Anyone know what's going in where Ruby Tuesday's used to be at 14th and Walton? Speculation seems to be it will be a Raising Cane's. Just wondering if that can be refuted or confirmed.

Firm based in Dallas bought it. http://talkbusiness.net/2017/03/texas-developer-buys-vacant-ruby-tuesday-property-in-bentonville-for-2-15-million/

Doesn't look like anything firm has been announced yet.

  2. Some of the new lanes on I-49 are finally opening tomorrow in the Springdale and Johnson areas. I don't know what their criteria for opening is but it has been a ridiculous amount of time since the paving and striping has been completed. The new asphalt is already faded and they are just now opening. This project is a nightmare for motorists but the highway dept would buy some goodwill by opening more of the completed lanes. It would also help if they didn't shrink existing lanes and put the barriers so close to make it a danger zone to drive through but that's another story.

Common Grounds is closing on Dickson, but the building has been sold to a "very successful business".  Anybody heard anything?

Someone mentioned Whataburger in the comments section but who knows if that has any credibility. I do recall reading when Whataburger builds in a region they plan at least five restaurants and they are at four now with the uptown one being built.

Since funding for roads is still going to be primarily funded via fuel taxes and this state is so adverse to the benefits of toll roads for funding important limited access  roads like I-49 from Ft. Smith to Texarkana or even a Turnpike to connect Harrison  east to US 67 with a 4 lane limited access. Would a variable fuel tax work. Raise the tax rate when prices are low and it encourages more usage and it lowers in time of excessive prices with a less flexible/more fixed  rate for diesel and LNG because it's more commercial in usage. I won charge Hybrids and electric  cars a fee at time of tag renewal to make sure they were paying their fair share of road costs since it's not captured at the pump

I would much rather see toll roads than more taxes. Pay for what you use seems to be fair. Don't you think we are taxed enough?

With your plan will taxes go down when gas prices skyrocket? I'm guessing not.

This is where Springdale is screwing up. All of this development before the overpass issues are addressed. It's next to impossible to right right on Elm Springs when exiting off 49 northbound and the line to turn left on go north on 49 is a complete mess.

Agree. They should've addressed this when the WM was being built. At least there is a light on the east side now but it is still a mess.

  6. they bent over backwards for Walmart's NM on 6th Street and didn't force this on them. So we got a parking in front, box in back there. I wonder if large donations  by the Walton clan for Kessler Mountain had any influence on that lack of resistance.

Who cares? Really, why is this that important? And even if it is important and the donations made a difference, then good. It is much better than the other Petty bullcrap we constantly deal with. This is a city ready to explode with growth but the leadership here does little but stifle it. I love the UofA and the funkiness of Fayetteville but the politics and taxes and "nimbyness" here drives me freaking crazy. This could be an incredible city but at this rate it never will be.

On a separate note, I noticed that the area where the new Whataburger is going in on Joyce is currently being demolished. I expect the new store to happen quickly now. I guess Sue couldn't stop this.

  7. Yeah, we need more taxes, like the ones Fayetteville and Bentonville just passed without a vote of the people. I lived in a Dallas suburb for 6 years in this decade and the rates there were less than here. How does that work?

I'm sick of the crying by mismanaged governments. Don't even get me started on the length of time it takes to build roads. Even with money we won't see 49 finished for 50 years at best. Politicians and construction companies are getting rich off the public's dime.

I love this state but hate how it is governed.

  8. Along thaT vein, the population trends show that Fayetteville is still growing and shouldn't continue to be shunned as it has been recently in most retail and full serve restaurant cases. I've maintained that Mission and Crossover is prime for a BWW/Applebee's type place.

Still shocked there's no Cheddar's I would love some of the Pappas chains from Texas up here.

Any of the Pappas banners would do well but Pappadeaux would absolutely kill here. There is nothing like it and it's incredible.

  9. I have purchased a couple vehicles from Jackie Cooper in Tulsa. My salesman told me that the ownership has definitely considered opening a Lexus dealership in NWA. I got the impression that they haven't found the right property for what they want to do, which is likely a multi-brand dealership requiring a very large piece of land.

Infiniti would be great here as well.

  10. I think it is a bit "tacky" that they put their pumps directly behind Casey's. They almost appear to be part of Casey's. I am not a WM hater or anything, just seems like dirty playing to me.

I haven't looked close enough to see where the pumps were going in but I also don't know who was first with the plans. Could be that WM had their plans first and Casey's came in after. Just playing devil's advocate. WM is not always the evil empire that many make them out to be.

  11. I can't imagine Lululemon in Fayetteville anywhere other than right by Whole Foods.  Does Lululemon have any other locations that are outside of mall locations, whether outdoor or in?  And IMHO, neither the NWA Mall in Fayetteville nor even the Promenade in Rogers has shown the ability to retain higher-end retailers.

The one in Tulsa is in a stand alone building but that's the only one I've personally been to that's not associated with a mall or shopping center.

  12. Have heard they are looking on Dickson, though Whole Foods makes much more sense...

My wife will be so excited if that happens. Our bank account, not so much.

I think either location would succeed. With Dickson you get the yoga crowd and all the college girls. Whole Foods location would be more of the soccer moms but WF alone would drive traffic there. We've been to Lululemon all over the country and there isn't a consistent reasoning with respect to location. It would do great in Fayetteville at either location mentioned.

  13. Expansion of WRMC...

Interesting. Thanks. Seems like a prime spot.

AFAIK its the four-laning eventually up to Maple on the campus.  Is there something else going on there?

The University owns a few other properties west of that intersection which are supposed to be scraped and replaced with landscaping.

I think this first phase is just to Leroy Pond but I may be mistaken. They sure do seem to be taking their sweet time the last few weeks.
