  1. Im sure dot has alot of smaller projects listed for every second tier city. But major construction projects are what dot is going by probably because the cost will be in the millions. If you check the website augusta has the most major projects planned or going on out of the 2nd tier cities. Dot doesn't list all the small projects throughout ga, only the ones who will be massive. Take it up with dot its their website they have richmond 7, bibb 4, muscogee 3, and chatham 2. Metro augusta 13, metro macon 11, metro columbus 6, and metro savannah 6 All projects work in phases btw.
  2. I dont think anybody from augusta said that macon doesn't have more interstate access now. But according to ga dot site when all the construction is done in bibb, richmond, chatham, and muscogee. Richmond county will have 3 more projects than the second closes bibb. Metro augusta will have 13 the second closes macon will have 11. There is more major transportation construction going on in metro augusta than any of the 2nd tier cities. The facts are augusta has more planned projects by dot than any 2nd tier city. So all im saying is dot will be spending more money and doing more construction in augusta than every city in ga besides atlanta. Nobody said macon or savannah doesn't have a better interstate system now.
  3. I agree with you that interstates are not everything. But the larger the metro grows the more interstate access it will have. Fulton county had 23 projects on ga dot site. I-20, I-75, I-85, and I-285. When riding down atlanta interstates you feel like you are in the city miles before you even are. Fulton 23, richmond 7, bibb 4, muscogee 3, chatham 2. Atlanta because of this feels more urban if you drive or walk around the city. All of ga cities are growing alot faster than before though. Columbus, savannah, macon, and augusta, will look alot diffrent by 2015.
  4. Augusta already has interchanges on its interstates just like macon. Dot is constructed them to have fly overs which are more likely to be seen in cities like atlanta, houston, or la. You forget that alot of the major projects in ga go through richmond county Bibb I-14 fall line freeway Chatham I-3 Savannah river Muscogee I-14 fall line Richmond I-3 savannah river pkwy fall line I-14 Ga dot is already doing more construction this year in richmond than any county outside metro atlanta. So saying richmond county will be the most urban county outside atlanta is not a stretch. Btw wikipedia and us census both give estimates. The us census doesn't use a special device or something that others sites don't use. They both are not exact just estimates
  5. I understand macon is growing with transportation projects. Ga dot is doing more in macon and metro macon than in columbus and savannah but not augusta. All of augusta projects on the ga dot site have already started construction this year. This project is very nice but will not start construction for atleast 5 to 6 years. Richmond county had 7 next was columbia with 5 which is apart of metro augusta. Richmond 7, columbia 5, bibb 4, peach 4, and bryan 4. I agree that macon is growing faster in terms of transportaion than savannah, and columbus, but not augusta. Richmond county according to dot has more construction going on in transportation than any county outside metro atlanta. Which means richmond county will definitely be the most urban county outside atlanta. When alot of this construction is done im sure macon will feel like a metro area when driving down the interstates. But riding through augusta interstates it will feel bigger. GA dot by city 1.   6. I think PJA got that augusta gain population from the AJC article in another thread. The article breaks down population gains by county. I dont think it was from wikipeida But when they see this im sure they will respond for theirself Also when people move to south richmond county in hephzibah or blythe augusta gets no added population. Thats 10,000 ppl who are missing from augusta population but are in living in south richmond.

  8. I don't think anybody know for sure who is adding more retail out of the 2nd tier cities. Some people have a diffrent opinion on what a shopping, power, or lifestyle center is. Will have to see in the next 3 to 5 yrs. wikipedia is right sometime and is says the village at riverwatch will be the largest lifestyle center in the state of ga.   9. 1 large hospital is good but 3 large hospitals is better. Augusta is the medical center of the southeast. Ppl from columbia, savannah, and athens come to augusta for injuries. The Medical College of GA is still in augusta Three of our top hospital are expanding at the same time Doctors Hospital isn't alone in its 55 million dollar construction. University Hospital is in the midst of a $94 million renovation, Medical College of Georgia Hospital and Clinics is planning $110 million in projects in the next few years, and the school is planning a $124 million new building for the School of Dentistry that will likely be part of a larger medical education complex with new facilities for the School of Medicine. Thats 383 million on hospitals in augusta Macon does have one of the largest malls in ga but is not the state's 2nd largest. Im sure macon mall is about 1.3 to 1.5 million sq. ft probably a little more than augusta mall was before it expanded. Atlanta has the top 2 to 4 largest malls in ga then augusta, followed by macon. When macon's mall add a lifestyle portion then it may be bigger than aug mall, but not right now
  10. Out of stonecrest, perimeter, and lenox 2 are probably bigger than macon and augusta mall. Stonecrest is not that big it just has alot of strip malls and hotels surrounding it. So the sprawl around makes it seem alot bigger. But atlanta probably has the top 3 or 4 biggest malls in ga. Augusta mall was 1.3 million sq. ft before the lifestyle center addition.   14. Im sure every 2nd tier city is getting similar developments condos, lifestyle centers, judicial center or convention center. But what new retail did macon, savannah, or columbus get in 2007 that augusta didn't. Augusta got new retail in 07 that the other 2nd tier cities didn't get. Augusta is building lifetyle centers and a new mall like macon and im sure columbus and savannah are doing something similar. But what retail does macon, savannah, columbus have to match augusta. I know savannah has a small marc jacobs. Augusta's new retail was hollister, buckle, chop house, and pf changs. If developers see your city getting growing trust me new retail no presently there will follow. All major cities should have these stores. If augusta got these stores first why wouldn't it be the first to have neimans and marcus, saks, or bloomies. Costco another new retailer is coming to augusta in 07 does savannah, macon, or columbus have one Again augusta has a advantage over the 2nd tier cities in getting new retail besides savannah. Savannah is a tourist town and second in ga in tourist and augusta is third because of the masters. When developers see that our metro is 150,000 more than the second closes city. Costco, and pf changs and others who have came in 07 see that augusta has the most affluent besides atl in ga to handle these stores.. Augusta will be the first metro to reach a million bc it has a huge headatart start.
  15. You can't put augusta in the same boat with macon, savannah when it comes to flight. Laney walker area, harrisburg, and other neighboorhoods in east augusta or historic areas are or will be develop. The city will spend almost a million a yr to redevlop this areas, laney walker is building new homes now. White flight starts the suburbs, then ususally other upper middle class or wealthy families of any race go next. Flight hurts every city until they redevlop and add condos, townhomes, or other middle class or upper middle class residential areas. But upper middle class flight of any race doesn't affect every city the same its diffrent. Since white flight is more common than any other race. Central city demographics Macon 35.46% White, Columbus 50.42% White Savannah 38.86% White Augusta 44.91% white South richmond county has 2 towns that are seperate from augusta. Hephzibah 71.37% White Blythe 81.62% White So augusta and columbus have done the best job at keeping the flight that's the most common under control. But here is the adavantage augusta has a larger metro than all 2nd tier cities. Developers who want to build in downtown or the central city look at MSA or CSA populations not just the city. Augusta has the most tallest buildings of the 2nd tier cities and were going up in 2008. So the first city to get a major skyline with skyscrapers will be augusta. Savannah doesn't want skyscrapers macon has the 2nd best shot but has 100,000 ppl than augusta in the central city columbus has no skyline so it can't be considered
  16. Augusta is already mostly built out. I dont think ppl realize how big richmond county is. Most ppl when they come to augusta only will see west augusta or downtown aug. There's nothing big in south augusta or east to draw ppl to that side.The augusta mall in the central city wasn't a boom in retail we just got.These stores in ga are only in atl and chop house isnt in atl. In 2008 2009 there will be alot of construction in the heart of downtown. Construction on the whites building (retail/residential), library, tee center, judicial center, and condos will all be going on in 2008 and 2009. Augusta can only build up not out except for suburbs and south richmond county. Come back next year and see, trust me you will be shock. Especially when driving down I-20 or 520. St. sebastian is a transportation project that will be in the central city that will allow residents to get to the medical center downtown. Augusta population grew this year and macon probably still is losing.Thats what im saying more ppl who would have lived in the suburbs will be living downtown in the condos, or whites building. Thats alot of ppl just for two developments. What transportaion project downtown or on the edge does columbus, macon, and savannah have since you want central city. Augusta has st. sebastian a new pkwy that connects to the medical center. Also riverwatch is being construted on. Pkwys or interstates usually bring retail and development which you wanted. What new retail did the other 2nd tier cities get this yr in the central city not suburbs. Since augusta according to you didn't get any in the central city. You mean you came to augusta and didn't see any new retail this yr. A good indicator is new transportation projects, they ususally mean a city is growing bc the city needs bigger interstates & highways for its population. Aug has one project that cost over 180 million dollars happening right now on I-20/520 . Does columbus, savannah, or macon have one transportation project that big or somewhere near.
  19. Trying to find richmond county population is very strange. I have seen it as low as 189,366 where you have it above and as high as 207,000. I don't know if some are adding hephzibah or blythe to augusta or not. I thought even though both hephzibah and blythe are in south richmond they are seperate.   22. The Village of Crossroads has already open at the richmond/columbia county border. The complex is a community based setting has a Charleston like feel with fountains, pergolas, gardenbenches, and streetlamps, kind of a bygone Southern era where patients came first.   23. Not really i think the buildings are going to be 5 or 6 floors. Maybe in 5 or 6 yrs evans or martinez could get a 8 to 9 fl building. This may be good that this is not in downtown augusta, we need skyscrapers were a city not a suburb. Maybe it is better this way that aiken, north augusta, & evans, grovetown, hephzibah, will become their own city away from augusta. Kind of like atl, with decatur, marietta, or sandy springs, college park, stone mountain. Good news for evans instead of home depots and lowes and other strip malls. Since richmond county spilled over into columbia county. Where do yall think columbia counties sprawl is going to next mcCormick, lincolnton, edgefield, thomson, or grovetown. Not just sprawl but ppl who are going to move when columbia county becomes overdone with sprawl. I would say since evans is growing faster than martinez that grovetown and lincolnton will be next. But if evans grows faster towards grovetown instead of down washintong rd to lincolnton. Thomson mcduffie county will have a great shot to be the next hot spot since their population is about 7 to 10 thousand the same as grovetown. Grovetown is still to little to give harlem a boom. Mccormick still has a shot to because like lincoln the water has it advantages with selling homes. Since the savannah river pkwy is almost complete in south richmond, hephzibah and burke county will grow their combined population is the same as grovetown and thomson. My mom works at spirit creek middle and alot of homes are being built from tobbacco rd down into hephzibah. The goshen area or 56 could always add homes not sure if ppl called that hephzibah though. It seems augusta suburbs are doomed to be sprawly like atlanta. Why dont ppl look at a city only 2 hours away when planning a city.

    I dont know even though north augusta, & evans are growing fast. Aiken already has a downtown to work with, but in the future i guess we will have to see who continues to grow rapidly.
