    In fact-checking myself for this email, I concluded that developments like 5100 Delaware and Stateside Park are definitely allowed to have non-owner-occupied STRs since they are not zoned residential (R/RS/RM/AR2A). Stateside Park is zoned MUL-A (pretty sure there was a hearing to change this zoning, but I thought the intention was to allow a small apartment/condo building so I didn't attend - I didn't realize it would basically be a ... fancy motel?) and 5100 Delaware is actually zoned CS. And if STRs had to be classified as anything, I think commercial is actually pretty reasonable. I did frame these developments as a suboptimal use of well-positioned land and suggested that we should be encouraging mixed use along the lines of smaller-sized residences over first floor commercial/office along these important neighborhood corridors. I also feel that these STR units set a bad precedent in that zoning aside, they're being displayed and sold like residential properties - but at almost double the price per square foot compared to an ordinary house in the neighborhood. And I've noticed that this kind of "investor pricing" is spilling over particularly into the exact types of residences that are supposed to be more attainable like townhomes, making them just as expensive compared to even the tall skinny houses, with less living space and no yard.

    Thank you for doing all that research and voicing your concerns! One thing I wonder but probably already know the answer to: if they are in a commerical zoning and are being operated as a business, I'm going to guess they aren't being taxed as a business/hotel...

    Is this going to be an STR setup too? :( All this housing being built on previously commercially zoned property now has me skeptical.

  2. What is up with all the litter everywhere? Is the city not cleaning any of this up unless explicitly directed to do so through a hub request? Who do we contact to ask about this? 

    I for one would like to see some billboard / sign campaigns to reduce littering.  Maybe some enforcement of littering as well, my uncle was a LEO in another city and his job was strictly to enforce these types of laws.  It seems as though so many people just do not care about littering at all and just throw their trash out of their cars indiscriminately.  It's upsetting.

    I'm gonna be a Karen and report it on a hub request. If nothing else, to see what changed with where STR borders are drawn. I was almost certain that only districts close to the downtown core were allowed, and all others banned. The Nations is not near the core of downtown.

Just this morning I was behind someone who stopped at one when there were no other cars entering from the other 3 sides. And it was a young person… but from Bradley county. I know it happens a lot with sr. citizens who get nervous if things appear to move too fast. 

    My main issue isn't with the roundabout itself, it's with the fact that stop signs still remain adjacent to them, and people are blowing past them now. Only a matter of time before a wreck happens. 

    Also, these were put into streets that are not wide. If someone parks a vehicle along the street too close to the roundabout, it becomes a sketchy endeavor going through it.


    I have no issues with roundabouts. I have issues with THESE roundabouts.  And I'm not the only one, apparently.

    People are blowing stop signs more now with these in than they were before because the simultaneous stop sign/roundabout combo obviously confuses and distracts drivers

    This happened to me just now - someone completely ran the stop sign thinking it was a normal roundabout.  I guess I should once again inform NDOT of their traffic engineering flaws.

  8. Follow-up for anyone who cares, I found a person who shares the same goals as me on a committee called "Vision Zero Nashville" which is basically a metro task force to reduce pedestrian deaths. They seem to be aware of the issue now and also are supposedly working with contractors to get all lights converted to LED. I don't know exactly what the timeline is for that, but I am happy to hear it nonetheless.

    Thanks. So is the "general fund" just sidewalks? Or is there other stuff in it?

    if they pay the fee, does that mean we have to open a sidewalk request on Hub and hope the city puts a sidewalk in?  Because stuff like this is just ... silly.

    There were some rumors that a coffee shop (red bicycle) would be in one of the commercial spaces, however I walked around and all of the commercial spaces in this building seem to be corporate offices. A bummer. I was excited there would be a social space for all of the people that live in this area now, but it doesn't look like this building will facilitate any of that, despite its namesake.

Instead of submitting Hub requests until my thumbs turn blue and risking my life parking on the side of busy roadways to take down pole numbers, I have instead refocused my efforts to pushing for a citywide LED conversion. Many other cities have already done it, and their cost benefit analyses made it a no brainer. If any of you agree, please contact your councilperson or representative to let them know as well. Also, if you know who I can contact that might help with this, let me know.

    Is the top rendering looking from the Tennessee Ave side and the bottom one from the Centennial side? Those were my guesses based on the empty lot and parking lot locations, but the road geometry and masking of 51st deli make it a little challenging.

    I thought the top one was looking at it from 51st Ave, looking northeast. I am not sure about the second picture though.
