    $274,495,000 in condos, 60% presold with deposits in hand, Ad buget of $3.9mm (marketing/sales/mixed), $1.5mm in pre funded RE Sales Commissions, ect. and it goes on and on.. But, the deal is doable with the right partner in charge. Financing will be the key and its out in the market looking for the right finance partner. This will be the key to the success of The Vue. But all the numbers line up and is a very bankabkle deal. Wish them the best...

    Agree, no Trump here. He is living large with more than you know, yet!. The Vue was a people issue only. The $ the partners would have made is large, but they had issues with the land takedown, the money they suddenly had to come up overnight due to one partner having his own issues. And that cost of that money allowed the Sopranos to extend their season a few more shows.

    True... However, as I posted in this forum about The Vue's issues in the past, with closing on the land, issues with rezoning, ect, it has all come to be true. So with that said, they are regrouping as we speak. They looked for a change agent to come out of nowhere. A White Squire to save the day. The project has been saved, but the players have changed. Look for some type of annoucement coming soon. Good for Charlotte, not so good for the original players. But it will be built!
  4. Designers & land planners have painted 3 so far, while the man that is a main prop, has a solid base behind him. This is how he rolls. Find a base, place his name on the sign, get others to build. The image guys are ready..
  5. 2 towers, unlike the ATL dual towers. The first being 35 on top of a base of 5 and the 2nd being 80+???? Side by side is the only way it will work, as a site nearby may be historic, unknown to many and no one can convert. That is if no one else will play. If others play, then it will be 3 towers. 45, 60 and a small building connecting the two as a small spiral in the middle at 70. But this is a long shot. Either or, look for office, hotel, condos, retail.. The only way it will work. Sales are International and National, while the locals can try to buy, but if they even say a word on the price, just expect the phase to be heard "Next in Line!"
  6. OK.. Just a little bit and I am done on this off topic subject.. .. It could be near a building that most of us would not want to go to, unless we are the retainer. Or maybe just between some news and a good nights sleep. If I was Dubone, I would place this in yellow as project #89 with an unknown name, on his great looking maps. Rumor its not, as I am on the spot. We talk about The Vue as a 4th ward wonder, but this one may have two buildings, the smallest one having Duke Executives looking up across the way. If size matters, then BoA may be displaced, with The Vue Penthouse looking straight up at its grace. Its a name that may hire, if I am wrong, then I am fired! But it may be just a name, then just a city, or one after each other. I really can't say, so seeing is believing, give it 60 days or so or maybe more. This is not a leak, just what I see..

    The first issue was that they tried to put The Vue Orlando building in the Charlotte site. Opps.. didn"t fit, do over... Then they got it approved for the entire two parcels, but they did not have a contract on the smaller parcel. But get past that all... They ran the course to get it closed, but one partner was having, lets say issues that normally cost men 50%, so he had to take a back seat. I hope they can get past all these issues, as it will be a very nice building...

    The magic street is South Tryon from 6th street to Stonewall!!! You may be right.. The Vue may be a $249,495,000.00 project, maybe, but look for something annouced on South Tryon from $500mm up. It will be a mega project that is well funded and has no land, people or money issues... This project will take Charlotte to the National Tier 1 City Status... The Vue still has design issues, only closed on 1 acre of the planned 1.13 acre parcel required for the current approved design. But hope they found that expensive money to get them to the next level. Its a wonderfil project.

    Thank you for the validation on my postings. Its just hard facts. At least they made it to the land closing. Now Mr. Moscowitz at Westminster Partners is working on getting the short term mez loan taken out in the next few weeks. I expect them to succeed, as this is too important for them. They have The Vue Orlando that topped out already and they also cannot afford to scare off the investors in the unannouced next project: The Vue Naples???

    They are expected to close on the land option January 27th... Unless they get an extension. The change request on the issued permit is for the part of the building that extends beyond the approved UMUD zoning. The setback from the street for UMUD is set in stone, so they had to get UMUD-O to allow the structure to extend less than the present setback. Example is UMUD is 20 to 24 ft setback from the road. UMUD-O will allow the current design from Orlando to fit into the land they are trying to purchase with less than the required setback from the road. The 2nd parcel they need to aquire and close on, may be part of the 1st main parcel closing. Without this small parcel, which ranges from 6in. to 6ft adjacent to parcel #1, they would have to redesign the entire building not just duplicate the Orlando building. Just an FYI.. Hope they close and get this one started! Regarding Permits.     The VUE will be great for Charlotte. Point of Clarification. They do not own the land yet. They have until January 15th, 2007 or before to close on the dirt. Nothing has been started for the closing yet, but expect legal council could close something like this in 10 biz days, not including the xmas holiday and new years.

    One must close on the land first, which they have an option only until ????. Nothing against The Vue, great project, but I hear they are trying to put a rectangle peg in a square box. A redesign of the entire building footprint is a very very costly option. But most likey less then there marketing budget. But I hope they get over the design issues the build it.
  15. North Tower is shut down for now and the South tower is under renovation. SHould be another 4 months before they are done with the south tower including the rooms with new carpets, wall covers, drapes, ect... When you can afford to by the Sears Tower, you can afford to take your time in the renovations. $47.2mm they paid for all 14.2 acres of land, including the Office building, I would just take my time as well. Watch and see what comes next in there plans for the entire block
