  1. The QT also has to get Planning Commission approval and a zoning exception approval, so the city has a good bit of leverage there.  

    I'm not aware of the Spinx having to jump through any of those hoops since it's an existing business.  

    We will see, Spinx seems to be making a good faith effort on this, so hopefully it turns out well.  

  2. The DRB discussion was only related to the sign.  I believe this location is outside the zone the DRB covers, and thus only review the sign, not the full renovation.  The Spinx rep did mention they were going to landscape the sign in such a way that people wouldn't be able to use it as a bench for example.

  4. St Andrews does own the lot.  I assume they had some type of lease with the Fieldhouse.   

    It makes a lot of sense to me.  I'm sure the church got a good price for the lot.  Also they may have gotten an arrangement for church goers to use hotel parking to make up for the lost spaces.

    My thought is if there was money to be made with a high rise, someone would probably figure out a way to get it approved.  Though it is a potential obstacle.  

    Also, seems that I remember reading that the city is in the process of updating its design guidelines, and height restrictions in the central business district will likely removed in the process.   Don't quote me on that however.  

  6. There is a lot less vacant lots today than there were even a few years ago, which is a positive.  But not sure when we'll get to the point where it makes economic sense to go higher than a mid rise.  

    Another obstacle is the city itself.  The One project squeaked through DRB approval, as there were people that didn't want tall buildings.   I think that attitude is slowly changing though.  

  7. The City's Calhoun Street rehab between the Sterling Community Center and the Swamprabbit have been underway for a couple weeks now.  The sidewalks between Academy and the trail were in horrible shape, this will be a nice improvement.

    Anyone care to speculate on details?  Couple locations that poppoed into mind that would be appropriate for a "significant" development.     

    - The Greenville Transit site on Washington. 

    - County Square

    - The Reedy Square Site

    - Probably unlikely, but we have heard rumors of the Citgo on south main being redeveloped.

If you're going to NYC, I would fly Delta's GSP-LGA flight.   As far as flights other than flights to hubs from the main 3, I just don't see it happening.   I can't think of any city pair that would could sustain regular service on its on without connecting traffic.  I think GSP could put together an argument for more spoke flights to hubs however.   American to Miami, Delta to JFK, United to Denver are a couple that come to mind.

    As far as reliability, I agree there.   I'm not sure if that's a mainline vs regional airline issue or what.   But I have also had flights canceled at this last minute.

    I live a couple blocks off Pendleton and take it to work every morning, and I don't think it's ever enough traffic where two lanes wouldn't work fine.   It does get busier, but never to the point that four lanes seems needed.  Vardry in front of Greenville HS is arguably much busier in the morning when school is in, and two lanes seems to work fine.  

    At one point earlier this year, there were traffic counters installed on Pendleton.   Perhaps somewhat was evalutaing what is needed.

    This.   Probably wishful thinking, but perhaps competition from QT could convince the Citgo owners its time to sell or redevelop that property.

If they can get the liquor store lot I'm all for it.  Having trouble visualizing the site plan if they can't.  Regardless, I will happily shop there.  I'm sure some in the neighborhood will complain, but realistically they are limited on their options.  It's already zoned appropriately I believe?   And it doesn't have to go to DRB.

I fly almost nearly exclusively out of GSP, and I believe I've taken a grand total of two flights on Southwest since they've been here.  Once to MCO, one to BWI.  Honestly, they rarely flew where I wanted to go (or what was often the case was they didn't have a way to connect me there from GSP), and if they did they weren't overly cost competitive.  I don't know if its a case of they just didn't fit in the Greenville market, or as I've seen speculated on other forums their costs increasing over time as they become more of a legacy carrier instead of an upstart. 

    I especially got a kick out of this line:  "The three Atlanta flights also will send Southwest into Delta Air Lines' largest hub. GSP passengers can fly Delta to Atlanta and connect with that airline's network of domestic and international flights."

    Yeah, OK.  I'll get right on that.  Nothing I would like more than to exit security, pickup my bag, and re-check/re-enter security.  I'll just head to Terminal B and fly Delta from the start.

    Because it is on Main St. and is the connection to any future pedestrian oriented environment that Pendlleton Street may eventually develop...

    Getting commercial added to Perry/Main corner is a nice win for the city in this area.   I suspect a lot of the neighbors will like this after all said and done.  The back side of PSBC isn't exactly scenic.  I thought the developer did a fairly good job with the Rhett street streetscape, and will be an improvement.  

     

  15. All three lots that make up the NW corner of Pendleton and Easley Bridge Rd. have been owned by Enigma since the middle of the 1980s, according to GCGIS records. Anyway, my guess is that a completely new Spynx will be constructed on the vacant portion of the land and then the existing building (quite dated) will be demolished.

    The Greenville Couty mapping system shows a deed transfer of those three lots to Enigma Corp in 2014 when I pull it up.   Also, the lot next door says Dixie Home 10, but has the same PO box as the Enigma Corp.....

  16. Demolition in-progress this morning on Peneton street near the intersection with Academy.   Land records show it was recently purchased by Enigma corporation.  Looks like that ties back to Spinx?  

  17. I don't understand this parcel. We've heard all along that projects haven't worked because it has fundamental connectivity problems. If that is true, how can we expect to put 250 appts there and get all those people to it? If we can indeed get that many people there, what is to stop them from going ultra dense and making this thing bigger ( where's Rick Thoenes when we need him)?

     

    They are going to get to it with their car.  It's when they try to walk somewhere that the difficulty starts.
