High rise watch alert:  Charlotte Ledger is reporting and I have just confirmed that OmShera or a LLC affliated with them has purchased the site at 1520 S Tryon site across from Dimensional Funds for $8.475M.   Sounds like a hotel is destined for this site location of Elder Gallery.     This would be a great site for a hotel and more are needed in Southend with only one hotel opened today the Holiday Inn Express.   (though hotels are planned at Vantage Southend and Carson Southend a couple of blocks away)    They closed on this property 10/30/23.

That is wonderful news, but for all things holy in this world, can someone please purchase & develop this lot? Ha! Pretty bad pedestrian experience with a disjointed sidewalk and cars parking/exiting the makeshift lot as you see in the Google Earth screenshot.

damn it. I was just sitting here being productive at work, popped over at lunch, and now all I want to do is make a rendering of what I would do here in a CAP scenario.

Do it, do it, do it!

The average Charlotte resident (along with the average American) has never imagined the prospect of paring back auto infrastructure. Most folks reflexively assume that auto-mobility is the ONLY form of mobility, and it will remain viable forever. Because of this nearly universal reflex, it is nearly pointless to seriously advocate for the removal of 277 (or just the Belk or Brookshire portion of it), these suggestions generally just get laughed out of the room. So jokeish proposals like the Belk River are used to illustrate how the massive amount of space consumed by this freeway can be reused, this is an effort to get the folks who can't imagine a non-car commute to begin to see how much space their lifestyle choice wastes (because they will just shut down if you start talking about removal). The absurdity of the proposal also keeps most folks from getting mad about the prospects of removing a road.    I have thought a great deal about it, but I can't see a more effective way to get Charlottean's to begin to acknowledge that there is some logic to reducing the space we devote to cars (but I am not an expert in advocacy). IMO the River joke has been a surprisingly effective way to get mainstream Charlotteans to begin to think about some of the ways we can address the automobility problem (we are still talking about it here and I would wager to say all UPers understand the physical impossibility of turning the top of a hill into a river).

AFAIK the state has never once acknowledged the possibility of capping the Belk so I am not aware of any state dollars for the project. For me, capping seems to be very expensive, while generating little return. While people generally support a cap, very few of them are aware of the costs involved in this.  I am all for removal and repurposing the land into park, transit and mixed use space which would bring much of this land back to the tax rolls. Unlike a cap, removal would generate a huge ROI as well as substantially improve quality of life for folks in the area.

Mostly agree with this, but why does a park have to generate a return? Does Polk generate a return? Does Freedom? The cost will be substantial, but the "return" should be a state of the art public amenity that visitors and Charlotteans enjoy for generations. I think it'll almost single handedly rid Charlotte of its "You feel like you're inside of a bank lobby" quip thst we've endured for decades.

My nephew works for TIAA and they work or at least he is told to 3 days in the office 2 remote.  Yes TIAA is selling that bank after owning it a few years not sure I know the back story on it.

Goodness it would be amazing if we could use them to kick off that Carson & Tryon tower by Crescent. I want that project to happen so bad.

They declared bankruptcy in March and sold themselves to Bluestar Alliance management firm that has scooped up other struggling brands like Hurley, LimitedToo, Brookstone, et...

I'd expect a shift to online sales as primary mode for Scotch and Soda and numerous store closings as Bluestar tries to turn the brand around.

Makes sense, and there's plenty of Scotch & Sode items in Nordstrom down the hall.

ZARA’s first NC location to open at SouthPark Mall: https://www.businessinsider.com/zara-store-openings-renovations-us-list-2023-3?amp

HUGE! There are so, so, so many people in Charlotte who have been clamoring for a Zara for years. This helps not only Charlotteans' shopping experience, but people's perspective on Charlotte's " cool factor" ... can't tell you how many times I've had friends come visit me who said "geez, Charlotte doesn't have a Zara?"

So lets review (and I need the review) what high rises are  under construction over 10 floors in Southend  Gold District right now?  Not proposed but under construction:

    1. 110 east  23 stories

    2.  Portman apartment tower   24 stories

    3. Greystar apartment tower on S Blvd.   24 stories

    4. Campbells Greenhouse apartment tower     12 stories

    5.  Apartment tower on W Morehead and S Mint  Aspen Heights 12 stories

am I missing any under construction high rises over 10 floors?

In 2023 it is going to be the year of what gets started and is under construction not proposed.  Most everything will get built eventually but I am looking for dirt turning permits and crane base planted.   I know we should have several more starts this year including Queensbridge but given the financing market now it is getting harder and harder.

of course 3 Morehead apartments towers all next to each other

Incredible! I thought the Aspen Heights property was 17 stories tho? Did they downsize?

So the Epicenter is being renamed, parts will be repaired and the owners hope that more family-friendly tenants will lease space there.

    OK…

Successfully  repositioning a property usually takes more than that, right?

I’d say that luring the Apple Store from Northlake Mall before it decamps for Birkdale Village, even if the cost is free rent, would be a way to make this center work.

Or Zara. And judging by the comments under Jason Thomas’ last post, the people are sooo ready for a Zara in Charlotte!
