  1. Having heard what they paid for the land they'll prob be pretty pricey. There's a website for the project but it doesn't say. www.theoliveth.com Just like 'The Brownstones' down the street, they're relying pretty heavy on the lie that this is all in Thornton Park, presumably to jack up the price.

I was told they tried to include the Pine St duplex & Summerlin bldgs but the owner wanted nothing to do with it.. it's really unfortunate bc at this point, like you said, unless there is rear access from the Olive driveway what can they ever do to maximize those lots ? A townhouse garage would prob never be approved facing Summerlin, would be absolutely ridic for a car to pull in/out on such a busy street.
  3. Not exactly a 520 thing but got this notice today of upcoming lane widening/permanent traffic change for the Lymmo bus at the end of the block, Church & Summerlin. With all the rush hour/speeding/traffic problems on Church & Summerlin the Lymmo path could be redirected or real multi faceted solution to the problems at this intersection be explored. Widening the lane *just for the Lymmo bus* feels like bringing a nickel to the dollar store - gonna need a lot more and should've known that walking in. From Lynx "Per your request, the permit number for Church & Summerlin is ENG 2018-11736" ... but idk what any of the info in the permit means
  4. Since most everyone is brainwashed that South Eola is Thornton Park we literally asked the city to change the name and absorb us into Thornton Park to be done with it. Thornton Park said no. There is/will be no such thing as TPWest. TP is doing just fine "claiming our location & businesses" as it was put by City Hall, and I assume TP does not want the responsibility of dealing with resident issues like crime, safety, etc. so South Eola lives on but it will take a lot of work for anyone to notice or care.
  5. I was at the original ARB meeting for this and everyone loved it. I mean if they could've given the architect a hug on his way out.. I think they would have. I wasn't completely sold on it at that point, but since they had them remove the backlit/neon sign I've grown to love it. As for the number of units and whatnot, the city said there is a step down system starting from CBD to Summerlin so that Summerlin Ave doesn't become a tunnel overshadowed by huge buildings. Still, I kind of wish they had been able to take the duplex on the corner and incorporate that lot somehow. Other than Central & Summerlin there are really no other "entrances" to the neighborhood that make a statement. It would have had more visual impact at the corner/border of the neighborhood and defined one of the main paths used to access the residences and businesses on S Eola Dr.

After being approved by the city in .. 2016 ? and the project stalling out, the land went back on the market and was eventually bought together with the plans which were at that point approved a second time and now we've finally reached demo/construction. While nowhere near as big as 520 Church also being built in the neighborhood right now, this project will still have a huge impact on this block of E Pine St and the neighborhood's image. The buildings being taken were functional, but the townhomes will bring more residents and a breath of fresh air.. extending the newer look of South Eola from S Eola Drive all the way out to the border of the neighborhood at Summerlin Ave. I'm just as excited to follow this construction as the 520 Church project, they're so different but both bring new residents to South Eola and enhance the image of the neighborhood. If anyone has comments or pictures to share I thought I'd start the topic. Thanks !

I've seen both of these before and find it odd that when we're not being marketed as Thornton Park by the DDB, all the projects listed here call South Eola "Planning Area: Eola Heights" or simply "Planning Area: Eola" as if South Eola is that which must not be named. I would say I understand if the Eola/Eola Heights planning area is something large that overlaps South Eola but projects in Eola Heights like Fountain Vu5 are actually listed as "Planning Area: Eola Height Historic District" so either the DDB is just all over the place with how they choose to refer to things (and never acknowledge South Eola exists) or I'm missing something.

  10. I'm on a Mac and just use "adjust size" in Preview. They open at 9MB and height/width is crazy like 56 x 27 inches so I cut the height/width down by a few inches, even though they are only slightly smaller all the detail is lost. Boooo

I think it's hilarious that Lake Eola/South Eola neighborhood is covered by the Modera logo and not included while our stats would show waaay more people in the area.. our population is 1,928 which is more than Eola Heights and Thornton Park combined. As for avg income, 2016 stats for Thornton Park was $78,609 so unless they found a way to nearly double their salaries in 2yrs - yeah, I'd say the chart is way off. Haha

  13. No I just walk around that lake every day. Lol In fact the picture looks a lot better on my computer but I had to scale it down to fit under 7MB, my phone takes pics at 9MB per shot and however it scaled it down it lost so much detail. Thanks though !
  14. 1. That's terribly sad to hear about the library volunteer. 2. Even getting crosswalks has been an uphill battle.. like you said, basics seem to be a problem. We were told studies need to be done to see if there is enough foot traffic to warrant crosswalks. At first I thought that was odd, would it be a problem to have too many crosswalks ? But the curbs also need to be ADA compliant, ok but all of ours are. It's been years and still nothing. We've even had curbs rebuilt, re-graded so they are 110% ADA compliant, still no crosswalk stripes. On Summerlin Ave every day I see people wait at Church St for speeding cars to either be spaced enough apart to run between OR in dead stop traffic when you can't see around cars walk halfway out in the street to see if they can go, many times being met with speeding cars. The nearest crosswalk to Church on Summerlin is at either Central or South. In what world does it make sense that a study has to again show that now *pedestrian* cross traffic meets their threshold to qualify for paint. They want people to be safe, right ?? I've got the receipts, every email and I can tell you every meeting who was there and what was said my memory is long.. the things that have been asked are simple, basics, for safety not vanity or ego. You'd think we were asking for the blood of a 1st born child.
  15. Me too, when I say we have brought this up at every meeting.. I mean every meeting, it could be about getting bricks fixed and I'll ask - who do you know that could help us get some stop signs ? Lol. Talking to people about crosswalks - this is going to be great, you know what else we *really* need ?? Stop signs. Have you heard about the 1 tree 1 person program ? What do you think about stop signs on E Church St ? Believe me, sitting across from two people making that statement felt like a Twin Peaks experience. I really didn't want to leave until they admitted 520's future impact but no matter how we discussed it they always circled back around to that statement. It's been kicking around for 2 1/2 months since then, and what was relayed to me yesterday said that "future impacts from 520 East were also a consideration" so it was part of their final justification ... and to me it's irrelevant who or what made them finally reconsider. As far as ridiculous statements coming from city meetings/personnel you wouldn't believe some of the things that have been said to me - or about me. I'm clearly not in for popularity it's all about results and so far the agenda I brought to that meeting has been carried out: Tree trimming at Osceola finally happened so you can see the crosswalk signs on both sides of the road, we got yellow curb by stop signs and hydrants, and now the stop signs. I'm beyond excited about this.

Haha yeah, along E Church St My last mtg on Jul 5th they said their last traffic study had been "close to qualifying" but no dice.. so I really hammered the point that the addition of the 520 building traffic would undeniably cross their threshold and the city should err on the side of caution not wait until the building is complete in 2020 as it is currently a dangerous situation. The conversation went on for a long time, they pushed back hard claiming the rules they have to follow wouldn't allow them to speculate future traffic (??) and that a study after 520's completion would be the next step. Also when I reached out to Comm. Sheehan she said there was nothing she could do. In the end no matter what made them reconsider, this is a win.
  17. Stop signs will finally be placed at Osceola and Eola Drive !! They should be installed in the next 3 weeks. This has proven that nothing is easy (and I certainly haven't made many friends in the process) but after asking for 2yrs, having numerous traffic studies done, spending hours in meetings with transportation engineering both at city hall and on site in the neighborhood.. it's all worth it to see our most requested issue get crossed off the list. While nobody wants to give credit to the neighborhood association for working towards this on behalf of residents the end result is reward enough: Safer streets in South Eola.
  18. by the time i realized hillcrest demo was taking place i got caught in the far left lane w nowhere to pull over and take a real pic or two.. this is what i got from my turn lane to colonial drive - a lot of nice trees there. lol
  19. So this is the crane he was talking about. Looks pretty cool. I lived at Post Parkside when Waverly was built but wasn't here when all the new buildings in South Eola went up so I'm excited to see this take shape. 420 was almost completed by the time I moved back so the only project I've actually watched start to finish is the "Thornton Park" Brownstones which wasn't very exciting. They pushed that dirt around for a year before anything really happened, and they'll always be as much in Thornton Park as I'll ever be 6ft tall.

  21. The city sent an email last week about the Church St road closure, will be closed til about 5pm on Thursday. I was out taking some pictures today for the neighborhood association and ended up meeting a manager from Balfour Beatty heading to the 520 site. He said they were putting up another crane today.. he called it something but I forget. He mentioned the brick streets in the neighborhood and how they've been trying to have as little impact on them as possible with their trucks/materials coming in. Neither of us had business cards on us but I think his name was Mike, Mark ? Nice guy. Here's a couple pics I took while I was out there.

  23. When the neighborhood association started up that's what Eola Heights said to us. Whereas some of their strengths are owner occupied single family homes, historic designation and having been established decades ago, our strength is density. Even if only 10% of residents participate in our association we still have the potential to be very successful. It's exciting to see these buildings go up because it means we'll have more residents, more businesses, and South Eola is really going to establish it's place in the city.. right now it's like nobody's ever heard of South Eola - even people who live here think it's Thornton Park. I don't get it.
