  1. ^Yeah it's doesn't seem like that long ago.

     

    I remember when I first saw the Shaw Center. My dad used to work in the Indigo Hotel building so I remember we used to walk over and look inside the empty Auto Hotel building. When his office moved we didn't go over there for a few years, but since I was younger and didn't have as good a sense of time, it seemed like when I next saw the site, the Shaw Center it had popped up like magic on it. :lol:

     

    I remember eveyone was so excited, we finally had something in Baton Rouge. I wonder if people got excited when they built the old and new State Capitols and or first "skyscraper".

    Apparently they were.

  3. ^^Clearly too young to remember the one on the corner of Corporate and Energy. There is one in Barnes & Noble, but that's not the one I'm talking about. There was a stand-alone location not 200 yards away. 

     

    About 5 years ago they closed a total of NINE Baton Rouge Area stores (and more than 600 others elsewhere)...they expanded aggressively in the years prior to the recession and scaled back when people started to cut expensive coffee out of their budgets. 

    Oh, okay, that makes sense.

  4. It's a wealthy neighborhood. Cheapest homes are in the low 300k$. It will be nice but let's not make more out of it than it is IMO.

    Stop being such a negative nancy...gosh. Does not matter how expensive the homes are, just be happy it's actually being built.

    Yes, for the sake of development I would. That's how much I care about downtown development, I would let a company rip me off so Baton Rouge could become a bigger city. 

  6. Oh thanks I forgot about those...I think a few more top notch anchors are all Downtown needs. After that just let it go and grow into something of it's own.

    You mean like TIFs? We've been doing that already, and we can't afford to keep it up. If we keep going down that road, our government won't be able to afford to provide basic services to the taxpayers. 

    Something like that, maybe selling blocks downtown for cut prices to make it very affordable to build there. 

  7. I was thinking this EXACT thing. Baton Rouge is trying to steal L'Auberge, and St. George isn't? Ha!

  8. You act as if Baton Rouge can wave a magic wand and create companies downtown

    I know that we can't I'm just saying we need to create some type of tax cut that tempts companies or 'anchors' to come downtown. From something to small to something larger, we need 'anchors' that create a reason to be there, if we don't have more 'anchors' downtown then it will be filled with empty apartments. 

     

    Anchors to me are companies, shops, groups, theaters, or the likes that generate strong interest in a specific region. 

  9. Of course some brave souls like to travel via bike like the poor fools who trek up Perkins. But the layout of BR, the weather and whatnot just don't make it hospitable. Recreationally? Sure. But if you were to spend 50 million of bike paths from one end of the city to the other that would not solve any issues that affect transportation.

    I agree, if anything the more dense areas in the city will see some type of biking to work. Personally I would not ever ride my bike to work in the city, even with these 'improvements' I would rather drive or take public transportation. 

  10. I don't think this is a reaction to IBM. Most proposals are pretty modest in their unit numbers, so we won't have any massive building soaking up the market. But I agree wholeheartedly, we need many more good paying jobs downtown. The IBM building could be a small catalyst to attract some other companies. It shows them that if they can trust the location, other companies can too.

    Well we also have to remember that the state has shelled out millions to get them here, so for tax payers sake I hope that IBM is the catalyst they hopped for.

What I meant is I am scared that we over-build with the expectation that IBM will create massive interest in living downtown, then this expectation is not fulfilled and Downtown has a bunch of empty apartments that eventually shutter and bring us back to square one. We need to start getting more companies downtown, not hotels and apartments.  

  12. They are going to redevelop the building itself, not the lot. We won't have a high-rise in Baton Rouge for a while, I'm guessing 10 years.

    This great news, with all this residential coming on line I hope they aren't overbuilding.

    That's what I'm scared about. I'm scared that the IBM news is being taken too far and Downtown is going to suffer.

    A prime piece of downtown real estate—the Maritime One building at the corner of River Road and France Street, adjacent to the Belle of Baton Rouge casino—is under contract for an undisclosed price, and could be redeveloped for residential use. Doug Ferris with RE/MAX First, who represents the New Orleans owners of the property, says he cannot disclose the buyer or discuss any potential plans for the 35,000-square foot, three-story building. But given its location on the riverfront and proximity to the IBM tower under construction nearby, he says the possibilities are exciting. "The potential for residential is very strong," he says. "But it could be many things. It is going to be really neat." The brick building, which was listed for $1.3 million, was originally a warehouse and, in the 1980s, was part of the Catfish Town mixed-use development. In the 1990s, it was used for office space and for a time housed the offices of LED. It has been vacant for several years. Ferris says parking has always been a problem with the property, but he suggests the buyers have a solution in the works. The deal is expected to close in the next 60 days. —Stephanie Riegel

    I was about to ask if people thought the Catfish Town development would have survived today, anyways this is exciting! Hoping for a high-rise!

  14. The movie/tv industry in California will never really leave because that's where the huge tv/movie studios are and that's where the actors live. Film production on the other hand is a different story. It's not in a company's financial interests to film in California. Too many taxes.

    Absolutely nothing you said makes any sense so I'm going to pass on this. You clearly don't know what you're talking about. I know you think you do but it's obvious you don't.

    Really? Look I have read some of your comments from years before I joined and you seem like a pretty cool guy. May main problem is why do you consistently say i have no idea about what I'm talking about? You asked me for proof of lawmakers trying to fix the schools, read the advocate it's all there. Next you mentioned the whole film industry thing, well the states industry has been growing since 2002. Now it's going faster and is showing no signs of stopping, at this point we are in direct competition and war with California. The last thing I talked about was how we needed more sensible people in government, we have lacked them for a while and it's getting old. So many of the problems we face now could have been avoided years ago. Now our politicians need to be smart and correct those mistakes be doing the following:

     

    1.) More incentives to get more film out here

    2.) Fixing of our school system in the city

    3.) Improving state-wide infrastructure

    4.) Working on increasing state industries (agriculture mainly)

     

    With those four improvements a lot of change would be visible in the state and city. There did that make sense?
