  1. Wow, I definitely had the Ward 4 southeast boundary screwed up. That's embarrassing. I'm not sure how I missed that, but I've corrected and re-uploaded it. Thanks for pointing that out.

    Great service. Thanks!

Duncan donuts on MLK opens the 16th. Free coffee all next week,

Excellent! I thought it looked very close.

  2. I believe it is already classified as Urban so more than one interchange per mile is now allowed. I could be wrong though.

An exit there would be incredibly good for the entire mall area. Rules be damned, this needs to happen. It would do for southbound traffic what has been done with the flyover. And even northbound from west Fayetteville.

  3. Some west Springdale notes. Not sure if useful at all.

Eye doctor next to Harp's in Tontitown has a sign posted that they will be moving to the new WM SC on Elm Springs Rd starting 8/13. Not sure of the accuracy but it would seem logical that the store would be open by then???

The Popeye's next to the Pilot near 49/412 has the sign on the building and signs for hiring. Looks to be a few weeks from opening at the worst.

The property of the old Mary Maestri's is being cleared and prepared for building. My uneducated guess is it will be a strip mall or similar being built by Brett Hash. I have no inside information but it seems logical. I wish it was a Neighborhood Market or Walgreen's.

Across the street in an old tire and auto place is now something called Naviyan, which appears to be some sort of home interior store but doesn't look to be open all the time. Google has failed me on this. I have no idea what it is but they've done a lot of work.

  4. Assuming you are talking about 56th street, and it is going to be improved at Don Tyson to include a roundabout, hence the stop sign currently.

Thanks. Wasn't aware. I assumed something would change because it's not reasonable for high traffic.

The half cloverleaf design was used because of the old landfill under I49 just south of the interchange. They didn't want to put the ramps over it. That stretch over the landfill has caused many accidents over the years. Hopefully when the widening project comes through they will fix that once and for all.

Ah! Lived here since 85 and never knew what the problem was with the dip there on 540/49. I've always been baffled they haven't been able to create a level surface.
  5. Not sure if this belongs here or the I-49 thread but ... The new Don Tyson interchange is great but can someone explain why they did the on/off ramps the way they did with left turns required from several directions? For example, if you are coming from the north to Arvest Ballpark you have to go through a stop SIGN to turn left. Not even a light there (yet?). At least there is a light on the east side of 49. I assume there is a logical or logistical answer to this but it seems like a huge waste to have 49 tied up and not do this interchange properly.

Also, while they were at it they should've extended the 412 offramp (northbound at least) down the road a bit.

  6. the land adjacent to the Pilot was purchased by the franchisee for Popeye's Chicken. Assume that is what is under construction.

The Valero was purchased by an investor group. Appears they are trying to sell or develop for profit.

Great. Thank you. Was hoping you would see my post. Appreciate it, as always.

  7. I thought I had seen something on this but can't find it now. Anyone know what is going in just west of the Pilot on 412/49? It's directly in front of a vet clinic and looks like a fast food place.

Also, 412/112 old Valero station had appeared sold but a new for sale sign is up. Anyone know anything?

  8. Marinoni / Capstone project is cancelled.

I got this in email with no privacy disclaimer so I hope it's okay to post. Delete if necessary.

    ...

    FOR IMMEDIATE RELEASE:

The Marinoni family and Capstone Properties have terminated the contract for the proposed development on our property.

Ultimately we were not able to come to agreement on who was paying for all the extra costs imposed on the project.

The family will be bringing forward a request to the City to drop connections that would funnel traffic thru the neighborhood to the east, as is proposed in the Master Street Plan. We hope the neighbors will join us in that effort.

We will look to come to an agreement with the City of Fayetteville and the neighbors to the east regarding connectivity and access prior to the next proposal for development.

    Sincerely,

    Mary Sue Shaw

    For the Marinoni Family

  9. Answer me this IS, Isn't this the same ward that voted in Ms. Streamside Lewis so she could pad her eviro credentials on her resume and split town soon after and now Sarah Marsh, who I here is getting married and moving off. Both big trail proponents while the needs of sidewalks and stuff in this area received scant attention? I ask cause you mentioned how dangerous it is to walk the area already. How bout quizzing some or your prospective aldermen on their plans of longevity in the hood.

I've only been there about 8 months and don't know the history. Sidewalks are currently being built on Sang and Halsell and one is planned for Thomas. Those are the only ones I know of but there may be more planned.

A neighbor told me that years ago people were against building sidewalks in that neighborhood so they didn't get built. The tune is much different now and that's a good thing, IMO.

  10. Last I'd heard (and this may have changed) was that the city is going to expand 8th street to 5 lanes from I-49 to I street.  This is the street adjacent to the north boundary of the fairgrounds property, which would give them the access they need.  This project has been in the planning stages for years, but I've heard the property acquisition has begun, so they should make it a priority soon.

It's going right through the WM ISD parking lot. Temperature controlled tunnels under the road for employees. I can't imagine what a cluster it's going to be. It's already been a mess there due to them adding another floor to the main building.

  11. Local media reported that a resident that has lived on Sunset Drive for 50 years sent a letter to planning commissioners stating, in part, "have been kept awake until the wee hours by out of control parties and wandering inebriates. The thought of what will happen if 300 to 700 more students are imposed on the neighborhood is terrifying."  This and the common use of students as scapegoats is what led me to make that observation.

Fair enough. I had not read that. I'm on a neighborhood email list. This topic, as you can imagine, has been beaten to death. Unruly kids has not been in those conversations, at least none that I recall. It's all been traffic related. That's where my opinion is from.

I will say that the neighborhood in general doesn't like the student renters in the neighborhood, so that opinion from the article doesn't surprise me. I have students next door on one side and several across the street. With one exception where some fireworks were shot off after a football game, I've had no trouble with them at all.

For my own sake I hope this property doesn't get built. The neighborhood has a lot of seasoned, grouchy people, but I'm in agreement with them about the likely increased traffic. It's already dangerous enough and will only get worse.

On a separate note, I heard the fraternity house on Markham/Thomas is going to be razed due to structural issues and won't be rebuilt. Probably another parking lot will be put there lot 73 will be expanded. Anyone else hear about this?

  12. Tell me what type of development would not increase traffic and would be OK with the bordering neighborhood. I have a feeling most would be against most everything that's realistic.

wmr said it better than I could.

As devil's advocate, there are types of development that would not drive the majority of their traffic through the neighborhood Iron Scott described.  If it were just a traditional housing development, a lot of the morning and evening traffic would be heading to and from I-49 north as commuters to work.  With student-oriented development, its basically going to function as off-campus dorms, and so its legit believe that most of the traffic from that development will be to and from campus, via Cleveland/Sang.  I'm not saying its a good enough reason to deny it, I'm just saying that's why it being student-oriented is more troublesome for that particular neighborhood.

  13. Connectivity is important no matter what is built there. It seems that most of the opposition is because it is "student" housing and the opponents are using the stereotypical accusations of unruly behavior to make their arguments. Regardless if it is student housing or aimed at the general public development there will increased traffic through the neighborhoods and this particular design will do so less than most student housing being developed in the city. This design also seems like good transition between the neighborhoods and a commercial area further towards Wedington.

The opposition is primarily due to the increased traffic through the residential neighborhoods between Sang and Razorback Rd. The infrastructure is not built for the increase this property will bring and anyone with sense knows that students are going to flood those streets instead of taking Wedington to Garland.

I will add that my house is in the affected area and I have heard from many (>10) of my neighbors. Not a single one has mentioned unruly behavior as a reason for the opposition. It's a traffic and safety issue. You can't walk on most of those streets right now without risking your life and it will become unbearable if this happens.

  14. I don't think so.  The strip mall is being put in to the East of Guess Who.  Plus, this lot doesn't look big enough for a strip mall.  Looks more like the size of of lot you'd see for a dine-in restaurant.

Ha ha. It was a joke as you seem to hate strip malls ;)

  15. I can't imagine going to the WF for a year or so after it opens. It. Will. Be. A. Cluster. F. I do wish they were building west of 540 but that's a minor nit. Maybe ONF will get a clue and get their prices in line. WF coming here is only a good thing for the city and region. It will be a profit maker.

Pei Wei would be awesome. I lived in Dallas for a while and loved PW. Nothing like it exists here that I know of.

I don't really care if we get Chuy's or PFC or another big chain in FYV but it wouldn't bother me, either. We have a lot of unique places here. The big gaping hole, IMO, is MLK (south UA) area. There is almost nothing not fast food. That Marinoni area sure would be nice for some solid restaurants.

  16. These may have been mentioned but I don't recall seeing them. Two developments I have questions about. Really just wondering what they are.

    1) corner of Nettleship and Eastern. Looks to be a good size multi-unit housing development. At least I can see left when turning on to Nettleship with all the brush gone.

    2) corner of Sang and Halsell. Some serious clearing going on here. I assume it's an individual house but I guess it's possible to be an apartment. Anyone know?
