Yes, CBL & Assoc. sold the 600k+ sq ft of the interior mall to the Aggarwals for $1M in 2012 after they expressed interest in only buying a small section for a medical office, essentially making them mall owners by happenstance.

Supposedly, they tried to put it up for sale in 2014 with CBRE, but maybe a better sleuth can see if it sold. I don’t see any proof that it did… 

Then, in 2019 tenants were told to vacate due to “pending construction” around the time Freeland expressed interest in the property. 

So it has supposedly been vacant since then?

In March ‘19, Metro Codes found violations ranging from “dangerous” potholes to graffiti, junk, and debris.  I can’t say I frequent the place, but I cannot imagine that the Aggarwals or their company invested even close to the difference in price that Metro is looking to pay. 

So, I wonder if this $24M is appropriately valued.

Surprised they are not moving their retail store as well. It will be a welcome addition to the HBV neighborhood. Glad that the city addressed the crosswalk in that area — however still an area where speed needs to be addressed.

There have been a recent increase in thefts and petty crime situations in HBV.  I'm relatively new to the neighborhood, is anyone on this thread familiar with a Capitol District listserv or Facebook  group? Or a neighborhood watch / neighborhood association for the district as a whole or HBV?

It's not a developer. I think the person that purchased that house will live there, it just needs remodeling. I walked through that house this summer when it was first listed at about $220K. It was one of the cheapest renovations I've seen...new vinyl floors and laminate counter tops in the kitchen, there were different types of hardwood in each of the other rooms and the second floor was useless unless you were under 5 feet tall. I'm glad someone purchased it with a good vision.

I wish someone would do something with the three brick multi unit complexes that back up to that house on Monroe. One is listed on Zillow with a "Make me move" price of $185k.

 

Hey everyone. I've been paying attention to this thread for a while, first post here.  I'm the guy that bought 1023 Cheatham and I am planning on living in the house. I did a 203K loan on the house and am in the middle of fixing the house from "one of the cheapest renovations I've ever seen" (agreed, @think365).  I am hoping for construction and interior renovation work to be done in mid-January.  I'm trying to return the home to a more classic / craftsman style, nothing obnoxious. 

 

I had been looking at homes in East Nashville (where I lived for 4 years and have my office) for over a year and just happened to land on this property by accident.  I am excited to be a part of the Capitol District and to get involved where I can.
