  1. has anyone heard of tenants for the ellis square projects? i know of ruth's chris but havent heard much else, i would assume it would be nicer places

  3. going back to the riverwalk hotel, theres some construction going on next to the hyatt, so im guessing that is what it is, looks like they've got 2 or 3 floors up so far.
  4. well its good too see that savannah is pulling in solid and consistant gains. at this rate it should be about 350 k in the msa fo the 2010 census and about 415 - 430 k in the csa anyone know the 07 estimates for the cities themselves?

  8. wow the drawings look great. i would never trust a website for anything in savannah, they usually dont keep up with them. the building looks to be more like 8-9 stories on the riverside. where on riverstreet is it supposed to be at maybe i could go check it out and see if anything is happening

  12. that was talking about the cities. the ports are a different story. in terms business, yes, savannah is third, but the ports do provide pretty much all of the businesses in georgia with supplies. so in terms of trade i think savannah is definitly #1 since we provide the rest of georgia with the materials on which to build your wealth, even if savannah as a city isnt the wealthiest or biggest.
  13. the reason its not part of the csa right now is because theres just nothing between the two except highways. you have ridgeland and hardee ville and other small communities, but its all still fairly undeveloped. their is a strong connection between the two, transportation and buissness wise, and i think in the nex 10 - 15 years it will officially be one csa at that point, with jasper and liberty counties, and possibly effingham as well added to the msa. add those and even right now and you'd have an msa of approx. 465,000. now i dont know if we could add liberty because of the hinesville msa so without that it would still be about 400,000. now say you had about a 7% increase in population.(totally theoretical) with hinesville that'd be alost half a million. that was all estimation but it gives you the basic idea.

  15. i was on hutchinson island over the weekend and noticed three houses going up at the reserve over there. finally going vertical!

  17. found this on the wtoc site today, not big but its something. cant have to many statues in one city right? lol Hatian monument its right across the street from vinnie's, if anyone doesnt know where franklin square is.
  18. yeah, it is an ugly ass building.... but they should build something almost as tall, nd much nicer when the demolish it. i think they could fix it if they really wanted to, but then again maybe it would be cheaper to demolish and start from scratch. any news on whats going in its place? and yes the SRL does looklike itll inhance the skyline alot, tho i wish it was on a bit higher land, as 2 east bryan stands so much taller in the skyline than everything cus its the tallest and on the highest land. we need something to rival its height in the overall skyline, and while the 2 10 - 11 story highrises in the river landing would, they sit on lower land. but maybe they will, hard to tell till they actually build them, i just wish they'd get a move on lol

I went over the bridge rcently and it looks like somthing new is being built on hutchinson. not sure what it is or if it has anythin to do with the reserve project. its wood frame but its too big for a house. so no idea what it is but, something is being built on hutchinson, so thats always promising to see. no idea but i wish they wouldnt. seems like a better idea to renovate and redo the outside than demolish and lose that housing density (and another highrise)

  21. i know what you're saying, and yes we would have to add more counties, even as fast as effingham and bryan are growing already, but it seems like the big projects in the counties adjoining the savannah msa are geared towards a "live there, work in savannah" plan. most of it is residential. with a highrise zoned area in jasper county now, with that growth, and mostly working in savannah, or so it seems planned, that could add jasper. Mcintosh county is doing the same thing(though isnt it part of another msa already?). either way, if we arent ahead of augusta, i dont think well be too far behind at that point and eventually i do believe we will claim 2nd, though you really cant tell these things, it all comes down to the chances the cites actually act upon. all we know for sure is both are going to be alot bigger in about 15 - 25 years! : ) and if that interstate between the two is ever built the other 2nd teir cities will be eating savannah and augusta's dust..... but thats an if.
  22. I would say Savannah - D.C. ( historical downtown, highrises across the river and in the burbs) Charleston - ( a mini scale new york because its on a peninsula and already has the ground level density, though i dont see it going much taller) Macon - Columbia Augusta - Chattanooga Atlanta - just an endless sea of skysrapers across north GA lol

Have yall forgotten about savannah here? charleston has been mention a ton but no savannah. i realize it doesnt get much rep here, but consider this: the port of savannah is second now only to new york on the east coat, nd withing 5 - 10 years will double its size with a second port. now as far as the city goes, it is going through a rennaisance, but i wouldnt call it anything special yet, the tallest things slated for construction within the next year or 2 are the two 10 - 11 story buildings in the river landing. midtown is also starting to get some midrises, a few 6 story hotels have been planned, 1 already up. so even if the city itself isn't going full tilt yet, savannah as a port should be recognized more more than it is now as a rising star.
