    I actually wondered about that.  The downtown BoA land is owned by Johnson Development.  I remember they did some soil drilling a year or two ago.

    Edit: Just found the real-estate listing.  Looks like they're keeping the building and trying to lease the space.  11k-19k SF, office or retail, available Nov.  I'd love to see a restaurant here, for now (and a full redevelopment of the site in the future).

    I spoke to the branch manager at East side BofA and here's the scoop. 

    The DT branch is being shut down because the owner of the property has "other plans" for it. Hope to see large-scale development. It's a HUGE lot. 

    The DT Merrill Lynch office (owned by BofA)  is being relocated to the E. BofA property and hence the building expansion to make room for Merrill.

    Live right down the street from this and well... THIS SUCKS. 
    The indiscriminate destruction of green/forest land to build these developments is awful, to say the least. 
    Plus, traffic will be a disaster on Zion Hill. I can deal with townhomes, I guess, but Apartments? Really? Ugh.

  3. Milltown Coffee Co. soft opens this Wednesday 11/7.
    This week it will be open Wednesday and Thursday from 7am to 2pm. 

    Located in the newly renovated "W Square" shopping plaza.

    I met the auditorium manager yesterday.  He has 40+ years experience managing venues bigger than SMA and he knows the business like he knows the back of his hand.  Spartanburg is lucky to have him.

    He mentioned a few things of note:

    • the auditorium will soon announce a Broadway series.
    • a new website will be launched soon.
    • large and small booking agents have taken notice of the auditorium.
    • future bookings for both the theater (upstairs) and arena (downstairs) are way up.  Downstairs has a new stage and sound system for smaller acts. 
    • a new roof is planned next year.
    • the auditorium is looking to add more staff as business is demanding it.  
    • the auditorium is working with the county to ensure the property across the street (currently the county administration building) is redeveloped to complement the auditorium.

    Broadway Series would be absolutely awesome!!!!

    We're shooting for a July opening, but that's still pretty fluid. We'll have more firm dates soon.

    They're also opening a location in Duncan (Publix shopping center).

    Great addition to Downtown. Cocobowlz is a great "healthy" (sort-of), alternative to Ice Cream. Glad to see them come to the Burg.

What you're looking for is more buildings that are right up to the edge of the street instead of set back behind a parking lot. Tall buildings in and of themselves do not make a city. Designing cities for people and not their cars will always make places more attractive, higher value, and make people want to spend time there, thus increasing demand for buildings, restaurants, retail, office workers, etc. It's all builds on itself.

    A narrow Church street would be fantastic!

  9. Been watching the transformation of the former God's Favor restaurant... and now we know.... Zen Ramen Sushi Burrito. They have an Anderson and Greenville Location. Checked out the menu. Looks good. Lot's of Ramen and Poke options including Burritos and Bowls. A Ramen Poke place on the East Side is A-OK in my book!

    Indeed.... We've grabbed a spot at W Square for a new coffee concept. But it won't be Hidden Bean (though it'll be a similar menu and same beans). The Shop will be called Milltown Coffee Co.

    It's Burgers & Bakery and The Hidden Bean 
    8881 Warren H Abernathy Hwy (where LeSpice West Side used to be). 
    B&B open Wed - Sat 11am to 7pm and Sun 10:30am to 3pm
    THB open Wed - Sat 9am to 7pm and Sun 9am to 3pm

    Stop in say hi sometime! :)

    Presumably they didn't want to pay to renovate it, so they demolished it instead, because we lack proper historic protections and/or advocacy in this city.  I posted about it on my Instagram and had many people respond lamenting its demise (including some in the Jewish community), and several people were interested in organizing to better protect our history, which I think is much needed.

    It's sad that buildings like this are let to be demolished. Selfish and a complete lack of vision.

    I don't see why something else can't open in there and just take Dudley's place as you have a built in customer base, a beautiful fully renovated restaurant, and a great east side location.

    As a restaurant owner I can tell you that costs and staffing issues are killing all of us. We're still hanging on, but it's becoming so dang hard. There are days when you just want to throw in the towel and quit. For us (my wife and I) it's been such a labor of love, that we can't imagine just throwing in the towel, but one of these days there will be a straw that breaks that back. It's sad really and I feel for all of the restaurant owners out there.

  14. A new Gourmet coffee and tea bar is coming to Weber Square. It will be in STE 100 (far corner of the strip part of the center). There will be unique coffee creations, tea and some breakfast / lunch options. 

    Renovations on the center have been slow to start, but there's been some movement. Hopefully soon the eye sore will be no more and a nice neighborhood shopping center will be in its place. 

    I'll have more details that I can share soon.

    I don't subscribe to the "we must get rid of eyesores at any cost" mentality.  That's how we've lost so much history.  Not saying this particular building is historic, but the site deserves so much more than being a repository for people's crap.

    Not that I want even more residential development in my backyard, but I'd rather see that site turned into a pocket neighborhood, a shoping plaza, a community park.... anything but yet another storage facility.

    They do mention now it will be flexible-use, with more than just gaming: "The proposed facility would be one of the premier esports facilities in the U.S., but would also have the ability to host concerts, meetings, sporting events, movies and much more. It would also be a facility with numerous opportunities for locals to participate, including area high schools and universities."  That makes me a bit more supportive of the idea.

    The article also mentions the esports club at USC Upstate, but like all colleges, they have their own facility on-campus.  So I don't see why students would go all the way to the Carolina Theater to game when they have a great facility steps away.  But anyway, if the developers can get financing for this idea, more power to them.  I'd love to see the theater renovated and back in use.

    Personally I HATE HATE HATE this. That theater / space can be so many great things. To make it an eSports arena is a shame. eSports are better suited for an ugly warehouse. Not a historic theater in downtown.

    Here's the agenda packet, which includes Craig Lewis's comments at the end (he recommends site plan approval).  DRB - Meeting Packet - 2022-10-04.pdf  Some points he makes:

    o There are a lot of colors (5-6), materials (3-4), and façade movement –simplification is recommended
    o What is the beige-colored element – EIFS?
    o The vent stack hoods seem oversized and inappropriate for the front façade
    o Corner windows can be tricky to keep sealed
    o The asymmetry of the main body windows appears awkward next to the center window alignment of the recessed entry bay
    o Consider eliminating windows that warp the corner and look into neighbor’s windows.
    o The window pattern on the exposed sides do not align to the model drawings.

    o Consider adding more windows to the left side elevation to add more light into the bedrooms
    o Does the brick on the right elevation have a profile that the siding terminated into or are they flush? (the former is recommended)

    The proposed 4 story building is under review for building code compliance – at present, the current configuration is interpreted as needing compliance with the IBC (International Building Code) not the IRC (International Residential Code) which would require sprinklers and a wider setback between buildings. Because we anticipate changes depending on the final resolution of this interpretation, we recommend reviewing the site plan only.

    We recommend approval of the site plan.

    We also recommend that the DRB provide initial comments regarding the architectural to help
    guide their final submission.

    There are also minutes for last month's meeting, which may give some insight into why the DRB gave conceptual approval to Northside Townhomes P2, but I haven't had time to read it yet.

    I don't hate these.

    Regardless of brand, I think that putting a gas station/convenience store there is just a waste. That corner (in my opinion) could sustain a more meaningful development.
