Charlotte retail like Charleston's

What is it that Charleston has that brings all the great retail to Kings Street. They have all the fashionable boutiques, Saks, etc. It is such a cool street with such a big city atmosphere. Charleston is a city that has suburbs like Charlotte (North Charleston, Summerville, Hannahan, Sullivans Island, etc) so I don't think that the population is so large. Do you think that CHarlotte could ever have such a healthy retail downtown?
