  1. Clarksville to potentially have a 40-50k sq ft, 1,000 seat conference center and  hotel by 2020. This is good news and is sorely needed, the bad news is that it will be off I-24 exit 4, already jam packed with traffic.

  2. It's nice to see this happening. And I agree Whistle-Stop, with the growth between exit 8 and 11 plus a lot of in-fill housing development, the city should be able to support another major retail center. I know that the old mall on Riverside has posted signs for some time about increases in retail space, advertising spaces as large as 80K square feet. Doesn't seem as though anyone is biting though.

  3. New project breaking ground in Oak Grove (up Fort Campbell Bvd.). Should end up being a relatively major shopping and entertainment area (based on the proposed plans). The first stage, a movie theater with a modern 80' screen, is scheduled to break grown on the 20th. This will provide additional entertainment and shopping options for Clarksville and surrounding communities:

    Excellent data...it also helps to clarify the need regarding I24 expansion. Looking at the data you have compiled I would say that Chattanooga has a primary need (into and out of the west side, exits 167-178, but also Kimball and South) followed by the Nashville to Clarksville stretch. My concern is that the growth in these areas appears to be faster than the rumored I24 expansion plans allow for. When you consider that a new plant will open off exit 8 employing 1800 people within a couple of years (Hankook Tire), with rumored additional industrial growth this will guarantee a travel nightmare for years to come (plus prove to be a restriction on future growth).

  5. New to the forum and perhaps this has been covered. My family recently moved to Clarksville from Warren County, TN. We didn't hear much about the city, unless there was some major crime. After moving here and talking with many individuals we realized that this city is a nice place to live, is rapidly growing (apparently 5th fastest in the US above 50k population) and takes pride in it's unique identity, as opposed to being included within the Nashville metropolitan area. Recent plant announcements, such as Hankook Tire, show a region continuing to grow rapidly and there has been a surge of new restaurants (mostly chain unfortunately), etc..

     

    I do see some concerns. While it is obvious that the city and county leaders are aggressive with new development, when it comes to development input from the national and state level it appears that Clarksville and the surrounding areas have been largely forgotten (though state efforts with Hankook and Hemlock are noted). As example, I24 is still 2 lanes each way with serious traffic issues between exit 11 and exit 4. When compared to interstate expansion south and east of Nashville it makes one wonder if the state has forgotten that its 5th largest and one of the fastest growing cities sits only 40 miles north of Nashville.

     

    This area has tremendous potential. I am afraid that, without improvement to the interstate or addition of rail, Clarksville's growth will bog down like I24 traffic.
