    Great to see Norfolk is in the forefront in the fight against sea level rise.   Whether you agree with climate change or not, I think we can agree that Norfolk as a laboratory for fighting rising seas and sinking land is a win for the city.   The city is actually being innovative when it comes to the environment.   This has to be a great magnet for attracting businesses to Norfolk designed to come up with innovative solutions in the fight against climate change and land subsidence.

    I would suggest checking out the property on Norfolk AIR and using the zoning links there for answers (Note: address is 439 Granby St). My brief review of both D-MU zoning district and the Downtown Historic overlay district gives me the impression that this will need the full gambit of approvals. It seems like it would exceed the FAR maximum for D-MU and probably doesn’t check the boxes in the overlay (specifically regarding compatibility). I love the unique design and hope it happens but not optimistic that it gets through without getting butchered by the approval process.

    why eliminate a floor???  How about adding floors!

There’s a chance it could be 400 units with the portion closest to the railroad a grocery-anchored retail center (developer has been linked to Publix on another project so I’d give it 50/50). But other than the buildings fronting Volvo, it’s a suburban apartment complex. Planning was able to get the developer to give a more urban feel to the front buildings to somewhat complement Summit Pointe. 

    Do You know if they are multi floor units?

    Economic development is very bi partisan here in NC as most cities want to grow their tax base with the exception of one county Orange home of Chapel Hill they are pretty antigrowth turning down a Bucee's along I-85.  But that is the exception in NC even the city of Chapel Hill has figured out that it needed to grow its tax base and starting approving larger projects.   Liberals and conservatives both want growth for sometimes for different reasons but here in NC most want growth. 

    It seems from what I can see is that Va Beach city council is not as interested in new development as other cities and that is unfortunate.  When office space was growing across the USA they might have made sense as you have plenty of options there but with most economic development  projects being more manufacturing oriented now like this medical device project they need land.  From what I read that urban growth boundary the Green Line is from 1979 which is 50 years ago and back then there was probably plenty of room left for development but now it is different story. 

    So grow with rot eventually leads to decline!

    I agree with you both. After living in Virginia Beach for my entire life a job opportunity presented itself in Raleigh and we left. I miss home but it's been a breath of fresh air to live in an area that is far more progressive and does an overall good job of pushing for and embracing change and growth.  I feel like the 757 has not changed much in the last 25 years and in some ways is just kinda just hanging on for dear life while other regions are enjoying massive growth and are leaving them in the dust. When I see how things have grown here in just the past 5 years, I can't help but wonder what Hampton Roads could have become if the leaders didn't have their collective heads up their a##ses. The area had a far greater potential that will now never be fully realized because they failed to take action and now the ship has sailed. 

    You can grow without the progressive BS!

    Folks you have to realize that most of the people running our cities and country are controlled globalist. They are deliberately destroying the infrastructure in order to rebuild or as he says build back better.

    It's a bit disappointing to have the shorter building, but all in all I'd say it's fine. Height in that area is less of a concern for me, and it looks like it's at least a well planned out building with quality materials. Much better than what they were trying to feed us with the new renders of the Gateway Tower. I think it fits the area pretty well and if the casino is helping fund the pedestrian improvements between the river and stadium then that's even better.  The infinity pool overlooking the stadium is a nice touch too. I will say it looks a bit blander than the other design, which I think had a very striking design, but all in all I think it looks fine.

    sure would have been nice if they had kept the original height and design of that tower to the right. Could you imagine how it would have looked and felt driving down between them at night.
