  1. The Tampa EDITION has exceeded their RevPAR and ADR expectations.  EDITION was a troubled brand for a while due to launching during the GFC - they had a couple of hotels stumble initially - but they've found their footing and Tampa has proven they can really excel in secondary markets.  I think this hotel will perform very well when it opens.  The only high-end Marriott flag here now is the Joseph which, though an excellent hotel, has a different guest than the EDITION.

Concur with Smeags here. I don't have any insider knowledge or anything, but I certainly wouldn't count out a LH flight to Frankfurt or Munich, especially if no flights to CDG or AMS materialize. Nashville would fit well in their network. Another European option that would be interesting and feasible would be a Condor flight to Frankfurt, or even Berlin.

AMS (Amsterdam) is pretty much going to be off the table for new US cities in general with the Dutch government taking a huge chop to slots at the airport. So that's not really a factor hear and then you here about how CDG is just atrocious as a destination and also connecting airport.

You can look at the success of the STL-FRA Lufthansa flights as a good signal for the company to want to expand to other mid-size markets in the US, such as BNA.

Do not count out LH.  AMS isn't off the table, but is unlikely for the reason listed above.

I'm happy for the growth and the look of the new terminal, BUT the departure drop off and the arrival pick up is completely a disaster.  Twice in the last month I've taken family and the exit off I-40 is backed up to near the new Ferrari dealership and literally inches toward the drop off point.  To make it even worse, more and more people are picking up deplaning guests in the departure level which makes it even worse instead of the second level arrival area.  The new cell waiting area is off Murfreesboro Rd near the old Genesco building and this past Thursday after a near 25 minute ordeal to drop off family after hitting the back up on I-40, I finally went toward Murfreesboro Rd to avoid I-40 and passed the rather large cell phone waiting area....THREE cars were there on an incredibly busy Thursday.   Based on the current structure I really don't see a way to correct this issue as the parking garages and terminal have somewhat hemmed in the lanes to departure and arrivals. What a mess!!!

I am interested in this as well.  Does anyone know if the arrival and departure lanes/roads/ramps will be expanded once the "loop" is relocated farther away from the garages after Donelson Pike is moved?  There isn't a ton of room, but both the arrival and departure levels could be expanded by one, perhaps two lanes (see diagram below with area for expansion outlined in red):

It's 3.5 miles from  the terminal, but apparently it's only the temporary cell waiting area.

It is only temporary.  Not sure where it's going, but once the Donelson Pike relocation is complete it will be moving closer to the terminal.  It is very underused now, for good reason.  Totally inconvenient.

  3. Very interested to know if CLEAR will come to the south checkpoint.  It has been frustrating as a sometimes Delta, sometimes Southwest, sometimes AA flyer to not be able to utilize it recently.

Also, what's the latest on timeline for adding additional gates?  Every time I have been to BNA recently it has been absolutely jam packed to the gills.  The amount of gates we have just isn't going to cut it over the next few years.  Can they expand B?  Can they expand A?  What about that satellite concourse?

They will be using a large chunk of the park for construction staging. This was approved some time back. I saw it on either the Planning agenda or the Metro Council agenda. As I was looking at the fencing yesterday, they are taking a lot more of the park than I thought they would.

It is quite literally half the park.

Are there any plans for them to hopefully fix the (entire) park up afterward to compensate?  This is a major loss of space for such a long time, in such an important park in the area.

I have to ask - Who is going into 125,000 sf of new retail space? Restoration Hardware is moving soon, opening up a big chunk of space, on top of the already several vacant spaces. Even high end retailers are shuttering stores. I agree that GH Mall can survive, but the rents may drop a lot. I read that retailers are renegotiating leases with the warning, lower our rent or we're history.

I'd like a Crate & Barrel. They could take a lot of space in a new addition and would do well here.

The demolition is not exactly going as quickly as I would have thought.

Word from multiple sources is that Crate and Barrel is coming, so stay tuned...

From a more macro perspective, high-end malls like Green Hills have nothing to worry about for at least the next couple cycles.  There is nowhere else for luxury brands that want to be in Nashville to go.

I stand corrected, but no one will build a building without parking if they want anyone to live, work or visit retail and commercial space. As long as there are cars, there will be parking somewhere close, and this is a money maker for them to lease out space. Try this is some of the districts and the neighbors will demand parking, otherwise, people  that do not live in that specific area and visit will be taking their spaces.

Yes, exactly - downtown office buildings 20-30 years ago would typically have 1.0-2.0 spaces per 1,000 sf of office; nowadays there's no way you can get away with less than 3.5/1,000 at minimum.  The office market demands parking, and your building will be at a disadvantage in leasing if you don't provide it.

There are regulations in place in the CBD and redevelopment districts requiring a certain ratio of parking based on the number of units, the type of unit, such as 1,2 or 3 BR, and if there is a commercial and or retail element involved. It does not have to be a garage, but it would be cost prohibitive to buy enough land for a surface lot.

This is actually not true.  Go to page 80 of the Downtown Code, accessible here:

Parking Requirements • No parking is required within the boundary of the DTC.
