  1. I don't think there are any duplicate stores at CBL- Friendly Center and GGP-Four Seasons once the Belk leaves. The thing is I don't think the majority of Four Seasons tenants would "fit in" at Friendly Center so not sure if CBL would pick them up or not. Sears as a whole is struggling and recently closed its flagship store in Chicago so I don't see the Sears brand being around much longer. So I could see the Sears store closing at Friendly and being replaced by another department store such as Dillard's or converted to smaller shops and restaurants. Also the Palladium where the new Belk just opened has available land that could be developed into a lifestyle center and could also capture some of Four Seasons tenants.
  2. The historic "Book Trader" building at 312 South Elm Street will be renovated into ground level retail with the top two floors being apartments.   3. Stone Brewery has selected Greensboro as a finalist to locate its east coast brewery and distribution hub. Stone Brewery would also have a full service restaurant, gift shop, and gardens.   4. Richard C your post about Pottery Barn is a mute point. I could very easily make the case that Winston-Salem doesn't even have an Ulta store but even the city of Burlington has had this store for years(Greensboro has an Ulta store as well). I could list many more examples if you like but I will leave it at that for now.
  5. With all the development in that part of downtown that has been proposed since 2012 it is likely that Roy Carroll's plans have changed significantly, and I mean for the better. For instance, his original plans were just for a hotel and once the Performing Arts Center got the green light his plans for the area became much larger in scope. An Aloft hotel or something on that scale is very likely considering the location and planned projects nearby. It appears that Fall 2014 is shaping up to be the season in which we see several projects beginning construction. It should be an impressive sight. At the very least, and as of today those projects include: 1. Tanger Center for the Performing Arts 2. LeBauer Park 3. Wyndham luxury Hotel 4. 506 Battleground Mixed Use Building 5. Roy Carroll's Mixed Use Project 6. Union Square Campus 7. Ongoing construction of the downtown greenway
  6. A new 3-story 40,000 square foot mixed use building is to be built at the corner of Battleground Ave. and Smith Street this fall. Total build out should be completed by mid to late 2015. The bottom floor will be for commercial use while the top two floors will be for class A office space.   7. Belk at Friendly Center is under construction to become a "flagship store" with completion in October. This store will feature much higher end merchandise not found in a typical Belk store. Belk will also have a stand alone home store completed by late summer located on Green Valley Road across from the main Belk store. Also a buckle store appears to be opening soon according to their website.
