  1. ^^ it may have been its own area, but with Mt Pleasant going all the way up hwy 41 to the wando and clements ferry development reaching out to meet it, they are about to grow together at least. But also, the character of development in that area is compatible with the development in Mt P. Its Technically not Mt P, but awful close.
  2. yeah sort of...I kinda lump Daniel Island and Clements Ferry Road all into Mount Pleasant. And from what I can see Clements Ferry road is about to explode. I rode up that way last week and there are probably 8 new subdivisions breaking ground over there. Most of that land is in the City of Charleston or Berkley County, outside of Mt Ps' permit Cap trap. West Ahsley may become a contender, with the Carolina Bay subdivison kicking off, but other than that, there aren't't a lot new homes available. Hunt Club is filling up and Grand Oaks is filled. I know they are planning a gigantic subdivison between Hunt Club and Village Green, but I'm not sure when that will kick off. As far as new units, its either Mt Pleasant, or Dorchester or Berkeley County .

  4. well my own eyes tell me that Charleston is growing at a faster clip. teh Post and courier recently did a story that showed 113,000 homes under construction orin proposed devleopment. The lions share of that growth will be in Berkeley county and in Dorcehster County outisde Summerville. My only thing is that with housing costs rising so sharply in Charleton, there has to be a dampening effect on people moving here. Also, CharlestonNative is right, although the Bob McNairs of the world continue to build mutli-million dollar homes on Kiawah, the majority of newcomers are regular joes from every walk of life. There are great things happerning in Columbia, and truth be told, i would rather be there, you can't deny what taking place on the coast. Folks from Cola and Greenville need to come down and take a look around. YOu might be suprised.
  5. the redevelopment of that area is very exciting...I just think it is a very long term venture. There are alot of people who still need to sign on to this deal and alot of work done after that. Alot of properties still need acquireing. Rhodia as well as the concrete plants, etc along Azalea Drive would all have to relocate. Then that land would have to be cleaned up environmentally. Then of course the wrangling with DOT over the relocation of busy interstate. That is at least a 15-20 year process in itself. I deal with Robert Clement occassionally and I know he is going to do it. He has the money and the politcal power to pull it off. I just think it is a long ways from being realized fully.
  6. this project is down the street from another 17K Sf office building planned to break ground in a couple of months, and is almost next door to the SC World Trade Center and the Coliseum/Conv Ctr/Performing Arts Center. This area is gonna be really hot in a minute. Tanger outlets is a stones through away, and the (ughm) City of North Charleston has a streetscaping project slated for this area.

  8. ....the article says they are in negotiations with the current tenants....although I'm not sure they can accomodate the restaurant....the rooftop location is kind of what makes it what it is.
  9. There is a Millenium Music currently at that location. There is also a rooftop restaurant.
  10. I agree with your conclusion, but I should note that the Urban growth boundary is a county creation and is set and monitored by the county. The City of Charleston is in no way obligated to adhere to those limitations....But I would have a hard time seeing Charleston annex to Wadmalaw Island.
  11. New Hope and Sheep Island are both in Berkeley County but are squarely in the path of growth extending from Summerville. Westvaco recently sold off more than 5000 acres off of SHeep Island Rd near 176 to Crescent, LLC (the development arm of Duke Power). Talk that the site could support upwards of 16,000 homes has them scared to death that the relatively rural area will change...and they are prbably right. New Hope is out near Jedburg. There was a zoning change request last year from a developer who wanted to build like 500 homes. THe change was ultimately defeated, but the folks in the area want to gain control over planning issues.
  12. ding ding...you win the prize. They say they want to control development, but there are scarcely any developable parcels left. They complain about traffic on Folly Rd, but acknowledge that most of this traffic is beach traffic heading to Folly Beach, which incorporation will not correct. I think at this point, its more about a vendetta and retribution from the 93 attempt than anything else.

  14. I couldn't agree more. Kind of flies in the face of the concept of a "city". or worse a "town".
  15. any respectable area on the peninsula would be out of the "affordable" category. The "upper" peninsula would be the the most affordable area with prices starting in the mid 200's (you can find less if you are willing to fix up a wreck...could be a good investment). As you head south the prices head significantly north. West Ashley is reasonably affordable,but not cheap. You can generally find areas there to satisfy most budgets, though.....good luck.
