Sounds like Corewell is kicking around plans to build another tower along Michigan Street. Something about plans being drawn up on the lot that is currently a "staging area" for construction? Sounded like the lot across from the new ambulatory care center.

Not the old soccer field east of the new ramp off Lyon by chance?

Wasnt there a proposal not that long ago that would have built a parking ramp on the back side of the arena or am I crazy? It seems like if the arena is to be in place for the next 25 years or so, yesterday would be the time to utilize the back surface lot and "finish the interior bowl or at least partially as well as add a parking ramp and rear entrance to face studio park, have a street presence along Oaks as well as the ally...Yes it would cost money but it would be more capacity inside and for parking meaning more revenue and better street presence on all 4 sides, not just one

Yeah, there was a goal of turning that lot into a ramp with linier retail spaces.

I'd have to imagine that's still a long term goal. Hopefully it'll be done soon ish with the amphitheatre going in and parking going to be squeezed. With air rights.

I still think this type of project is going to be on the wedge lot on Cesar Chavez owned by Ellis and soon.

I bet they are being hotly pursued by many parties. Walked by the Taikwondo place next to Gin Gin's the other day. It's a tired old building but was pretty cool to see as they had the garage doors open. I think a lot of these buildings days are numbered. Hope they creep some of the gritty brick buildings though. They could be great renovations, but might end up being too small depending on who buys them up (and at what price).

There's also a good chance they were bought several years ago as most are owned by very generically owned LLCs.

I'd have to imagine with the way Bridge St was trending before the stadium news, and the subsequent stadium and highrise development, that Bridge will see some significant density built and soon. I think anything East of Seward will basically be part of downtown (I consider downtown to end at either the river or 131, depending on the day) but what I mean is it will grow in height and density.

This is such a prime location, so glad to see this going in! (insert standard issue I wish it was taller diatribe).  that has been a patch of grass since I was baptized at St. Alphonsus

As someone who is a height queen, this is the perfect height for that location. This is quite exciting.

I feel like this would do well here.  Lacrosse is pretty big here and growing

This is kind of what sports fans here have been hoping for since the Rampage disappeared. The NLL is like the Arena football league. It's the major league it box lacrosse. The games are on ESPN. The cities that embrace it, EMBRACE IT.

I already told my wife if this happens, Im getting season tickets.  If the rumor is true, I'd expect it to get announced once the season is over. There's two weeks left.

For reference, I dug around and found an NLL message board, and when a Rochester season ticket holder called their ticket rep about a renewal, they got a "were examining things internally, we will reach out to you later" response. And the general feel was "that ain't good"

I'm half tempted to go to the arena and ask someone myself, but I doubt I'd get any sort of answer.

  6. My friend from Rochester, New York just dropped this on me

Rochester knighthawks may move to Grand Rapids. The Knighthawks are an NLL team. Box lacrosse. It's a huge regional sport. The Buffalo Bandits, for example, play in a 19,000 seat arena that they share with the NHLs Sabres. I've been hoping for this for so long.

I’ve always liked this building on Mt. Vernon (about a block off Bridge street). It’s been abandoned for a long time but looks like some work is being done. Are they just replacing the old boards, or are they starting to renovate. Doesn’t have the greatest view (concrete embankment of 131) but would make a cool little neighborhood bar (especially with the soccer stadium so close by. Anyone know what they are doing here?

God I hope a small neighborhood bar opens there. I love little watering holes like that.

The view coming south on the S-curve as you go over the river will be amazing. You'll be driving right into the skyline.

Man, the new studio Park tower already makes the city feel larger while traveling north on 131.

  9. Got a question.

"If approved the apartment building that would sit near the amphitheater, could be built as soon as 2026. It would sit at 21 stories high and include 475 apartments and a six story parking garage, all for the price tag of $271 million."

    https://www.wzzm13.com/article/news/local/proposed-high-rise-plan-could-bring-hundreds-apartments-near-new-grand-rapids-amphitheater-soccer-field/69-f73ef255-8c1a-4e03-a530-258166d078ad?fbclid=IwAR3CucWXHqNdXvtpxCimCt3VfEH7fGP1qOTniOKna-bTnvFMNPFwF__gofQ

So would this be 21 stories on top of 6 parking floors? Or 21 total?

They also commented on the area growing meaning more fans. If they every moved up to AA or AAA they would field more major league name and play bigger cities against teams with larger stadiums. Not that it needs to be expanded for todays demand but futureproofed for future demand along with the immediate service enhancements

While some (Buffalo is a great example) AAA ballparks are larger, most are right around the same size as LMCU. 10-12k

One of the most instructive parts of this article is that attendance peaked quite a while ago and has plateaued...  Comments in this thread envisioning expansion of seating capacity should bear that in mind.  They're enhancing services with revenue generating offerings and segments in mind...  Not growing capacity.

I don't want to increase capacity. I just want a dang roof and nice light towers

I'd rather have ten 4 story infill buildings that keep people and activity close to the street, and expands DT's footprint than one 40 story tower to one company's ego that is really just good to gawk at.

    Why can't we have both?

I'd love to have some shorter, but street active projects on the downtown outskirts while also one large new tower downtown.

One of the biggest misses in my mind was not making the current Arcisure office a story taller and using the ground floor for retail and activating that stretch more.

I don't think they count. Outside of GR, Amway is not that well known a brand; especially among younger people.  Everyone here knows who Amway is principally because of how obnoxious they are [both their leaders and their foot soldiers].

Most people have no idea who Perrigo is (vs. Blue Cross Blue Shield ? not even a comparison).

Also neither of those companies are actually in Grand Rapids.  Perrigo has an executive office here, for a hot minute; their real presence is in Allegan.  Does Amway even have an office in downtown? They are in Ada. [do they have a sign downtown?  I can't think of one].

Corewell is, now, probably our biggest name.  We are never going to get a high-rise out of them.

Acrisure is big in terms of $$$, but not in an industry which will be known on the street, also not going to yield a high-rise.

I suspect any high-rise will be residential, with possible corporate tenants, like the Blue Water building.  I can't picture a corporate office tower tenant choosing Grand Rapids; we don't have the employment pool to fill a tower, and we certainly don't have the housing to relocate a significant workforce here.

Fortunately, we have have a great city at 4 - 12 stories; just as our species has been building cities for a thousand years.

It depends on what you mean by highrise, but Acrisure is definitely building a building with height.

Now,  if you're talking like 50 stories, yeah. It's gotta have residential.

20? Almost certainly that's what Acrisure will be looking for..

The arena was built for expansion. That's why it's a horseshoe with a weak southern facade. But that decision was made out of irrational 1990s exuberance.  GR is never getting an NHL team (barring half of Phoenix moving here for climate reasons or something).

They originally thought it was a strong possibility. But the NHL went away with the regional sports model and embraced the national model (which is had mixed results to say the least)
