Yes I predict at least 4 stores in the Charlotte area as Raleigh Cary Chapel Hill Wake Forest and soon Holly Springs make 5 in the Triangle alone.
I think they will build a store north somewhere from Huntersville to Mooresville, one in the Concord Mills University area, one in the Matthews Indian Trail area and maybe one in Fort Mill but that would be much later.
Raleigh was the furthest south they could expand without that new Richmond distribution center as they were distributing from a central PA warehouse.
i'd say 5-6 stores. In the clt metro.

City and county need to get out of the way! Sell and let the market handle the rest! Peebles and others hold the land hostage until they can sell for max profits.

I wish the parking deck looked more finished. Otherwise, I really like this building

I was at the Bickell City Centre yesterday and it depressed me that Legacy Union was supposed to be a similar concept. Maybe at the Iron Yards...sigh.

I had some vendors come into Charlotte yesterday from Chicago, Pittsburgh, and Detroit and they all commented how nice our airport is. I didn't solicit any feedback from them on their thoughts...came out in the course of our conversation. A, B, and E at peek travel times can be a mess, but the facilities and amenities are above average.

The area around this building will eventually be redeveloped with height, so this building will blend with its neighbors over time.

So only Houston and Dallas metros grew faster than Charlotte’s. And only the city of Seattle grew faster than Charlotte city.
I would say Charlotte #'s are even better since covid.

Curious - not trying to ‘Rain on anyone’s Parade’ but where is the Parking for Phase I of the Pearl? I know There’s a mad rush to get the building(s) finished for the Fall Semester 2024 Class but haven’t yet seen parking arrangements…
I believe there is a parking deck that is adjacent to 277.

Boston-based developer has asked for another 18 month extension to build new office, hotel, housing; project might not start until 2026Hell to the no! Sell the land and invest the proceeds in affordable housing now. The longer the city and county allow these properties to be held up in perpituity the less return on their/our investment we are going to get. Housing is only going to get more expensive if we do nothing and this property (and others) is major missed tax revenue because these are essentially dead assets.

Fallon is doing the exact same thing as Peebles with Brooklyn Village. Locking in a purchase price based on a 2016 land basis (the have not closed), waiting until the market catches up with the site, paying nothing more than due diligence and then closing at 1/3 the value of the land, THEN developing. Its why we need to stop this practice.
Ridiculous....Why would the City/County agree to such terms? Due Diligence terms in the private sector is typically less than 6 months depending on the deal.

Legacy Union (former Charlotte Observer redevelopment)

Uptown has gotten much worse over the last 5-7 years. I lived uptown in 4th ward and never saw what I see today. Shooting were rare, not nearly the amount of homeless that there is now. It was clean and very safe. The city and county leaders need to do better!
