What a missed opportunity given the prime riverfront location.  The design is so generic and 24 stories won’t make much of an impact on the skyline.

Wait, I'm confused... isn't this what you said was wrong with the other hotels on site?  And Memphis can't get any development of anything somewhat tall?   So a 24 story glass tower isn't to your fitting either?   Thanks for sharing,.

Now that March is almost in the books, and April is approaching, has anyone heard news on the pending construction of "The Walk?"

I would've thought shovels would've been in the ground by now.

I certainly am optimistic that the developers will begin construction on "phase I" by spring/summer of 2022.

The longer they wait, the more this project could be stalled or at risk. I'm reading some financial forecasters saying 2023 could potentially be a downward slope for the economy.

Hopefully not, but it would be prudent for the developers to get this first phase built out, before an economic downturn potentially happens.

If shovels are not in the ground on this by 2022, it could be in trouble of happening ? What do folks think...

There's a link with an interview with the Downtown Memphis Commission president that's in the Downtown section here where he said it's close to breaking ground...that's all I've heard recently..

  3. Topgolf Memphis application filed with TDEC

Topgolf Memphis application filed with TDEC - Memphis Local, Sports, Business & Food News | Daily Memphian

More evidence emerged Monday that Topgolf appears headed to Memphis just south of Germantown with new public documents linking the city to the entertainment venue.

A permit pending with the Tennessee Department of Environment and Conservation shows Franklin Land Associates filed an application for Topgolf Memphis on Callis-Cutoff Road just outside of Germantown, north east of Germantown Road and Winchester Road.

The application is dated earlier this month.

The permit application is further proof the golf and entertainment facility is headed to Memphis. The site for the golf and entertainment is about 20 acres and is part of a larger 149-acre mixed-use development.

I believe this area will be "discovered" by alot of Memphians soon. It's known because of the original Broadway pizza location and the other popular shops there, but it's not mainstream like Overton Square persay. It's usually crowded at weekend nights. These apartments will bring more attention.

In a way it sort of reminds of what South Main was back in the early 90's or so with art galleries and things like that-  then you get more apartments and people and things really seem to take off.   There's also the apartments to the West being built at the corner of Sam Cooper and E Parkway that will open before these-  and it was recently announced there are townhouses  to be built in between (link below)  so there's going to be a lot of people living in the area soon.   I'm sure we'll see more residential announced in the coming  years.  Should really become one of the next hot areas.

I try to avoid comparing Memphis and Nashville because the two are so drastically different, but I will say that Memphis absolutely wins in the historic fabric department. That's one of the things I miss most about Memphis. Having lived in Nashville for 6+ years has made me appreciate it even more. Parts of Nashville feel so sterile, and much of that is because it has been overdeveloped. I do wish that Memphis had some of the shiny new developments that are sprouting across Nashville, but not at the price of the fabric that makes the city so unique.

Totally agree with this, both are great cities and it's dumb in my opinion to compare them but that's going to happen... I have lots of family in Nashville and spent a lot of time there as a child, it's crazy how different it is now.  Glad Memphis is saving so many old structures-  and also love the old housing stock of Midtown and all the old neighborhoods.  You see some tear downs happening here now being replaced with brand new houses but hopefully does not get to the level of Nashville.

But also yes I am jealous of a lot of the shiny new developments but our time will come :)

What are everyone's thoughts about the First Horizon acquisition by TD Bank?  Will it be a major regional Hub and stay staffed the same, or will there be a lot of redundancy that will lead to a large reduction in employment numbers?  Hate to see the last major financial institution based in Memphis to be bought out.  With Regions taking over Union Planters, Sun Trust taking over NBC, and now this, is it now just Independent Bank left?

First Horizon National Corp. Banner Image

They say they are commited but you know how these corporations operate so I would not be surprised to see long term reductions in Memphis.   Regions and Sun Trust still have pretty big operations here but obviously not at the levels when they were locally owned.

I saw the other day that Carlisle was demolishing the warehouse also-- any idea what will go there?  More apartments possibly?

Also didn't you mention they have started work on the Grand Hyatt site?

Yes exactly I agree, also great entertainment connected to FedEx forum (Beale st) footsteps away, along with Overton square as another entertainment option. I believe Memphis can really put on for all star weekend and rival other cities with what we have to offer, I plan to go to Neworleans next year for all star weekend to see what a city has to do to put on a great all star weekend.

I think we'll get it eventually for sure, also as far as partying/putting on a show Memphis did a great job with ESPN Game Day in 2019... was awesome and a perfect set up on Beale.  No doubt the All Star Game would be a huge hit too.

This is yet another setback in the decades-long struggle to jumpstart new development downtown. Large scale new development is very weak in Memphis.  The banks and large firms have plenty of money to invest (just look at other cities) they always seem to avoid Memphis for major projects and it’s not Covid related. Instead, all that happens is of small scale and of mediocre design and quality.  What causes these projects to never materialize in Memphis?

    Ok

Why did the Loews deal collapse? Company cites market difficulties - Memphis Local, Sports, Business & Food News | Daily Memphian

a statement from president and CEO Alex Tisch cited pandemic-based challenges for the decision to not move forward with the Memphis deal.

“We love Memphis, the people and the destination,” Tisch said. “The pandemic put challenges on the hotel market and the lending market, making the economics of our proposed transaction remarkably difficult. Our hope is the future will allow us to look at new transactions in Memphis, although the timeline is undefined.”

It’s not a bad site for them to consider right next to convention center + it’s in the burgeoning N/S main district and not that far from Beale st.  I do understand wanting that clipper site (FedEx forum) close proximity and Beale footsteps away. That may not be achievable @ this time land cost there is very expensive it’s prime real estate. But let’s see what happens just hope it gets built soon somewhere downtown/ pinch area.

If I had to guess I'd bet they would  keep going for something in the 500ish room range for a convention center site.  Seems like Blue Note would be more boutique like and they were originally planning a hotel at the Clipper site, correct?  Either way we'll see-  we still need more rooms so time will tell.

How about talking with Blue Note LLC about developing the blues note hotel there would be an amazing addition to the convention center especially if they up the number of rooms @ 100 n main

I saw on this forum they did with the Daily Memphian (swear it was posted somewhere on here) that they were looking at another site "closer to the entertainment district" they could build this at instead of the Pinch...  I immediately guessed the Clipper site (I'll assume that's dead at this point too).   That'd be good close to the arena but maybe they'll look at this site too.

That does seem to be the case. I think that's the challenge for Memphis as a whole.

It's gotta be tough with all the rapid, booming construction up the road in downtown Nashville happening, while Memphis struggles to get a hotel constructed (Loews was just cancelled for downtown).

I too, think the Walk will be built. But when COVID hit, developments in cities that are slower growth and/or losing people and not in the "red hot boom" spotlight, got tabled and sidelined a lot more than those in booming economy locations. (the Austins, Nashvilles, Charlottes of the world)

This is an incredibly vital piece of development for downtown Memphis, and will be a game changer. It is crucial this gets built, to not only allow Memphis to stay competitive with residential offerings downtown, but continues to infill with development on vacant or under utilized downtown lots, to make the city much more livable for the future.

Good points, those places are a lot farther ahead in development and growth downtown over the past 20 years or so.  Memphis has done a lot in that time to improve but obviously a lot to be done but it's done a great job of adaptive reuse downtown.  I think it's slowly getting there-  we didn't really even sniff proposals for projects of this size and others we've been getting recently 10-15 years ago.   We've had things killed off first with the recession, now seeing some of that with Covid but I do think this will get built and really connect the downtown Beale/S Main districts into the Edge really creating a lot more density and residents.

Now the question in play... who will buy the land and development something on it. Still prime real estate near the convention center.

This is true and I wondered all along if the split with Townhouse leaving 100 N Main vacant and blighted could hurt the chances of this-- I still think Covid and financing was the killer but if/when 100 N Main gets developed that only makes this land more valuable.  As well as the numerous surface lots east of it for long term growth.

Between all the drama of Townhouse/ Sheraton and lawsuits I had a bad feeling about this from the beginning but tried to stay hopeful.   I think Covid and 2020 about killed it in my mind...sucks..at least now it's confirmed and can move on.

Agreed! Let’s see what happens it’s definitely on the DMC radar to move mlgw, Speaking as a native Memphian I’m just proud that 100 N main has a bright future, u can’t build a 37 story tower like that one in today’s market. That roof top restaurant should be amazing!! It’s an exciting time to be a Memphian.

I remember going to the rotating rooftop restaurant as a kid (late 80's sometime probably?)-  cool views for sure, I just remember as a kid thinking how long it took to get around lol.

We should see 100 N Main lit up soon. Billy Orgel is putting his stamp on Memphis and is determined to lift this city.  He's Henry Turley 2.0.  I read in the Commercial Appeal they suggested this development group partner with the group from Kansas City.

Yeah I really think this has the parts to work out with office/hotel/apartments.  Having the office space for the city helps a lot IMO.  I really liked the Carlisle look as everyone said but this is a stellar project.   Now... for the office part,  it'd be nice if some of the workers are from the MLGW hq farther South--  let's free that up for redevelopment next.  :)
