  1. Just confirmed the new construction on Arthur down near Leon's Liquors building is listing for 349,900, which will be a new high point for Elizabeth park.
  2. I am beyond excited about this. Never thought when I bought over here in 2013 that 2.5 years later would have a local pizza place with beer options in walking distance.
  3. Does anyone find it strange that a stable neighborhood full of middle class families is being called a frontier?
  4. Right - anything north and west of HBV and Hope Gardens. So Fang, North Fisk, Elizabeth Park, Jones. Cumberland Gardens, where I am, is probably going to be a little behind, but not far. Anything that goes on the market right now is selling quickly if its priced anywhere near correctly.
  5. Yes - they did go under contract after a 10k and 15K price reduction respectively. I'm getting word that there's about to be a construction boom across the interstate in North Nashville. Everything is flying off the market if its priced at all reasonably.
  6. It's close, but it's not quite there. The attached new constructions on Arthur haven't gone under contract at 365k and have been in the market for several weeks. The most recent sales in Hope Gardens in the 2200 square foot range have sold for 450k. So HBV is still around 10% less. It's hard to compare the Trust properties on Acovel because of the huge rooftop decks and fantastic views there. I think HBV will catchup with Hope Gardens in the next 6-12 months assuming Greece and China don't screw everything up - but it's not quite there yet.
  7. Agentemo - there is a pretty large price differential north and west of 65. The most expensive 3/2 up there just sold for 183 per foot on 10th Ave N last week. HBV is considerably more expensive than Elizabeth Park. And Germantown/Salemtown/Hope Gardens are way more expensive than HBV
  8. Went to Jack Browns last week. Great food and good beer selections. Not much food for the price though. Deep fried Oreo for a dollar was a great choice.
  9. Google fiber has applied for a zoning variance to install a fiber hut at 2508 Finland St in North Nashville. I love 3 blocks from it. Is it safe to say that the location of the fiber hut means that the neighborhood will be early in the rollout for fiber service.
  10. Finally got up to speed on the row home project at 9th and Cass/Dominican. Read through the notes from the planning meeting. Was approved with conditions. Appears they want to see front elevations before they let them get started. But with that project on that corner, Multiple projects on Jefferson and 21st Ave N areas, Kelly Bonadies stuff on Buchanan, traditional North Nashville seems to really be getting going. BTW - updated tally on new constructions up there: 3 duplexes and 2 single family homes on 14th Ave N between 1500 block and 2200 block. New construction at 12th and Wheeless is under contract all ready. New construction on Heiman just east of DB Todd appears to have slowed along with one on Arthur just south of Buchanan, and and Urban Core Homes has a nice little folk victorian historic replica they are building at 9th and Clay. Also - permit was pulled for some sort of business rehab at 1925 12th Ave N in what used to be a church. Unsure what's going on there as the permit didn't give much of a clue.
  11. Anyone heard anything on the opening date for the Germantown Pub. Or who was in charge of the awful exterior colors that were chosen.
  12. You'd have made quite a bit more money if you'd have built on the lot at that price. 700k of house could go on there and you'd have had roughly 300k of costs. Obviously there's more risk to building but that's a heck of a lot of profit.
  13. With the influx of new folks - its pretty much rising all boats. Few houses not under contract in Antioch or Bordeaux, areas that for the last several years have seen very low demand.
  14. Just got notices in the mail that DJ Wootson is applying for SP of 1818, 1818b Scovel Street for up to eight units and 1822 and 1824 Scovel for up to 12 units. I guess he hasn't been able to get 1820 yet....
  15. One has an odyssey construction sign. They are also building at 9th and clay. I think the house on Arthur there that's halfway finished might be a private owner not a spec build.

  18. Back on topic - Green Fleet Bicycle Shop, which has been located off music row I believe, is moving to 10th and Jefferson in the old Crossman Mufflers building in HBV. Sourced from their instagram page.
  19. I'm honestly surprised there hasn't been a movement to get everything between I40 and Cass Street, at least from Delta to DB Todd, renamed something with Buchanan in the title. That is really the focal point of this neighborhood .... its more broadly "North Nashville" which is what I've been calling it since I moved here, but I feel like something a bit more specific needs to develop. Apparently the areas near the colleges is going to be "University City" which I'm fine with. But maybe its divided up - The Capitol District, including Germantown, Salemtown, HBV and Hope Gardens, Buchanan Business District, encompassing Elizabeth Park, Jones-Buena Vista, Cumberland Gardens and North Fisk, Buena Vista Heights can stay that, Metro Center, University City and I assume Marathon Village up to Jefferson is going to get lumped into North Gulch.
  20. I'm not sure why they are branding this metro center. This is definitely Jones-Buena Vista/ North Nashville.

  24. Right RookZie - Kelly's quote says "certain" developers. Not all developers. She's not against development, at least as I understand it, but against cookie cutter, profits before people, displacement type development like we've seen in other neighborhoods within the city. She's been using the hashtag in social media "if you don't care don't come to north nashville" - and as a resident of north nashville, I'm on board with that. If it's possible to have a mixed income neighborhood focused on artists and makers and people of all income levels who live and work together - that's what she's trying to get going here. It's going to be difficult given the money pouring into this city from all over the country, but if we don't try, it certainly isn't a possibility.
  25. I suspect his comments are targeted to keep values low. You're right - he and his wife have purchased about 8 lots in the neighborhood.
