    If someone was going to pour some money into something for transformation, I’d rather see the MSC be brought back to life.

    My brother-in-law worked with a crew that did some work there and that is how I was able to see the inside.

    I went to Branson last year there are three entertainment attractions that I visited that would be ideal for the warehouse. The Wonder Works, Fritz Adventure, and the Mirror Maize provide some fun family friendly amusement. That warehouse is MASSIVE. 

    I would like to see a 12 lane bowling alley built, with stadium seats surrounding three sides of lanes, so that Memphis can host PBA bowling tournaments.  

    Do you mean the MCA? I am having a moment and I don’t remember the MSC acronyms.

    If you’re talking about the MCA, I wish that I could take credit for this idea, but another one of my in-laws is heavy in the performing arts and she believe the Commercial Appeal building is an excellent location for weekly live performance shows. She often talks about the jobs that would be created if that type of entertainment was incorporated into the Memphis entertainment offerings.

    I don't have any doubt that the city and county will FIND  the money for a soccer stadium.  Watch them do it.  I think the property behind  Wiseacre is ideal too.

    John Doyle stressed being out of their present location as early as 2026, no later than 2027.  The lease at FEF isn't up until 2029. I believe we're going to see some renderings for FEF real soon.

    I'll partially disagree.  I agree that storage facility isn't the best use for the area.  However, its an empty warehouse with no other realistic prospects that has sat empty for many years.  It's not the nice pre-WWII warehouse that is brick and can be converted to residential.  There's not a lot it can be used for, and storage would be the easiest.  I definitely don't want it storage for a long-term use.  Tearing it down to build a storage facility, or building a storage facility on an empty lot would be a definite no to me, but they aren't really changing anything except the inside.  So, I'm ok with it, if it can change to something for a better use when someone is willing to do that.  

    My original idea for the area was to keep the office portion, tear down the warehouse and build a Top Golf.  The next best use would be a soccer stadium.  Maybe the office portion could be incorporated into the stadium design.  

    I actually had a chance to look around the office building and the warehouse and converting the warehouse into a self storage would be a disservice to it and the surrounding area.  There is so much protentional in that property and with its location, it would be an ideal destination and anchor.

    I wish the DMC and the MMDC take ownership of it and then issue a RFP, because it's has the potential to be another Crosstown Concourse, Pyramid, Metal Museum, type development.

    The Memphis Rock ’n’ Soul Museum and the Memphis Music Hall of Fame have purchased the former Hard Rock Cafe at 126 Beale Street for $5 million. It will be the new home of the Memphis Rock ’n’ Soul Museum. And much more.

    Priscilla Presley, a strong supporter of the Memphis Rock ’n’ Soul Museum as well as the Memphis Music Hall of Fame and Beale Street, will host a press conference and then christen the building at 2 p.m. March 28th.

    That’s when Doyle says they will tell the full story “about the impact that we look forward to making for students and musicians, and working with Beale Street.”

    I think this is good for Beale Street. I must admit that my curiosity has increased as to what Jason Wexler and the Grizzlies have planned in the redesign of the area around FedEx Forum.

    Viking and the other American still has ships docking.  I am sure the pandemic and the low river contributed to the problems this company faced, but mismanagement was the key issue that drove this company out of business.  

    I read that one of the AQV ships is still registered with a Memphis address. I wish someone local would buy their fleet. Then  Memphis Tourism can promote their ships as hotel rooms for large conventions.

    I spoke to a business owner about this and she was confused. They want to sell the property, but also  turn a part into a storage facility. I really hope a local buy it, because what they're suggesting isn't a good option.

    Hilton Conrad or JW Marriott. I am sure the city will be soliciting someone that is convention oriented.

    No no no. We need a pause on storage faculties in Memphis. I really want the owners to think outside of the box for this property. 

    The owner of this property doesn’t live in Memphis or Tennessee, and I hate that Gannett sold it to them. Converting this property into a storage facility is a terrible idea and it does not align with the Memphis 3.0 plan. That is why this should be voted down and I don't see this moving forward. 

    Being that close to Southwest Community College, with Beale St on the South side is how it should be envisioned and marketed. Beale St, from Southwest CC to Riverside Dr, should be walkable. This CA property should be a mixed-use development with housing, office, institutional, commercial/retail, lodging, performance, and gallery/exhibition space.  

    Now, I question the accuracy of the article, about one half of this property, being under contract a few months back.

    Whomever assumes ownership of the hotel will hopefully carry out the plans to renovate it completely.

    Good news! Getting this deadbeat owner out Memphis is a plus, because the owner of the Sheraton was never fully invested in Memphis. I am sure the new owner will rebrand the hotel and  make all needed improvements.

  9. Last night, at the Grizzlies game, I learned that Charlotte is spending $215 million to makeover the Spectrum Center. I have been in that arena several times, and in my opinion, it’s not quite as nice as FedEx Forum. This includes adding 2500 lower-level seats. In addition to the remake of the Spectrum Center, they are building a $60 million practice facility for the Hornets.  The Grizzlies price tag is $550 million. I am anxious to see the Grizzlies’ renderings now.

    One of the things Mayor Young stressed when campaigning was the importance of sports in this city and  that it would be one of his priorities. Now that the Liberty Bowl has been transferred, to the UofM, I expect we will learn more about the Grizzlies plans in the coming days.

    The Pacers didn't completely gut their seating.  They did remove some boxes, and changed them around to other premium seating, amongst other things.  They also tore down a parking garage in front of the arena, and are putting in a plaza.

    $550 million is a lot, and it very well could include something outside of the arena on an adjacent lot.  

     

    I love this design. Thank you for posting this rendering.  I found a video of the Clippers arena, but it was more like a commercial. 

    I am excited to see what they have planned and I hope they give us some idea of their plans soon. I was at FedEx Forum last night and I still don't see where they plan to spend $550 million in the bowl of the arena. I also noticed the 901FC owners have gone quiet and are stacking their roster too.

    I think we're all curious to see what the two mixed-use developments will look like, and hopefully the hotel components will compliment the Hilton and Marriott hotels that are already there as opposed to being another run-of-the-mill, limited-service hotel like the ones we already have.

    I suspect we'll know more about the redevelopment plans for Oak Court Mall and the former Racquet Club property in short order in the coming months as the area has the potential to be like Green Hills in Nashville if done properly.

    I am definitely curious.

    • Oak Court Mall being bought, more likely to get redevelopment. 

    • MidCity Development at the old Racquet Club site with a couple of midrises possible.

    There's also Perkin Flats that's about to start construction behind Soul Fish on Poplar. 5 story apartment building 

    I haven't seen any renderings, but the Daily Memphian  posted an image of the parcels.

    Isn't that what the Pacers are doing  with their arena and it's like a $350 price tag?  I haven't seen the renderings for the Clippers arena, but I will have to check those out. Next time I am in LA, I am going to go and look at what they're building.

    You would think that would be the case.  I was there last night, and will be there again tonight, and I don't see $550 million worth of work needed doing. 

    I was told they're not just focusing on the inside of the arena, but the area surrounding the arena too. I'm sure there will be upgrades or maybe a new practice facility included in this too. My wife believes some of the private investment that's waiting for this deal to finalize will include a hotel attached to FedEx Forum. 

    I am  going to ask Kleiman or Wexler if I see them tonight about what the remodel will look like.

    According to Richard Smith, the renovation of FedEx Forum has caused a delay in a lot of what's happening downtown.  The cost of what the Grizzlies want to do is $550 million and what that lady told me is making sense now.  I also expect the soccer stadium to get its funding too.

    Five years after getting $91.2 million in financing, the project to upgrade the Poplar Avenue corridor is being launched.

    The first phase of the project is a facelift along Ridgeway Road and Shady Grove Road between Park Place Centre and Briarcrest...

    I thought this was interesting in the article. 

    The TIF district encompasses the Poplar corridor from I-240 to Kirby Parkway. The association has several projects planned for the area:

    • A mixed-use development consisting of office, retail and hotel on Briarcrest Avenue;
    • An office development on International Place;
    • An office development at 860 Ridge Lake Blvd;
    • A senior living apartment development at 6300 Briarcrest Ave.;
    • And a mixed-use development consisting of office, retail and hotel space at 5900 Poplar Ave.

    I assume they're going to take down the old bridge when the new one is complete. I hope they include lanes for foot and bike traffic in the design.

    It is odd, but good that this is happening.

    I expect we will be seeing a lot of developments moving forward after the news coming out of the FED today. I can't say for sure, but we might be hearing something this week from one of our local developers.

    In case you all don't know, the NL Gov't is really clamping down on AMS flights as they have gone climate crisis crazy. Fed Ex promising full bellies to a cargo hub certainly subsidizes the passenger end.  Of Course, AF has Delta as a partner and  a share of ownership.  Delta's marketshare in Memphis has eroded quite a bit since the de hub.

      I assumed BA might have been interestrd n LHR/MEM with the A321XLR but they are underperforming on promised range and the B787s are too much plane

     

    American has pulled the plug on making AUS a bit of a connecting hub. That meant the AUS/MEM flight bit the dust. That was losing money on all kinds of fronts. The worse performing hub for a major airline now is Delta in Seattle. 

    There has been several articles written about Memphis and French companies doing business and then the Memphis Chamber getting involved with Memphis May and selecting France as the honored country seems almost strategic. 

    I was told the London flights out of Nashville are filled with Memphians.  

    I am waiting for one of the Smith family members to show an interest in the passenger airline side of the business.

    The way the MBJ is reporting, they are just putting the sign on top of the Commonwealth building to get the attention of travelers. Then it states they're exploring the possibility of new office space that is suited to their current need and it will be downtown.

    EDGE plans to purchase an adjacent parking garage to help Sterick meet its parking requirements. The quasi-governmental organization would do this by acquiring and refurbishing the garage and service areas at 22 N. B.B. King Blvd. for $4.2 million, and then lease it to Constellation Properties LLC, the Sterick development group headed by Stuart Harris. 

    "Securing the Sterick Building's original garage is of strategic importance to our long-term vision for the project and the surrounding neighborhood that we are working to redevelop," Harris told MBJ. "We appreciate the EDGE board's consideration of an arrangement that will allow us to continue making progress and will prevent these properties from being acquired by non-local entities who may not share our vision for a thriving, active, and prosperous district."
