  1. J&H Auto has closed and is up for sale.


    I’m not sure where this info came from, but They were open today and owner John said there are no plans to close.

    My wife did ask about the for sale sign that has been in the window for several weeks. She was told something like “the building has always been for sale for the right price”

  2. I do like the idea of a small plaza or greenspace on that corner. That project has been in the works for a long time. 

    I first saw iccf plans for division/wealthy in 2004 ish from a student who worked on it. Anybody here part of that first rendering/process? I can’t remember if the drawings above were part of that. I seem to remember they were in color - but that was a long time ago

  3. They also have thousands of physicians who make $bank too. Who cares? 

    A lot of people care. All those salaries contribute to the cost of healthcare in our community and make healthcare and health care insurance more difficult to afford. Just because other people/industries are doing it doesn’t mean it’s a good thing for our community. Spectrum Health says they are committed to to lowering health care costs, and part of that is examining how they spend their money. For community based non profit there is not a lot of public information about how much total compensation the top people receive.

  4. Agree. I was down on Monroe North over the weekend and it was happening.  If SH is taking properties that contribute to the vibrancy of the neighborhood, i hope there are plans to incorporate some ground floor retail/commercial.  To have that much area effectively *closed* outside of corporate business hours would be a travesty. 

    Spectrum does not have a great history with that. They had the opportunity to do this on their building on Michigan, but instead they located the restaurants in an interior food court, leaving blank wall and parking ramp entrances along the Michigan sidewalk

  5. I continue to bike there most Saturday mornings

    There are several groups of tents along the river there.

    It also looks like they are the process of upgrading the electric transmission towers that travel over the old dump. As of last week all the old towers were surrounded by wood platforms, which I believe are to prevent heavy equipment from sinking in the mud. New tower parts were on the ground beside.

    Anyway know the story on this upgrade?

  6. Looking at the images I obtained through nefarious means ( [emoji4] ), it looks like the Century Warehouse project and the new buildings being added totals close to 1 Million square feet. That's gotta be the largest redevelopment project in downtown history.

  7. Oh yikes! We just had a problem with two wine shops, now two sushi?
    Great to see that space being used none the less. Maybe they will be a strictly takeout place? That would at least keep both from cannibalizing each other.

  9. Great minds think alike. I've always thought the same about Eagle Park. So underutilized and such a high profile spot. 

    Redevelopment is good idea, but it might be a bit tricky since the buildings/property is not owned by a single entity.

    Mandating a percentage of affordable housing in a development is also known as "inclusionary zoning."   While i also think it sounds like a great idea,  it is  illegal in the state of Michigan.  State law would need to change to have something like in Boulder. 

    Also, from   what i understand with the point system that is used to allocate LIHTC grants, it is MUCH easier for a developer to do 40 units of low income all in one building than to do a mix of low income and market rate.  It sound like this is one of the few projects where that extra effort was put in.

     

     

  11. DASH ridership is strong, the new RAPID#19 hit 1,100 riders a day almost immediately.
    People will ride, all you need to do is provide a quality service.


    I heard yesterday that the main issue with the #19 now is that The Rapid does not have enough busses to ideally handle all the riders during peak times

    Looks like their  original fence design was a bit more modern ( more narrow horizontal fence pickets),  while what ended up putting up more closely matches what was there on historical pictures.

    In other related news, looks like Paul Lee and co are looking at a demo permit for house directly behind (north) of Donkey.  Wonder what they have planned . . . .
