Beaman Automotive car dealerships in Midtown and Edgehill are slated to move to new locations this month as mixed-use development looms. The news marks a total land and building investment of over $82 million for Hudson Automotive Group.
- Beaman Toyota will move to 343 Harding Place on March 13
- Beaman Buick-GMC will move to 5300 Mt. View Road on March 27
- Hudson Automotive Group bought Nashville businessman Lee Beaman’s dealerships and an auto body shop in 2020.
- Brentwood developer GBT Realty Corp. bought the Beaman dealerships' sites at 1531 Broadway last year for $110 million- Beaman’s automotive collision center at 1000 Hawkins St. (which is also slated to be redeveloped) will move to 620 Crutcher St. on March 20.- Marquette Cos. closed on the first site at 1000 Hawkins St. https://www.bizjournals.com/nashville/news/2021/06/03/marquette-cos-release-new-edgehill-plans.html
- The remaining land is expected to hold hundreds of apartments Albion Residential https://www.bizjournals.com/nashville/news/2022/09/28/albion-residential-beaman-land.html
This is great news, and exciting to see it happening so quickly. We probably won't see much more progress for some time, but not seeing cars on those lots will certainly help as a reminder of big things to come!

Albion will officially open in March. There will be a half dozen two-story townhomes as part of the mix.

Here are some samples of the apartment layouts:
Man, those two floor units are wild! I bet they will be extraordinarily expensive.

My goodness, the "ghosted" proposed towers surrounding this project are insane! Incredible that there are so many other projects in that same area. Let's all hope that they proceed so we can see some real density build up in Midtown.

Miami city commissioners voted unanimously today to approve expanded floor plates needed to build the 1,049-foot One Brickell City Centre, in a second and final reading.
Floorplates in the 80-story building will be the largest ever built in the city.
The developers have previously said the project will have 1.6 million square feet of Class A office space.
I know there has been a lot of discussion lately about crowns on buildings, but I think this project works without the traditional crown because of its gorgeous design. I would love to see something like this in Nashville!

GBT Realty has requested an urban design overlay for the site. A general lay-out of the site is included which indicates as many as 7 towers (see diagrams below) .
- In Subdistrict 1 there would be 2 towers that could go potentially as high as 25 stories with LEED considerations, and if office space could be as tall as 400'.
- In Subdistrict 2 there would be up to 4 towers that could go as high as 30 stories (480' if office) with LEED considerations, and 1 tower as tall as 35 stories (560' if office) with LEED considerations.
This is all preliminary. No renderings yet.

https://www.bizjournals.com/nashville/news/2022/07/29/deal-dash-east-bank-apts-beaman-site.htmlSuper exciting to see more progress here! I hope that the current economic woes we are seeing don't slow this project down, or kill it entirely.

The state legislature has just included over $100 million in TTU's budget for two large building programs: another new engineering building, and a complete renovation of Johnson Hall (home of Tech's business school) which includes demolition of Foster Hall. The new engineering building will be home to Tech's Advanced Construction and Manufacturing Engineering program which is currently scattered among three aging buildings: Lewis Hall, Tech Foundry, and the East (football) Stadium.
In the picture below which I snagged with permission from another poster at city-data, the building circled in red is the Ashraf Islam Engineering Building which is under construction. In blue will the newest engineering building. In yellow is Johnson Hall which will be gutted and rebuilt on the inside. In light green are where the current Lewis Hall and Tech Foundry buildings stand, and in dark green is where Foster Hall currently stands. Those three buildings will be razed to make more green space. In purple is what will eventually become a pedestrian plaza once those parking lots are removed. Already, Tech has closed part of that street (Peachtree Ave) and has started tearing up the asphalt to replace it with decorative bricks and landscaping.
The white box is where a parking garage will eventually be built but which does not currently have a timeline.
Good news that Johnson Hall is being remodeled as it sincerely needs it. My biggest concern about all of these updates is that TTU continues to remove parking area without seemingly developing plans for how to address the worsening parking woes. I went to TTU from 2006-2010, and parking was awful then when they had much more availability. I can't imagine how bad it has gotten now.

I don't know why people are distressed about strip clubs and the like in this neighborhood. You are in the middle of the city and there will be businesses that cater to all types of clients. Does it offend people's delicate moral sensibilities or what? The NIMBY's must be looking for Brentwood, because in my mind, this is the central city and that's probably the perfect place for a business like this because it's close to customers who demand that service. Just what kind of sterilized urban experience are these people looking for?
Thank goodness they own the property! I hope they never leave, and even expand. Of course, I have no use for their services whatsoever, but let me be the first to say: They have a right to be there and do business.
I wasn't asserting that they shouldn't be there, but simply that their presence seems to be odd in relation to new developments. Generally strip clubs and "luxury" apartments (the predominant bulk of units built these days) don't go hand in hand. Heck, even in Vegas the strip clubs are off strip and away from the more touristy areas of the city.
I will be very interested to see how the area develops around Deja Vu.

With this going in I would have to assume that Deja Vu isn't going to stick around. I cannot imagine that a developer would want to build a new, expensive piece of property next to a seedy strip club.

Found some additional images and diagrams via a document uploaded to Development tracker.

Some diagrams, first the Church Street level plan:
A bit of a missed opportunity to tie into Platform Way, but the landscaped barrier blocking the Porte Cochere will be nice.
10th Ave N level plan:
Rendering of the Church Street level:
Landscape plan of Church Street level with concept imagery:
Some full building diagrams. Appears to be a slight taper of the "crown":
Another full building diagram showing the different uses. I'd imagine the condos are on top, starting on the 41st floor, with a private amenity / mechanical space on the 40th floor. Also to note, the YMCA addition will be 9 stories and 110' feet tall. Based on this, the condos will have sight-lines that will start above the Prime residential tower, giving those owners truly un-blocked views:
Finally, high-res versions of the renderings we already have. Love the neighborhood view:
What a gorgeous building. Imagine being an Amazon employee and walking right across the street to the office. I wonder if this sets a new record for highest elevation YMCA in the US?

From NBJ's Deal Dash today:
Homeowners near the site of two-tower project 2nd & Peabody have filed an appeal in Davidson County Chancery Court, saying that the Metro Planning Commission "arbitrarily, capriciously and illegally" approved a large height extension for the towers, according to legal documents. The petitioners, Steven Snyder, Andrew Decker and Gregory Breetz, said through a lawyer that the project, spearheaded by Four Seasons developer Dean Stratouly, would affect their property values and views, as well as “destroy the character of” the Rutledge Hill and Lafayette neighborhoods. Douglas Berry of Miller & Martin PLLC is representing Snyder, Decker and Breetz, according to court documents. These people and their frivolous lawsuits. I wish I had nothing better to do than throw away time and money complaining about the view from my apartment in a semi-sketch part of town.

You just can’t get insurance.
Is there a specific range from the airport that you think this would cease to be applicable? Say, if an 800 foot tower were to be built in The Nations (just for hypotheticals), would that distance not be suitably remote when in reference to BNA?

I know a lot more than I did, unfortunately I can’t share. There are a lot what if’s and Maybes playing out right now and I know the some of the players. BIG TIME!
It could be rather exciting if it plays out, but I will just keep my fingers crossed. If I can get confirmation from another source to keep this source out of trouble then I can share.
Sneaky, sneaky, you always know more than you let on, haha!

True, it's not perfect but it doesn't look boxy and I also like the lattice design of the building in the middle. I do tend to agree that the balconies look dated though so it's kind of a mixed bag for me. On the positive side I think the landscaping and greenery around the buildings as shown on that video look very nice!
The balconies are awful, and every building with them in Nashville looks cheap instead of sleek.

Houston is so massive it makes Nashville look like a micropolitan. Its defined metro space may be only ~20% larger than Nashville, but the urban spread is astounding. People who complain about traffic in Nashville have no idea what it is like to live in H-Town.

It seems as if Hines now has the property rights to the Reed site according to the NBJ. https://www.bizjournals.com/nashville/news/2021/10/08/hines-reed-lawsuit-development.html
Jim Reed Automotive Inc.'s Midtown development site has been the subject of disputes for more than a year, facing lawsuits from competing potential buyers. New court filings suggest one of those prospective buyers, Hines Investment Management Holdings Limited Partnership, has dropped its lawsuit and could now have new legal rights to 1406-1408 Broadway, which is one slice of Reed's larger 11-acre site.
Whatever rights and claims that Martin Management had under its original right of first refusal agreement, this document suggests that those rights have been transferred to and are now held by Hines,” said David Anthony, a commercial litigation lawyer at Anthony Legal PLLC in Nashville, who reviewed the documents at the request of the Business Journal; he is not involved in either lawsuit.
What I think this means is that Hines will buy the Martin dealership out of the first right of refusal. Hines has dropped the lawsuit against the Reed family. The article says some lingering court issues could go on, but this thing is about over IMO.
What a great piece of news! The dealerships have no place in that corridor going forward; they're a visual and logistical blight to the development of the West End canyon. I can't wait to see how the areas develop around big projects like this, as locations like this will certainly become magnets for further density.

I gotta say, a proposed completion date of 2026 does make me a little sad. That's a full five years from now. DANG.

I gotta say, I dig the lattice design. I do not, however, enjoy the apartment towers with balconies covering every side. I think they look tacky and will age poorly.
Oh well.

Where there's a will, Tony G will find a way. Good for him on not giving up on making Nashville into a major metro with an impressive skyline.

Thanks for sharing! This looks awesome. I can only imagine that this will spur more development on that side of town, as there is a ton of space to grow in the area.
