    Interesting.

The developers for the two towers that would block Legend Brewery are tweaking the plan, and in a twist that I certainly didn't expect:

Of course, the curmudgeons over there at Legend still seem grumpy and qualified with their 'praise' as ever; this is their [comical] two cents per BizSense:

Well, anything under three stories is just not good for Urban Planet, so sorry there Dave.

redevelopment on the 900 block grace moving forward - Planning Commission recommended approval of SUP for 4 tory 21 unit building.

lol Fan District Association did not officially oppose but were insulted that no one came and asked for their high brow surely expert opinion. Reiterated that they are the representative association all the way to Belvidere.

Great! i'll give them that - in similar logic they can stop commenting on anything north of Broad and beyond - thanks!

I’ve personally found that this is a difficult site to photograph.   I’ve snapped a few photos over the last couple of weeks but never posted them.

The building seems huge and super visible until you photograph it.  For those out of town, it’s way more prominent than it appears.

    Especially off the i95 bridge

    B-4? You don't say!

Hmmm... that says maybe something a tad bigger than 8 stories.

When I watched the Manchester Alliance meeting video on facebook the speaker for that specific issue said they would be building a ‘sister project’ to The Box development once that’s complete.

Okay -- not meaning to be a stick in the mud, but I'm trying to be happy about all these 5 and 6 story projects that are starting to pop up in Monroe Ward. I keep looking in the crystal ball well down the road and I can't help but worry about running out of vacant blocks that could see a host of 12, 15, 18-story residential buildings because they all get eaten up by a bunch of 5, 6, 8-story building.

And yes, I'm going to chap about this every time a non-double-digit-height project gets announced for Monroe Ward.

I feel you on this one, why build less density on on vacant property when you you can take full advantage of height ?

This article writes that the Box will be 7 floors which is a nice surprise for me, I thought it was only 5.

This new lot would be a great place for Manchester’s first hotel / condo combo.  20 floors sounds about right :)

Agreed, IMO anything built near Commerce rd should push for taller heights.

  8. IMO, i feel theres enough space between the building/ parking garage & 14th street to construct some form of retail space while constructing a mixed used building where the second tower was supposed to go. Also If torn down how would you connect shockoe bottom when the train station is in the way, a series of pedestrian bridges orrrr… But if torn down, I do believe the new construction she be equal in height as well as integrating a walkable streetscape  along 14th and Bank St.

According to the the permit portal POD's for  both the Scott's Edge Phase 2 (Bonaventure) and the Mason Yards (Spy Rock) projects have been approved over the last couple weeks. Some site plan, renderings i've snipped from the engineering docs below.

I wonder when will construction start ?

WOW - this is quite interesting - that demo permit apps would be filed prior to any POD filings or public announcements. Do we know who the property owner/developer is?

Okay - speculative question: It's probably safe to guess that whatever gets built here likely will be residential or mixed use. What's the over/under on height of whatever rises here? Idk about you guys, but whenever I see TOD-1 zoning my brain AUTOMATICALLY defaults to "oh, it'll be 12 stories" - which may not (and seems to usually not) be the case.  Given the rather long footprint (not to mention much closer proximity to the smaller two, three and four story buildings south of the development site) - I see reduced height - probably five or six stories - maybe seven max. Much as I might want it to come to pass, I don't see anything in double-digit floors rising on this site.

    Thoughts?

One of my arguments about allowing those heights would be that I thought certain streets with landscape were scaled so that you couldn’t see taller buildings. In manhattan there are PLENTY of streets in between avenues with brownstones— the relativeness of the 3-4 story buildings and trees blocks out the view much of the time.
