Here are the details on the Price Development project - 256 units
There are so many apartment developments being proposed for the G-town and ballpark area that it is hard to keep up with all of them.
I emailed Chris Benson at Price, he said he will send me a picture once they get a rendering put togethe.

AT&T U-Verse with Gigabit official coming to Nashville. I am also extremely confident that Nashville will get Google Fiber, which will announce later this year their city selections.

I saw that too. Glad to see this property getting a rehab. I am curious as to what will be going in though. The permit did not say what the usage was for.
I believe I read somewhere that the same people that renovated BowTruss want to combine the two existing buildings on the 311 parcel into one large building

How long until NES gets a broker to sale their parcel across the street from 11 North in North Gulch, may set a land record in the downtown core.

I got a chance to stop by last night, but I was late, I didn't see you. I saw Grant, but he was chatting people up before I ran into a neighbor who distracted me. The unit(s) looks outstanding, I really liked the first floor entertainment wet bar at 1236. The roof top deck was larger than I expected and adding the exterior kitchen will really make the outdoor space special. The premier finishes and technology built-ins are top notch as well.

Unbelievable how The Nations is changing. A wine bar on 51st would have been unthinkable 10 years ago.
Been going to Rumors for years (miss the 12 south location) but I have had an awful time the past 2 visits in East Nashville. New ownership (as of 6 months ago) updated and expanded the menu but I had to send the food back both times (once a steak, once some fish). Hope they get better in the kitchen as the staff is friendly and the outdoor seating is excellent. Never had any bad experiences in the Gulch.
A permit was pulled yesterday to renovate a warehouse building at 60th/California to include, among other uses, a microbrewery.
If I recall, no tap room though.

Hey folks, I thought you would appreciate a clarification directly from me. These homes have not been priced yet and probably won't for another 2 weeks. The west side of Rosa Parks Blvd is experiencing tremendous flux and fluidness due to being sandwiched between the ball park and announced plans for the NWML site just southwest of Hope Gardens and Historic Buena Vista. Avenue Real Estate's Karen Roach and Jeremy Pickens will have the listing for Trust Development, LLC for these two Row Homes and will work with me to finalize pricing in the coming days. I will update you as they go live on the MLS. Thanks for your interest.

Bezoar is 100% correct. I think we may even see something start happening sooner rather than later.
That location is the most prime, IMO, in all of Germantown. It's just screaming build on me and soon. Hill realty tends to be very deliberate in how they do things and I would expect a good bit of ground level retail. At least I hope so.
When I moved to Germantown in '10 I bought the condo at the corner of Madison & 6th, which was across the street from an old warehouse with bums squatting in it. Obviously Vista was built, and recently sold for $53.25 mm. It completely changed the block.
Once someone buys and develops the the lot b/t 4th & 5th, it will make the "Heart" of Germantown amazing.

These are attractive. Are there more of them planned on Scovel? (one might get that impression from the rendering)
The new address will be 1308A/B Scovel Street.
There is potential to add more heading west on Scovel (towards 11th Ave N). The property next door (left when facing the units) was acquired on 12/13/13, looks like via Quit Claim Deed, from one family member to another, and the house is old/bad condition. Property on the right was built in 05, small brick home.
I know there is a planned project at 11th Ave / Scovel St (Believe it is 5-6 units with garages).

I walked through Creason's project on Scovel:
The unit may only be 50 ft deep, but has a lot of windows on all 3 floors. Total open concept on 1st with a fireplace and 3 closets built under the stairs (Washer/Dryer, Powder Room, Pantry). 2nd floor looks like 2 bed / 2 en-suite bath + a laundry room. 3rd floor is another bedroom + en-suite bath with outdoor balcony on the back that runs the width of the units and is about 8 ft deep. This balcony has a spiral staircase that takes you to the 4th floor outdoor patio. A good deal for 300,000, and of most likely a new price per sq ft standard in Buena Vista.
Just spoke with Grant Hammond about these units, they will be listed at 375,000 on 7/21/2014. Units are 1701 sq ft...would be 220 / sq ft, incredible

And I can tell you from personal experience that property taxes in Texas are quite high, which are offset only slightly by the fact that there is not a sales tax on groceries. Much of that state's advance in municipal construction (schools, roads & rail, sidewalks, etc) is, no doubt, due to those higher real estate tax dollars!
This is true. Property taxes for a SFR DET with an appraised value of 280,000 in TN (Davidson): 3,600... in TX (Travis County): 8,000
