This does include the Big Boy site.   It's apart of the plaza along Pearl.

Here's a the bigger picture with all the planned future development.  Looks like they plan on utilizing the GVSU ramp for parking, so they must be involved somehow, but I'm not sure to what extent.

I find it interesting that it says "Future medical clinic" I wonder if that could be tied to GVSU as well?  Maybe sports medicine?

I'm I looking at this correctly -  Plans call for the fire station "FS" to be removed along Bridge street for development as well?

Drove by yesterday and they're putting up pre-cast concrete walls along the parking ramp (kind of makes you wonder why they even built window openings on the ramp). These concrete panels make it look like once their in, the building will go up quickly (like legos). :)

It's my understanding they should be in their offices by next spring, which seems really fast.

  3. ICCF is getting ready to move in to the old Grand Rapids Christian High School at Franklin and Madison.    Besides moving the HQ there, the building includes the home of the Madison Church, 40 new affordable apartment units,  and an early childhood learning center.    It turned our really nice, and will be a great anchor for the area.

Did anyone buy the ICCF building on Cherry?

  4. Spectrum Monroe North plans call for:

    -  As renderings suggested vacating Bond with Fairbanks ending in circle drive at plaza in rear of new CTI Building and Brass Works.  A Bond "service drive" would have access both from Newberry and Trowbridge.

    - Phase 1 would include 2 ramps - A 420 space garage behind the new CTI building, and a 420  space garage and 100-150 surface spots on the old Gill site, directly across the street.

    - Future plans on Gill site could include a building along Fairbanks between Bond and Ottawa connecting to the "Gill" parking structure and another possible liner building along Ottawa and Newberry.

MiBiz has a rendering.  I can't figure it out, though.  Look like it doesn't really go along Monroe except for a part between Brassworks and the hotel and we are looking at the back of BrassWorks? I assume all the tall "ghost" buildings are across the river and not real?

    https://mibiz.com/sections/health-care/spectrum-health-details-plans-for-8-story-office-complex-near-downtown-gr?fbclid=IwAR3JZeVHWYOF8lIA_YEAJZsig7YpNVQcg9Lo7Twv5d21gLZ_HvfTakF0dB0

I assume there's more in the PC agenda packet but I don't see it online.  A site plan and Monroe elevation would help.  This looks similar to the new Perrigo to me.

This view is facing West/North West. The new 160,000 square foot building is aligned east/west, with its massing facing south toward downtown.  Skywalk to Brass Works, with walkway where Fairbanks used to run from Bond to Monroe.  You see a parking structure to north of the new building with skywalk to possible other parking  structure.   There is a large plaza off of Bond, with drop off area and a pavilion with what appears to be seating area.   From the rendering it appears they may ask to vacate Bond?   I know this is a preliminary rendering,  but I hope they work on that plaza/drop-off area, it looks a little thrown together.  They could break ground later this year.

I wonder if a developer offered El Sombrero a sweetheart lease in a new building if they'd do it...

SIBSCO (Secchia family) owns the El Sombrero building and property.   I'm surprised they have not come forward with mixed use proposal for the property yet.

So the billboard.  Is that a long term lease in place that can't be broken?

Glad this project is moving forward.   How does the Rapid station under 131 look, don't think I've seen the finished product.

956 Cherry St SE, the antique store that never looked open (ever) has had part of its storefront covered with paper for a few weeks. Today the entire storefront looks completely empty, with  nothing in the display windows. Does anyone know if it has closed? As secretive as it always seemed, I think most people likely never really noticed. It will be an incredible space for a new business if it is going to be up for sale.

It is (or was) Hartwood antiques.  They specialized in the Arts and Crafts movement furniture and décor.  The guy that owns the store also owns the building, as far as I understood.   I mostly browsed, but did buy this old reflective sign about 10 years ago.

I recognize the other three, but what is this building?

It's the second phase Acisure Insurance HQ building, SW corner of Oakes & Ottawa.  You can see the their 100 Ottawa building just to the left in the rendering.  Hope Covid didn't kill this project.

I think it's still plugging along. I read their 2020 year in review, and it seems like a lot of permits, etc. have been filed.

Also, I thought this was interesting from a funding perspective: "We currently have commitments of 71% of the private sector funding goal (over $13 million) and a total of 90% of the original $45 million goal.". I think the private sector funding will accelerate once work gets starts (or committed to).

I just reviewed their website, and YouTube channel.   Lots of interviews from those involved. Yes, looks like this is moving full speed ahead.  A lot of moving parts, and involvement from local, state, federal and international agencies.  Sounds like they want to start work this year!

  11. I'm a concerned about the fate of both of the rivers-edge park plans and restore the rapids /Grand Rapids Whitewater.  I thought the the exodus of the Richard Bishop  in 2019, who was considered to be an expert on such projects, was odd.  We've seen nothing but delays with that project.  I also found it strange that Grand Action 2.0 didn't list the Grand River initiatives as a priority.

After reading through DDA documents from October of 2020, and confirming with Mark Miller at Downtown Grand Rapids, Inc,  stakeholders in the Lyon Square project have once again reversed course.   They have dropped the above BLD plans after what Miller advises as being " to costly to implement."  They have hired Progressive AE to come up with a new design, which I think will be at least the 3rd iteration.  Final bidding will occur in February or March with construction estimated to being in spring of this year.   I liked the BLD plans, and hope they carry over some of the design and amenity elements to the new plan.   This thread was created in 2012, almost 10 years ago.  Hopefully they make make this a reality in 2021!

Wow, interesting. What excites me about this is that the new building may sit entirely on Monroe as the Brassworks building owned 3-4 rows of parking, so Spectrum wouldn't have been able to fully fill the space between Brassworks and Embassy Suites.

    Joe

According to WOOD, Spectrum will connect Brass Works with a new 80k to 100k square -foot building with construction starting in late 2022.  A parking ramp is also planned.

I always thought renovations like this were not allowed to happen in Heritage Hill?  I checked their website and this house in on the corner of Madison and Pleasant--pleasant being the southernmost boundary of the historic district. I vaguely remember a friend in college whose dad lived on Wealthy and had to fight to replace the brick arch on his back gate.

    Beautiful renovation though!

I don't think they would allow a renovation like that.  This is a new build on a formerly vacant lot.   Lucky to have the beautiful park right across the street!

I was talking to my daughter over the holidays. It's flown under the radar but the 3rd lane on I196 from Maryland to Fuller will be added this coming summer and a 3rd lane on I-96 from 28th St to M-21 will be built also. Finally...

Is a 3rd lane being added in both directions for the I-196 and I-96 projects?

While watching "This Week with George Stephanopoulos" they were live in Kalamazoo talking about the distribution, and I thought to myself, I bet  a lot of that vaccine will go out of GRR and ORD.

OK, my unsubstantiated rumor for today is:

2891 RADCLIFF AVE SE KENTWOOD 49512

    register of deeds

EDIT: Same  address as Buster's photo below.

    Super impressive detective work!

Is it just me or does this seem like a bad location?    If I fit the WF demo and lived in EGR, GR TWP, Ada, Cascade, etc,  I'm not sure I would go out of my way to battle 28th street to go grocery shopping.
