"Downtown Nashville’s Largest Mixed-Use Project Set to Start"
Article from the Commercial Property Executive about the Fifth + Broadway project. There doesn't seem to be new info, but it's always nice to see Nashville get a bit of national attention.

Some Mt. Juliet residents are a bit perturbed by two proposed multi-unit housing developments.
Northtown Village is a mixed-use proposal that would include 256 apartments, and the Villas of Tuscan Gardens may have as many as 313 townhomes on 50 acres. A group of residents, however, are voicing opposition, citing concerns about traffic.
It seems to me that this part of the city has been largely overlooked by developers, at least when you compare it to the city's core and the counties to the South (i.e., Williamson and Rutherford). I don't think if I were a resident of Mt. Juliet I'd be too eager to scare away people willing to pour money into the area. Granted, I'm not especially familiar with Mt. Juliet, so I have no idea how bad the traffic there is...

A grocery store in that area could potentially serve the new residential developments along Charlotte and around Centennial Park. Although, there is already a Kroger on Charlotte only a few miles from Capitol View.

It looks like groundbreaking for this project is imminent, so I thought it was deserving of its own thread.
The luxury condo building, located on at 20 Rutledge Street, will rise 7 stories and overlook the Nashville skyline. Both the Nashville Business Journal and the Nashville Post featured coverage of the project today.
"Crucial loan kickstarts downtown's newest luxury condo development"
According to the NBJ, condo buyers have reserved 40 percent of the 71 units in the forthcoming CityLights building at 20 Rutledge St. — activity that was sufficient to secure a loan to fund construction of the roughly $73 million building.
The Post also reports that "Groundbreaking slated for City Lights project"

According to the article, we'll "have to wait until later in the month for details."

Are there still smaller conventions going on at the old convention center? Wonder why they can't start demolition sooner.
I'm sure there are people on this board who would gladly get out there with their sledgehammers this weekend and get the process started.

I think I've said this before, but at the risk of repeating myself, I think that Federal Building is a fine example of Eisenhower era architecture, which is at that awkward stage where it's out of fashion but not old enough to look historic. Give it a couple of decades and it will come into its own as a respected style. They could do something more interesting in terms of land-/streetscaping. That church across the street has amazing landscaping even though they have only a couple of tiny strips about 2 feet wide.
I may be too hard on the federal building. I guess my issue is that, unlike other older buildings along Broadway (e.g., Union Station, the Frist Center, Christ Church Cathedral, the Customs House, etc.), I don't feel like the federal building contributes much architecturally. But I'm totally willing to admit it's probably just a matter of taste.
And we can all agree that the "Lifeway and its ugly suburban parking lot," as Nathan_in_DC so aptly put it, needs to go.

Anyone aware of any plans for the existing Holiday Inn on 10th? Seems like this is ripe for a remodel or tear-down once they get this one opened up.
Something certainly needs to be done. It's a travesty that two of the first buildings you see when driving into the downtown on Broadway is that hotel on the left and the hideous federal building on the right. I'd personally like to see them both go and make way for developments that are eye-catching in a good way.

I just think that's one area that is totally unused and could really provide a new "entertainment" area for all of those tourists / locals downtown. Plus...anything to embrace the river in our backyard in more ways is a plus to me.
21 minutes ago, Flatrock said:This. Could not agree more. Who do we need to pitch this to??
The sole activity I ever see taking place on 1st Ave is the businesses on 2nd Ave using it as a loading/unloading zone. Fittingly, even the Google Maps images show that the street is just one long loading dock.
And that's a shame because, like you said, it has the potential to be a really nice area. A row of "old world" style cafes, bistros, pubs, etc with outdoor seating facing the river would be fantastic.

He mentions that " We also own land in an area called SoBro, south of Broadway, where their convention center is." Does anyone know what land he's referring to?

^^Not sure what I think about the "re-imaging" of downtown. I'm hopeful they're just testing things out to eventually come up with a more permanent solution. It takes me back to really wishing they could make a Paris-style cafe district along 1st Ave, facing the river, which would pull more people down that way and help ease crowding along Broadway. Also...I really believe 5th and Broadway can help with overcrowding as well.
All in all...I'm glad they're at least looking at ways to improve things downtown and being a little proactive.
Yeah, in my opinion the concept is better than the execution. That color scheme in the second photo is questionable, to say the least.
But like you, I appreciate the effort being made to make the downtown a friendlier place for pedestrians.
