    There is so much that can be done with this property and I hate Gannett sold it to an outsider. I honestly believe this would be a good location for the soccer stadium, because according to the city's RFI, the stadium footprint of the Coliseum is 5-6 acres.

    One of the things that I notice about Memphis, is that it's really a sports city, and there are a lot of people here that support different types of sports, and various sports franchises, because Memphis doesn't have one of its own. 

    Give the people a good product to support and they will. I predict the Showboats will be a formidable team and I believe the city will get behind them.

    Fred Smith has always wanted to own his own NFL team and I know for certain that he has shown interest in the Commanders. 

    The USFL, last season, presented a fairly good product and it has the potential to be a premier league that is played in the Spring.  Smith is getting involved because first, he loves football, and he  plans to awaken  a sleeping football culture in Memphis that will rival any other large city. 

    Having said that, I do believe he is going to make a bid for the Commanders.

    I'm glad they brought them back, but I just don't see how these football leagues can last.  It's no longer the days when you rarely get to watch your NFL or NCAA football team on TV.  Every NFL game and college football game is televised.   These leagues can no longer come into a market to fill the void of giving someone the opportunity to watch football.  NFL and NCAA are such juggernauts, corporate sponsors will be harder to come by.  The pay for players is so low, and there's little to no hope of being able to move up to the NFL.  

    I believe the USFL and XFL will eventually merge as one league.

    The group plans to redevelop the surrounding properties along with the former Snuff District site serving as the development’s 65-acre centerpiece.

    The first portion of that redevelopment — the 136-unit Conwood Flats and 67,000-square-foot Varsity Spirit headquarters — is now open. 

    “It’s huge to put that many people living and working up here,” Slovis said.

    Construction permits were filed Tuesday, Feb. 7, for two towers at St. Jude Children’s Research Hospital’s Downtown campus, signaling its $12.9 billion campus expansion is progressing.

    Oklahoma-based Flintco Construction filed the permits with the Memphis and Shelby County Division of Planning and Development.

    The permits are for a 15-story, 685,551-square-foot outpatient clinic building and a 16-story, 581,343-square-foot clinical office building. The two buildings have a combined estimated cost of $74.5 million. 

  9.  Fred Smith is a smart man.  He knows what he's doing by bringing the USFL back to Memphis.  I wish they went with the old design.

    Memphis Mayor Jim Strickland said the city is at “halftime” of its ongoing game to renovate or reconstruct four city-owned stadiums, and his administration remains committed to renovations at AutoZone Park and a soccer stadium to replace the Mid-South Coliseum for Memphis 901 FC.

    “It’s a huge win to be in the governor’s budget. (It’s) the dollar amount that we asked for, and I’m very excited about that. But to use a football analogy, we’re at halftime and we have a whole other half to play,” Strickland said.

    “We have to keep that $350 million in the budget through the legislative process, but also work to increase the locations where we can spend that money. So we’re still committed to 901 FC and building them a new stadium and to the renovations at AutoZone Park.”

    The owner first was going to convert it into a hotel, but the pandemic happened, and now it's set to become condos and apartments.

    Agreed. I've been wondering what will be the square footage of the condos. 

    I must say, three of the developers, in this group of developers, for 100 N Main, are involved in other major developments presently under construction or about break ground.

    I was at the Fire Museum a week ago and there were construction workers going into the building, when I was leaving the museum. One thing I hope they do is give the  building a proper name.

    Yup, that's pretty great.  I think Mud Island is included in the downtown population, so that's a good chunk of that, so not necessarily 26k in the downtown core.  

    You're correct, and there's considerable effort going into populating the core.

    If it goes on the National register of historic Places, there are certain grants I think that the building would be eligible for.

    The lease would be up in 2027 it seems from what the above says.

    According to the DMC there are more than 26, 000 residents that live downtown, and yet growing. There's a lot happening downtown.

    I think you're right, there may not be enough land in that area.  In my opinion, the only building that would need razing would be the school, because you could build over court.  I don't know the acreage needed for the stadium, but there's at least 15 acres in that block.  I agree, the area needs activating. That's why I believe, they could squeeze the soccer stadium, and some other stuff too,  in there.

    Speaking of a bank into a hotel, the guy that did the Arrive Hotel, had plans to turn the former bank building at 158 Madison (Leader Federal Bank) and the adjacent building into a hotel, but that hasn't materialized.  The partner of the developer was arrested for public corruption in Palm Springs, so that may have put a damper on things.  

    I was thinking along the lines of a mix use that housed a food hall, Avis, and an all sports, sports club. There's a parking garage on Court that would alleviate any parking issues, but they would need to add floors to it. It's close enough, they could connect it with any new construction. Avis could also keep its vehicles on a segregated floor of the garage. Put the soccer stadium, just west of the Commonwealth building. I am referring to the property and old First Tennessee bank building on Court Ave.

    This is the gist.  

    “It took 10 years to recover from the 2008 recession,” Chamber president and CEO Ted Townsend said during the event, held at the Memphis Botanic Gardens. “It took only two years to recover from the pandemic.”

    The national average for post-pandemic recovery was two and half years, according to Townsend. The Memphis MSA not only recovered faster than the average, it has become a top 20 region for wage growth.

    “2023 is going to be our springboard year,” he said.

    Townsend added that the area’s pandemic recovery and its development pipeline are positive signs for Memphis. He also said the pending announcement of Ford’s BlueOval City supplier list could be a key catalyst for economic growth this year. 

    While Townsend remained bullish on the Memphis economy, McVean Trading and Investment chief economist Michael Drury outlined several signs that a national recession might not be on the way, either.

    I agree with this, but I think the Visible Music College building should be incorporated into the design  and redevelopment  of the Sterick. They would definitely need to close the alley between the two buildings. 

    I was recently in Oklahoma City and I had dinner at the National Hotel. It's a former bank that has been transformed into a very nice hotel. This is the design style I think would be great for the Sterick.

    I have an idea for the area between the VMC and the Commonwealth building, and Avis can be included included in the development. It would generate local and tourist foot traffic with retail, residential, and entertainment. I think the school should be relocated over to Jefferson, and that Court property would be a great location for Mayor Strickland's proposed soccer stadium and the redevelopment of the bank building and property across from it.
