I'm sure we've seen the news, but Baja Bean Co. and Pearl Raw Bar are both closing.    I know restaurants typically don't have a long life span, but I do think we've reached saturation when it comes to restaurants.   Along with the ever changing retail landscape, I'm curious to see what the future of commercial spaces entails.

I don't disagree that we may have reached saturation...but in the case of Pearl, they are just rebranding just as they did when it was Delux. So it really isn't a closing IMO. The ownership is staying the same and they are opening a new concept. Also, Baja Bean mentioned maybe opening in a new spot that wasn't so large and also referenced that our low unemployment has made it difficult to hire and retain staff. My point is that I think there are more factors at play than just a saturation point.

Richbrau Brewing opened this past week in Shockoe. Hope to go check them out this upcoming weekend.

We checked it out this weekend and both really loved everything we tried. They are not IPA heavy like some. We had three of their sours and they were some of my favorite I have had anywhere!

Recently checked out Tabol and Castleburg also. There is something to like about all of them, but I definitely have my favorites. We have been here since 2010 and still haven't been to them all and more will be opening soon, like Dogtown in Manchester and Star Hill in Scott's Addition.

The development near Rockets Landing will be called Fulton Yards. Video renderings provided in the link below.

Looks like the developer will provide significant upgrades to the overhead train tressel and Virginia Capital Trail connections for visitors - both wins if the City and County approve rezoning requests.

    Deserving of its own thread?

I think it should get it's own thread. I'm excited for this and it looks like they are very serious. It is still a lot of surface parking, but I'll take it. When we lived at Rocketts in 2010-2013 there was not much around there and it felt so disconnected, this will do a lot to tie it into the city more and give it more retail options other than the 3 restaurants.

Ok.  I’ll keep the faith in them :)

Aren’t they the ones behind the farmers market hotel too?  Haven’t seen any life at that site either.

That project was / is a different developer...Louis Salomonsky. Again, he has a lot of completed projects so not sure what is going on with this one. It would be nice to see, but I can see a hotel being hesitant on this spot without being tied to another major draw and a somewhat unappealing piece of property visually at this point.

Not where there is market demand.

This is what, year 3 for the project and they still haven’t figured out the permit?   When they were doing demo it was at a pace slower than residential.

I want this hotel at this location but I’ve lost all faith in this developer.  This Richmond forum needs a “fictional development” thread and all of these hotel proposals need to go into it :(

I understand the frustration and I don't know what the problem is, but Shamin has developed other hotels like The Hampton Inn downtown and they are currently building a Residence Inn by Johnston-Willis Hospital. They have a history of completing the projects they announce, so not sure why you would lose faith in them. I do agree, things don't look good for this project for whatever reason...but I wouldn't lose faith in the developer. I have also seen that the Moxy website has never had this project listed as a coming soon for whatever that is worth. So perhaps Shamin couldn't reach an agreement with Moxy about some aspect of the development.

At this point, I imagine they never will. Football programs cost insane amounts of $$$, and it takes time to build up a program to get the donor backing and media $ to make it profitable, ODU’s quick success notwithstanding.

I have read that VCU has no plans at this time to invest in a football program and that they are focused on the current athletic programs. That said, my father was a college football coach for many years and when he was at South Florida, he said representatives from VCU visited to see how that program got started and looked at the expenditures etc and it's ability to fund other sports etc. I guess ultimately, they didn't like what they saw. That would have been around 2009 ish.

  7. Updates of The Locks Tower...still interested in how it will tie into the canal walk.

Pics from floodwall of South Falls site and City View Landing. Another building is going up in City View Landing with 2 elevator shafts that seem to be about 5 floors in height.IMG_20190505_104850.thumb.jpg.eeb40f28d8bae9abf63b641f38ace30b.jpgIMG_20190505_104857.thumb.jpg.549778f0bf0d2d75091b47bd43443c4c.jpg

  8. I walked by last night, along with hundreds of others, on the way to Friday Cheers and was absolutely disgusted. I cannot think of any other city I have lived in or visited that has a park in the center of town in this condition. Furthermore, it isn't like there are tons of parks in the city center to care for and it also isn't the case that other parks like Chimborazo are faring any better. Richmond deserves better! I mean what was the point of investing all that money to renovate the space if it's going to be left to ruin??

What is this?!  I know this is the Centennial Tower thread, but is this supposed to be where Centennial was supposed to go?  Never see or heard of this ever.

There was talk a few years ago of something like a 9 story building going there. It was around the same time the Centennial building on the corner where Chicano's is was being redeveloped. I can try and find the article.

A bit shorter than the other but it has some interesting things going for it.

I like that it is on the south side of the canal.

There will be 10 condos in the building (good to see ANY new condos downtown even if it is just a few, it’s still a good sign).

The rooftop restaurant will have the best view in Richmond and there is already a partner interested in operating  it.

Plus, I like that they are adding a little retail. I really hope this gets built and actually I think it suits the site better than the previous proposal.

Here’s  what a terrible apartment building looks like.    I do t get this one at all.  Early 70’s Fairfax office building with a Circuit City store grafted to it.  I hated the white textured brick and the arches but the grey and red panels  with it really take the cake!

The parking structure looks good though.    The infill is great, of course.

Yeah, not a fan of how this one is turning out and I had kind of high hopes. I didn't mind the lighter brick, but none of it goes together IMO.

  12. Took this today. I know I seem negative about a lot of these buildings, but it's just my opinion. I really think this one sucks too... could have been way better and what was there was more visually appealing IMO.

    On Cary near Belvidere

This one is a real gut  punch.

I thought this renovation was going to take Broad Street renovation to the next level.

    Instead, we’re getting this mess...
