  1. Must have just missed you. I was walking around downtown monroe today too and had lunch at Main Street bistro.

I’ve spent a lot of time in Union the last month and I must say life is becoming utterly miserable there, traffic is absolutely horrendous.

I didn't realize there was a new restaurant/taproom planned on Cabarrus Avenue...interesting to see what the offerings will be.

It will be percent taphouse. The owner currently has a location in Harrisburg. He was going to simply expand his operation there but couldn’t come to an agreement with the landlord for unfit allowances, so he decided to open a second facility and found a spot in downtown concord.

Welcome to the site BalanceB. Now give some context and meaning to your post.

He’s just link building for someone trying to rank better for the term electronic music (it links to the site he’s trying to improve search rankings for). Probably a bot actually.

I think we know who to blame for that massive speed bump in the road.  My belief is that 1st Ward would be VASTLY different (especially from a skyline view at this point), if some fender head "developer" didn't create the former and current chokehold on that area of Uptown.

No doubt,  but the homelessness on that side of uptown also creates a massive hurdle.

if you’re going to spend hundreds of millions developing a property, spending $10 million more to locate in an area not overrun with panhandlers is not going to make it break the project.

while on the topic of Levine, I really wish the city would do something about that parking garage.  Infuriating that it’s allowed to be left unfinished like that.

That’s my concern, too. But the free market is determining the current development areas. And the momentum is in SouthEnd.

North Tryon and first ward are slow to move forward because of Levine (as you mentioned), public money and interest, and place-making projects that seem to take longer to get off the ground. North Tryon is also home to, and in close proximity to, several non-profits that provide services to our homeless community. Doesn’t bother me personally, but I have to imagine the noticeable numbers of homeless people on the north end of Tryon does stifle growth or at minimum, desirability to live and work in that specific area.

The homeless are why I would never choose to live along the north tryin corridor. I know it sounds callous but they are insufferable and make spending time in those areas  miserable. It would be more tolerable if there was a significant cost difference to live there, but it still has a premium price.

was down in the village of Wesley Chapel which at last count is over 9100 people and growing.  In this largely formerly rural crossroads, they zoned 3 corners for shopping centers and have a great tax base compared to some of Union County towns.  They have 201 Central the Harris Teeter wine store across from a regular Harris Teeter and another shopping center with Target and Petsmart and several restaurants.  Their tax rate is a couple of pennies per $100 of value.

I forgot these 201 Central stores were even still around.  From when they bought Lowes food stores in this area and they wanted to keep others out.

I went to Wesley Chapel Elementary. Sure has changed a lot since then.

I work in retail real estate. It's been an obvious trend with our tenants that the larger ones (national chains) are the ones receiving funding from the PPP and I haven't seen a single retail/restaurant tenant that we have in our portfolio that's a single location operator that has received approval of PPP, while almost all of them have applied.  It's really unfortunate but not surprising. These larger ones have their lawyers all over it and have a direct line to their lenders, so naturally they're going to have an advantage against the sole proprietors who are attempting to navigate the process themselves and generally aren't sophisticated. I don't think it'll be much different in the next round of funding either.

I was not approved in the first round. Doubt I will be this time either.

its a joke that businesses with 400-500 people are lumped in as small businesses with 5-10 person operations.
