11 hours ago, Baronakim said:The checkin desk is at street level of Lafayette and the entryway at Lea & 6th shows no doors as the plan is cut at the upper level. The space is down 20 risers by my count at 10 feet down from the desk. I must assume the space is the main hotel lobby with that ceiling height. The stair down has risers of 6", so it is going to be a "grand" stair. I assume the space by the elevators will access the toilets and services as well as the stair tower ( as there was no basement level plan shown yet). I assume the hotel concierge desk will be there at that level as well. There are no toilets shown on this automotive entry level plan, so the have to be on the lower level. I am impressed that the building is signicantly backe off Lafayette, but the upper hotel room floors do not require much depth. Stepping back that far will be very nice as so many city towers build right up to the propertylines. I was surprised to see a 10' grade change because I did not remember Lafayette being so steep at that point. But looking at street views of Maps, Degure's frontage is small and the rock wall adjacent does show a significant grade change. Overall I think the architect has done a pretty good job of design with such a small footprint on a steep sloping site. One of the things that awes me in the growth in this area is that the change to vertical is so abrupt. Most of the existing buildings there are one story or two at best. Now they are being replaced with 5 to 20 story ones in a short period of time. So transformative! It is mind boggling. I can hardly wait to see what will go up on the Rescure Mission property eventually. As a Nashville native, I never expected to live long enough to see this kind of change. Bravo Nashville.
Zoning requires 15' sidewalks for any new development fronting Lafayette and 10' for the Lea Ave. side. So, that's the reason for so much set back from Lafayette.

I just went back and looked at my notes. The original renderings were posted in Feb, but the new ones have been up since at least mid July. I just wanted to correct that since I said they have been up for a year.

These images have been on the M2 website for almost a year. I know because I’ve been directing callers on my listing at 520 Lafayette to look at the website when I tell them that 20+ stories are planned for next door and they want to argue that only 16 stories have been announced. There is one photo that has my listing and the other property on the 6th Ave. S. corner in red and the Hermitage Lighting property across the street in red. When these pictures were put on their website, they had just cancelled the contract with us and our other neighbor. At that time, there was also a hush-hush contract at the Hermitage Lighting property that fell through around the same time, so I’m curious if they had all of those under contract at one time with a bigger plan. I also know that they are still interested in our entire block, so I’m not sure they are anywhere close to finalizing anything yet.

That really pushes some height farther out. And a very tight, modern style. Much wow!
All property that fronts Lafayette is zoned for 12 or 16 with the bonus height program. I'll be curious to see what changes are made over the next few months, as every 350 unit building that I'm aware of is in the 20-30 story range.

No problem! I've been following the Inner Loop topic for years, and just saw this post yesterday. I’m only familiar with these parcels, and that’s the only thing related to the adjacent properties that wasn’t already public knowledge. I’m happy to chime in when I’m allowed.

I am also trying to determine if the adjacent properties are going to be involved as core drilling was done there as well. This group has other properties under contract in the area!!!
I have the correct parameters live on the map now as far as which properties were bought
The adjacent properties are not involved. M2 Development Partners had them both under contract and terminated in early December.

I can confirm that the Eaton property hasn't sold, yet. Also, glad to hear that Loopnet's new e-mail campaign works and that you got my flyer!

It did close for $6,000,000. Tax records and all development plans submitted to Metro show 0.28 acres.
