I'm really glad to see that this project is based around an outdoor promenade. The earlier developer's renderings suggested one big building – which sounds a lot like Waterside. If the mix of businesses is right, this place has the potential to be really nice. There are some DC area developments like this that work quite well. A lot of the Pilot commentors are being childish about the bowling alley concept, but the one in DC's Chinatown (Lucky Strike I think?) was always full – and that's with really expensive drinks.

It's a bummer that we'll have to wait longer, but I sort of understand it. There is a presumably 200-500 million dollar investment going into a space this large, and not a ton of precedents to study like arenas/stadiums. It's good to hear that the creative part of it is done. Progress!

Peterson got another year extension to conduct economic viability studies. It would feature a parking garage with at least 1,500 spaces.

I rode my bike by on Memorial Day. The tower is all gone. Looks like they're going to incorporate the entryway to the beach club with the domed roof, but everything else is rubble.

That would be amazing. That KMart is a dump and doesn't get a ton of traffic with the Target across the street. I feel like that parking lot is never full. -

Looks pretty nice. It will be right next to the new shops/restaurant complex behind the pier between 15th and 16th too. Hopefully the south end of the strip will start to see some redevelopment. Can someone bulldoze the clubs at the end of 17th street please? -

I think they are knocking down the "new" hotel at the beach as well as the one story beach club that is next door.

Yeah those are really nice. Anything to break up all the beige tones along Atlantic. I think this is the area around 27th, I hope they can come to some agreement to buy up and redevelop the other side of Atlantic. I think it's an Econo Lodge right now.

Hopefully they do a good job with incorporating the street level and including shops and restaurants. The improvement in walkability at the area near the Hilton is really great – the hotels are pushed back from the street. I think it should be a requirement for new hotels.

They've torn down the entire block between Atlantic and Pacific from 14th-15th street. Construction is in the early stages and for lease signs are up. Looks like this will be one of the first redevelopments that is based on the form based code. I'm happy to see outside seating, and some variety in the frontages with awnings and balconies. Looks like the bottom floor will be "anchored" by a Sunsations (surprise surprise!) but they'll have multi-story shopping, which is new for the strip. Great point. There is a real possibility to connect the Dome site straight back to the arena/convention center and have some development off of the strip (which I think would really benefit the Beach). Did the company in Northern Virginia fall through on the Dome, or are they just delayed?

As excited as I am for the arena, I'm looking forward to what effect this has on 17th Street. There is already a little bit of a revival with the OneTonie Studio, Hearth and Plow, Chartreuse, and new creative space going in on the corner with Baltic. The fire station, police precinct, and library are nice newer buildings too. It would be great to see some of the other dumpy places torn down or at least converted. They can start at the shopping center with AutoZone and Dollar General... its a major dump.

Can you be specific about what you don't like about National Harbor? Not trying to wind you up, I just don't get why that place would generate so much outrage. Is it a mecca of urban planning, culture and lifestyle? No, not at all. But for urban infill, it seems to be a pretty good example of a new development in an unused space. PG County previously had nothing more walkable than the distance from your car to the store you were going into. People of a variety of social classes seem to enjoy the National Harbor, they walk around, shop, visit the restaurants and go to events year round. They even have a decent selection of chain and non-chain restaurants. The National Harbor is no different than Town Center unless I'm missing something...

I like that they're vision is for an "outdoor village" rather than one big contained building. I think the walkability would make this connect better to the strip at Atlantic Ave.

Looks like the Peterson Company is going to be granted a six month window to put together a proposal for the site. Next step towards putting something there. In my opinion this space is more important to the future of VB than the arena. This proposal seemed to be the more agreeable one in terms of money and experience from the team. I'm wondering if there is going to be any movement to redevelop the 17th Street Corridor from Birdneck down to the beach in tandem with this. Right now it is pretty junky in a lot of places. Staring out from this brand new arena at the AutoZone, Janitorial Supply and Sex shop doesn't seem like a positive view of the area. Part of what makes the Verizon Center in DC so nice is the neighborhood around it in my opinion. At any rate, this is promising news.

I'm excited that the people behind the National Harbor are behind this latest proposal. I've been to the Harbor a few times and it is a nice mix of chains and local restaurants and has good pedestrian and outdoor space. I also really like that they are pushing back against VBCC to include mixed use housing in the project. Lets hope that this becomes something that attracts people year round rather than another tourist destination that stagnates in the off-season. Fingers crossed.

A 200ft ferris wheel may be coming to 17th Street at the oceanfront. I'm assuming this will replace the park/stage? I briefly went through the proposal. I really like the concept. The light rail is very nicely integrated in the plans and the design would be really unique and noteworthy for the area. I'd love to see what this project will do to the 19th street/17th street corridor from Birdneck to the Oceanfront.

Long term thinking, but if some sort of entertainment and shopping complex ends up happening on the Dome site, the 18th/19th street corridor could start to have a nice urban feel. There's already some clustered shopping and dining at Croc's, Wearings, WRV and Badass Coffee. If the few residential streets in the middle could be converted we'd have a nice core starting to happen.
