19th and Broadway which would surround Hattie B's. Its not as far along as this one from what I can tell.
-
I know I should know this, but, I can't remember....what is going directly behind the Roy Orbison building....the site is decently far along and I can't remember what is going to be at all
Cadence. 193 apts.

On a related note, the traffic lane closures are a big inconvenience as well. Chet Atkins was closed completely while Artisan on 18th was being built. Yesterday Division was down to 1 lane each way at the Roundabout. I thought that Prima opening would get that section Division back to 4 lanes (they were using 1 for construction staging), but now they are using that lane exclusively for valet parking. In front of Bound'ry at least they only block off parking spaces, not actual traffic lanes.

A little sad that a downtown building has to get special "bonus height" permission to build 11 stories.
