The undeveloped east side of downtown

Downtown has a large strip of land in the east that is either derelict or underdeveloped.  What gives?

The strip of derelict/underdeveloped land starts along Calvin Street, where it's derelict.  When it crosses Broad Street, it's underdeveloped, with large parking lots just west of McBee Station, and more parking lots in the block bounded by Main and Broad.  The 100 East Washington and combined Marriott hotel buildings, which are relatively new, break up the strip, but north of them, there are more parking lots and lower-grade commercial buildings.

This is a large swath of under-utilized land.  Is there a large-scale plan to develop it?  And are the parking lots that are in the block between McBee Station, the Prisma building, Wesley United Methodist Church and a few newish office buildings just temporary, until something else is built where they are?

It's a shame to have such a large tract of land right in the middle of downtown, but underutilized.  It could be transformed into something beautiful.
